I couldn’t be happier with the service provided by Alex. They were willing to price match a quote from another company and Alex went above and way beyond to take care of our system and even trouble shooting an issue that wasn’t his problem. He wanted to make sure everything was perfect before he left. Additionally, it’s rare to find someone so professional in both their appearance and customer interaction and someone who communicates so well. Upon completion of my thorough evaluation, I tested all of the electrical on the inside unit. All tested within manufacturer specifications. There was some growth build up on the wiring of the blower motor. Filter did not need to to be changed at this time. 20x20x1. I tested and treated drain line with total c and water. Drain does have some build up in it but is draining as it should be. Supply temperature was at 48.degrees. I proceeded to the outdoor unit. I tested all the electrical components. The capacitor was testing below manufacturer specifications at 42.2/45 mfd. All other electrical components tested within manufacturer specifications. I rinsed the outdoor unit with water at today's visit. Unit was cooling upon departure.
Upon arrival, I discover the system in cooling with zero air coming out of the registers. I located the indoor unit. The system is frozen from the evaporator all the way up to the compressor. The compressor is running hot not allowing it to freeze indicating that there is an issue with the refrigerant. We will need to return tomorrow after it has time to thaw. I informed the property owner that getting towels under the system can help prevent potential water damage. Also, I told the property owner to tell the tenet to leave the system off because it will freeze again.
I performed a single cooling maintenance on a 2017 heat pump system. I checked amps, capacitor, filter, electrical, cleanliness, drains, and safeties. During my thorough evaluation, I discovered that mechanically the system is performing well. I observed that the indoor unit is in need of some cleaning. Customer declined cleanings during the visit and does not want to perform them. System is cooling upon departure.
I performed a 2 system cooling maintenance on 2018 heat pump equipment. I checked amps, filters, electrical, cleanliness, drains, and safeties. During my thorough evaluation, I noticed that the evaporator could use some cleaning. I spoke with the homeowner about options to help with respiratory issues that are being experienced. I offered to install Airscrubbers on the systems. Customer asked me to take a quick glance at the mini split. The mini split is having an issue. It is outside of warranty. Customer wants to watch the mini split before having it service. With past experiences with these mini splits, It appears that the thermistors are failing. A service call will be needed to fully determine the issue.
Zoned Cooling System Upgrade – Scope of Work Current System Condition The home currently operates on a single thermostat located on the first floor, which controls the entire two-story system. This creates a significant imbalance in comfort, particularly upstairs, where temperatures are consistently higher. This issue is primarily caused by: • Lack of independent temperature control for the second floor • Heat naturally rising and accumulating upstairs • Inability of the current system to distribute airflow based on demand ⸻ Proposed Solution: Custom Zoned Cooling System To resolve these comfort issues, we are proposing a complete zoning upgrade that will allow independent temperature control between the upstairs and downstairs areas of the home. ⸻ System Design & Modifications 1. Upon arrival home owner stated that she came into her laundry room and found standing water. Stated the technician that serviced her ac unit was back behind the washer. I explained to her that we were insuring the drain line was completely cleared. I found the drain hose for the washer to have been left out of the drain pipe. Returned drain hose to the drain pipe and tested the washer to make sure it was draining properly. We are providing the client with a floor fan to help insure all the water is cleaned up and dried.
