Preformed system maintenance on 12/2021 Trane gas furnace and air conditioner. You need to operating within perimeter of manufacturing specs.. filters are clean, pay motors, clean coils, clean all capacitors are within range. No recommendations at this time..
For maintenance filter looks good and readings across electric heat strips and blower motor all good outdoor unit working as it should coils on condensing unit a little dirty rinse with water to clean. My only concern would be there is not enough return air. Return filter grill is 16x20 With a 14 “ duct with no Plenum unit is just end caped. Recommend adding return Plenum and possibly adding a new return altogether to help system run efficiently as designed.. The unit does run an operate as it should.is just not to the Full potential designed by manufacturer. need to add a return Plenum and new 14 inch return duct with a 20 x 20 return grill.
Replaced the sensors on the outside condenser unit. The suction and discharge sensors. Watch system run for 15 minutes to make sure everything is properly function. Everything is all good mechanically.
Customer mentioned unit wasn’t blowing hot air just cold when I arrived checked unit fan motor was operational filter was dirty recommended replacing 16 x 25 x 1” notice board for pressure switch lockout confirmed pressure switches starting to stick closed. Need an estimate to replace Pressure switch is it beginning to stick close?
Scope of Work The customer required the installation of toilet exhaust fans in all restrooms. Description of the Installation 1. Provided three 80 CFM exhaust fans in total. 2. Electricians installed two exhaust fans with integrated lights at the center of each fan. 3. Installed 4-inch ductwork for all exhaust fans. Sealed all connections with mastic to prevent air leaks. 4. Extended 4-inch ductwork to the roof. 5. Cut a 4-inch penetration in the roof and installed a roof vent. 6. Applied roofing materials to seal and waterproof the connection to prevent any water leaks through the roof penetration. Warranties on the Exhaust Fans • One-year manufacturer warranty. • One-year labor warranty. Dryer vent front of the house. Customer contacted has a dryer vent mounted on the side of the house. Scott, the customer has requested for the dryer vent to be extended so he can pour concrete the area where the dryer vent is coming out of the exterior wall. Made recommendations Bes
The heat pump is still throwing a fault code periodically during heating cycle. Replaced the sensor and the code is still present. Carrier tech support stated that the next step would be to replace the control board to rectify the issue.
Gas valve pressures needed to be set. Set pressures on the gas valve to manufacture specifications and system is running and operating as it should.
Customer would like to hold off on duct cleaning because she plans on demolishing walls inside of the home. The system has hard pipe duct work. The bearings are worn out on both the inducer and blower motor. Customer would like pricing on installing an attic ladder and to have all work done at one time for one processed payment. I informed the customer to give us until the end of the week to send her over pricing if we are willing to install an attic ladder.
Performed system maintenance everything running as it should notice a little buildup of debris and dirt upon fan motor & coil. Recommend pulling and clean blower wheel & cleaning evaporator coil in place. Was also able to hang 2/ducts behind system for better airflow to accommodate homeowner satisfaction.
