Exhaust pipe for be toilet room is crushed and broken. The only part where the air could flow was covered in insulation. Customer approved cutting apart the vent to open it back up and secure it with metal tape. I provided a service agreement pamphlet to the customer upon departure.

I performed a cooling maintenance on a 2017 zoned heat pump system. I checked amps, capacitors, filter, electrical, cleanliness, drains, safeties, and rinsed the outdoor unit. During my thorough evaluation, I determined that the system has a couple issues. The primary drain line is having a slow drain issue, the outdoor capacitor failed testing due to out of range charge, the compressor is starting with a high amp load, and the outdoor unit is in need of a deep cleaning due to stubborn debris and oxidation. I made the customer aware and presented options to address these issues at the time of service.

I performed a single cooling maintenance on a 2021 zoned communicating Amana heat pump. During my thorough evaluation, I did not discover any mechanical issues that needing addressing. However, I did discover that the outdoor condenser coils is damaged and needs a chemical bath to remove oxidation. I provided an option to address these two areas of concern during the time of service. Customer elected to perform the coil combing and algae stick. Customer would like to schedule next week and time does not matter.

2011 furnace and condenser carrier outdoorHomeowner complained system was not keeping up the way it used to. Turned unit onto cooling and checked refrigerant pressures. Pressures were very low indicating there is a leak in the system. I could not see any obvious leak in the outdoor coil or service valves meaning it is likely in the attic evaporator coil. Advised homeowner we would need to charge for a leak search in the evaporator coil to confirm but it is more than likely that this is where the leak is. Found capacitor dated from 2011 and is liable to fail at anytime. Outdoor condenser coil is very dirty and could have contributed to the leak. Notice ductwork in attic was missing insulation. Also found gas leak in downstairs unit’s furnace. Shut off gas and informed homeowner. Blower wheel is extremely dirty and in need of chemical cleaning. Advised homeowner that this coil is not under warranty and 410a equipment is being phased out. This makes the coils difficult to obtain if we can

Performed 4 system cooling maintenance on gas equipment. Checked amps, capacitors, filters, drains, cleanliness, and safeties. Left side downstairs unit needs a capacitor replacement due to it beginning to fail. This part is responsible for starting the outdoor unit. Right side upstairs has an emergency pan that is rusting through and will likely cause water damage. Highly advise replacement before damage occurs. Right side downstairs unit needs a return duct to be supported. This causes an air restriction and will result in equipment damage. All of the units need blower wheel cleaning to remove strain on the motors. This can lead to motor damage. I emailed all of the estimates over for review and all systems are cooling upon departure.

HVAC Comfort & Performance Evaluation Summary Customer Concern: The primary concern is the master bedroom being extremely hot, humid, and uncomfortable compared to the rest of the home. The customer explained that this room does not maintain proper comfort levels, especially during warmer parts of the day. Home Information: • Home was built in 2021 • Existing HVAC system has only had minor repairs performed • No full system performance evaluation or complete maintenance inspection has been completed on the system Findings During Initial Evaluation: 1. Poor Airflow to Master Bedroom After inspecting the supply register in the master bedroom and physically checking airflow at the vent, it was determined that airflow is extremely weak and insufficient for the size of the room. Upon arrival, I discovered the system to be empty of R22. The system is from 1990. This is a Frankenunit. The cooling and heating are completely split, but the ducts are set up to allow heating and cooling to be supplied. The cooling downstairs is shut off by a manual damper. The unit does not have zoning and has 2 thermostats. Review video to see what I mean by completely split.

Upon arrival client stated that there were rips in the duct work on the supply side on the upstairs unit. I inspected the unit and found that it’s where the manual damper lever is coming out of the duct and explained that it’s normal for those lever spots to have a rip. No air was going into the attic from those spots.

Upon completion of my thorough evaluation I found that the outdoor coil could benefit from having a deep cleaning done on it. By having it cleaned you can help the unit run at its peak performance and efficiency. I tested all electrical components on the inside unit. All tested within manufacturer specifications. Temperature being supplied to the home was 48 degrees, with 70 return. I treated and flushed the drain lines with water and total . I tested the run amps of both the compressor and fan. I found that hey are testing within manufacturer specifications. I did find that there is an error code on the thermostat stating that the suction line temperature sensor is not functioning correctly. Unit did not need to have filter changed at this time. 20x25x4 Aprilaire 210. Unit was cooling upon departure.

I performed a single cooling maintenance on a 2015 gas system. I checked amps, capacitors, filter, electrical, drains, cleanliness, and safeties. I noticed that the blower motor was dirty and beginning to leak oil. This is an early sign of failure. I observed that the emergency drain pan is compromised and beginning to rust through. The outdoor unit is getting a build up of leaves and needs a chemical bath. The outdoor capacitor is out of range and will likely fail soon. Customer approved replacement of the capacitor during time of service. Customer would like to wait to do the blower motor next visit. I collected for the work I performed today.

I performed cooling maintenance on 3 communicating gas systems. I checked amps, filters, electrical, cleanliness, drains, and rinsed the outdoor units. All of the issues I noticed are associated with the upstairs unit. During my thorough evaluation, I noticed that the blower wheel and condenser coil is dirty. The blower wheel being dirty reduces the lifespan of the motor and lowers performance. The outdoor condenser coil being dirty causes strain to the fan motor and other electrical components. Also, it reduces the performance of the equipment. While testing the drain, I could hear it gurgling at the drain. This indicates that a clog is forming and will likely clog up soon. I noticed that the condenser fan motor was loud. During rinsing the outdoor units, I noticed that the upstairs fan motor did not slow down in response to the cool water being applied. These motors have a module on top that controls the speed of it. These modules can fail causing odd operation or complete failure.

Upon completion of my thorough evaluation I found that there is a reasonable amount of dust build up in the duct work of both systems and on the blower wheel of the main living By having these cleaned it can help improve air quality and help the major components last longer. I also found on the outside unit that the capacitor was while still testing within manufacturer specifications it was testing on the lower end of the specifications. 33/35 allowance is 32. The unit is also start higher on amps at over 100 amps. By installing a hard start kit it can help the compressor start easier and help the longevity of it. I also rinsed the outside units with water and flushed the drain lines with totalc and water. Main unit takes a 20x25x4 filter and the master unit takes a Aprilaire 410 16x20x4.

Upon arrival, the thermostat was presenting a fault on the thermostat stating that the blower was not operating. I set the blower to On and proceeded to the attic. I took an amp reading and video of the blower being fully operational before resetting the system. After reseting the system, I tested the drain to ensure it was clear and set the system to cooling. I discovered no issues that would have caused this, during the thorough evaluation of the equipment. I asked the customer about prior events before the fault code. She was unsure about which cycle was being ran and did not notice a power surge. The system is cooling without fault codes upon departure. I advised the customer to document what cycle was being ran, if the fault code comes back. Also, I informed her of our call back policy.

Replacement of a variable speed blower motor. 1.unwiring the control board to cover panel can be removed 2 removal of the blower assembly 3. Removing the blower motor from the assembly 4. Install new blower motor 5. Install the cover plate 6. Wire the system back 7. Test the system for proper operation Upon completion, the system began giving a E13 code. This indicates that the system does not recognize the replacement motor. I spoke with tech support and trane. I was told that the system cannot recognize the motor unless the personality module is replaced. During initial diagnosis, I was not informed when ordering the motor that this would be an issue. The tech support guy said that since this is an “older” furnace that I cannot program it to recognize it.

Upon completion of my thorough evaluation of the indoor unit. I found that the units blower wheel could benefit from having a deep cleaning done. A decent amount of dust has built up on the fins. By cleaning the blower wheel you can help improve the performance and efficiency of your unit. I tested all other components and all tested within manufacturer specifications. I changed the filter for the client 20x25x1. Also treated and flushed the drain lines with total c and water. Upon completion of my thorough evaluation of the outdoor unit. I found that the Contactor of the unit was testing on the higher side of the manufacture specifications range at 20ohms, we typically like to see the Contactor to be between 15 and 20ohms. I also noticed the unit could benefit from have surge protection added to the system to help prevent damage caused by lightning strikes and any other types of power surges. Upon arrival, I discovered the guest bedroom unit not blowing air. I went into the attic had found the unit giving a E17 code. This code indicates that the blower is not communicating. I tested my voltages and verified all of my voltage is there for it to operate. I called trane to locate the motor. The nearest one is Carrolton or Garland. Customer did not move forward at this time.
