Upon arrival, I invested reasons for a smell to be produced on a system that is from 2024(only in service for 1 year). The system is zoned. The ducts are mostly designed right for optimal airflow. The fresh air seems to run frequently. I unplugged it to reduce the amount of hot summer air meeting the cooling indoor air. I advised an air scrubber be added into the system to help with smells and treat the air.
Upon inspection, the condensate drain line was found to be clogged, preventing proper condensate drainage. The safety float switch is shutting the system down to protect the equipment from potential water overflow and damage, causing the outdoor condensing unit to turn off. Our service will include: • Purging the condensate drain line to remove the blockage. • Flushing the drain line thoroughly to restore proper drainage. • Verifying the condensate flows freely through the drain system. • Testing the condensate safety float switch to ensure it is operating correctly. • Running the HVAC system through a complete operational test to verify normal system operation after the drain line has been cleared. Once the condensate drain line has been properly cleaned and flushed, the system should operate normally, allowing the outdoor unit to run without interruption.
Upon arrival I found the emergency drain pan was full of water. Float switch was tripped so I cleaned out drains and vacuumed out all of the water. Tested drain line with a gallon of water system is draining. When thermostat came back on, I turned system to cooling and noticed that the outdoor unit was running, but the indoor blower was not coming on upon further investigation. I found that the breaker in the breaker panel was tripped not allowing the blower motor to come on I set breaker and panel and system system came on. System is running properly at this time. I let staff know that they may need to get an electrician to take a look at that weak breaker.
Upon completion of my thorough evaluation when I was testing the drain lines with with water, it was starting to back up in the funnel and was drain but extremely slow. This indicates a the drain line being almost fully clogged. Also there is no blow out valve. By adding the blow out valve it allows for easier access to clear the line. CLEAR DRAIN BLOCK - USING NITROGEN ONLY LEVEL 2 CONDENSATE DRAIN LINES NEED TO BE CLEANED OR THEY CAN CLOG WITH ALGAE AND DEBRIS Includes shop vacuuming when necessary. Also installation of a Quickblast PVC fitting, which improves accessibility for future maintenance.
Upon arrival, I observed where the water was dripping from. The drain line is not clogged. The only way water could be produce is from the hot attic air reaching the metal duct. Jesse suggested increasing the blower speed. With the trane app, we increased it from 50 to 70. Customer is going to monitor over the weekend and report what he is experiencing.
Upon arrival, I found that 24v wire at the condenser not connected. The roofing contractor informed me that a shingle fell and landed on it. This caused the fuse to pop in the attic. I connected the wiring and replaced the fuse. The system came on and began cooling again. The system is R32 refrigerant from 2025.

Service Summary – Miss Lowe’s Residence Performed a thorough diagnostic evaluation of the HVAC system after the customer reported operational concerns. During the inspection, it was determined that the primary condensate drain safety switch had become clogged, preventing the outdoor condenser from operating properly. The condensate drain line was found to be heavily restricted. The following corrective actions were completed: • Cleared and flushed the primary condensate drain line. • Tested the drain with several gallons of water to verify proper drainage. • Treated the drain line with Total C to help reduce future buildup and maintain proper condensate flow. • Verified normal operation of the condensate safety switch after cleaning. Additionally, a full refrigerant performance evaluation was performed using manifold gauges. System pressures were observed to fluctuate, which is consistent with the customer’s reported performance concerns. Recommendation: Based on today’s findin
The drain was full of zoogloea algae causing water to divert to the emergency drain pan. I received approval to do what I needed to do address the issue with minimal additional water damage. I had to remove 10 gallons of water (2 loads of a 5 gallon bucket) and clear the drain. System is draining and ptrap is primed upon departure.
