Arrived on site, homeowner recently changed filters after they had noticed an issue. Coil was freezing up and float switch was tripped as well as a breaker. Measured refrigerant pressures and found them to be within manufacturer specifications. Allowed unit to run for over an hour and unit gave no indication it should be freezing as vapor saturation was over 40 the entire time. Supply temp was 51. Attempted to recreate the issue by blocking returns and noticed vapor saturation did come down, but homeowner stated nothing would have been blocking those vent as everything was left as it was. Checked damper motors and they were both opening when they should. I did observer a very dirty evaporator coil. Advised homeowner this could be the cause of the freezing in conjunction with the dirty filter. As this would restrict airflow and cause the coil to get colder than it should and freeze. Arrived on site, replaced thermostat wire to Trane unit and ran new conduit from the outdoor condenser to the exterior wall. Disassembled and chemically cleaned outdoor Amana coils photos included. Replaced capacitor and filter on Amana unit. Could not replace filter on Trane unit as the filter currently in the unit was labeled wrong so both filters are Aprilaire 210.

Arrived on site found unit shut off since yesterday. Turned thermostat down to call for cooling. Indoor blower motor is blowing but out door unit is not coming on. Tested control voltage and found 24v at outdoor y1 but contactor is not pulling in. Upon further inspection it was found that the outdoor unit was tripped on high pressure lockout. Reset lockout and tested fan motor. Found bearings seized and would not rotate with power. Capacitor was also testing low on both compressor and fan side. Also noticed outdoor coils are extremely dirty and plugged. This restricts airflow over the coil and can cause refrigerant problems if left for long periods. Homeowner approved condenser chemical cleaning, capacitor replacement, and outdoor fan motor replacement. Replaced capacitor and lubricated fan motor to get it up and running for the time being. Advised homeowner this is not a permanent fix and that the motor will seize up again its just a matter of time. I was unable to rinse condenser as

Performed drain line unclogging by blowing out with nitrogen and vacuuming p trap. Performed condenser chemical cleaning by disassembling outdoor unit, treating with chemical and rinsing with water to remove all stuck on debris and oxidation.

Arrived on site, tenets wanted me to replace thermostat with customer provided thermostat. Customer stated high voltage breaker was tripped. Checked voltage at thermostat to verify the thermostat was bad and found no voltage. Found light switch to furnace turned off. Flipped switch back on and blower came on with out issue and thermostat was providing a cooling call to outdoor contactor. At the outdoor unit I found the capacitor was wired wrong and the after market fan motor was spinning backwards. Condenser was also completely blanketed in cottonwood. Provided estimates for condenser cleaning and wiring repair. Performed wiring repair and tested unit cam on without issue and fan motor was now blowing out the top of the unit. Tenet washed the condenser themselves while I was on site. Measured refrigerant pressures and found them to be low. Advised homeowner that we no longer carry R22 refrigerant and they would need to find someone else to correct the charge. Measured 23 degree split

Customer requested a quote to replace outside of warranty indoor coil. After initial diagnosis and visual inspection, I found slab coil leaking and in need of replacement. Best way to do this and minimize transition work would be to replace slab for slab. Provided quote for replacement to include membership to get value pricing. Emailed estimate. Customer informed me he received a quote from a guy for $2800 but I don’t think it includes a new filter drier or refrigerant top off. Customer will discuss with wife and get back to us.

I performed an air quality test. The air advice was having difficulty finding service. I tried various areas in the house. The customer stated that AT&T has poor service in the area. I managed to get the system to run a report without cell service. We will need to get service on it back at the office to get the report to upload to send it via email. I asked the customer if they would like me to inspect the cleanliness of the system, and they declined the service.

Arrived on site homeowner had water come through the ceiling directly below air handeler. Observed water spilling out of secondary line. Tested and found found primary drain line clogged and emergency drain pan full of water. Water on the ceiling could not have come from an overflow as secondary drain line is draining well. Found water inside blower cabinet. Upon further inspection it was found that there was water coming steadily off of insulation of return plenum on back side of unit. Poured water into primary drain pan and observed water leaking out of primary drain pan. This confirms there is a crack in the emergency drain pan that is allowing water to escape the condensate drain. Advised homeowner primary drain pan will have to be replaced in order to full stop the water. Advised that unclogging the drain line will cause less water to leak out but some will still make it out. Informed homeowner that coil pan should be arriving on Tuesday.

Upon arrival, I discovered no power to the control board or relay board. I opened the system and found that the 3amp fuse was tripped. I quickly located a wire that was caught in the blower. I removed it and tested the system to find it fully operational. I patched and secured the wires to prevent the issue from returning.

I performed a 2 system cooling maintenance on 2015 propane gas systems. I checked amps, filters, electrical, drains, cleanliness, safeties, operation, and rinsed the outdoor units. I revisited addressing the rusted supply plenum for the master bedroom unit and surge protection for the equipment. I observed that the emergency drain pan for the master bedroom unit is becoming compromised with rust beginning to appear on the bottom side. I built options to address these concerns at the time of service. Customer had to leave before I could go over the options. Customer approved the replacement of the plenum over the phone and would like it done after the 23rd.

I performed a single cooling maintenance on a 2020 dual fuel system. This system was brought into service in 2021. It is zoned and communicating. I checked amps, filter, electrical, cleanliness, and safeties. Due to the equipments past history, I advise adding a surge protector in the attic to prevent damage. Office sent error to me that I was not seeing on this unit found den unit displaying error for amient temp sensor. Reviewed outdoor wiring and found sensor chewed by rodents.
