Preformed single system heat maintenance on a 2019 gas furnace. I tested all electrical components and safeties on the inside unit. All tested within manufacturer specifications. Temperature being supplied to the home during heating was at 116 degrees and the return temperature to the unit was at 67 degrees. The air advice report came back with some concern areas. These area of concerns could be addressed by having the ducts cleaned. I did notice that the unit didn’t have any surge protection on either 5e inside unit or the outside unit. I left estimates for full system surge protection to be added onto the unit. Also left estimatmfor a level 1 duct cleaning. System was heating upon departure.

Preformed heating maintenance on a single heat pump system 2021, upon arrival i set up my air advice machine to test the air quality of the home. I proceeded to the attic to inspect all electrical components and cleanliness throughout the unit. All electrical components were testing within manufacturer specifications. I did find that the uv stick has burnt out and is no longer working. I also found a good amount of build up on the blower wheel. I was getting a supply temperature to the home of 111 degree and 72 returning to the unit. I proceeded outside to test all electrical components and start amps of the the compressor and fan motors. While inspection of the electrical components I found that the capacitor is failing on the fan side at 5.75/7.5 and the compressor side is testing within range. The unit’s compressor is also starting above 100 amps. I left estimates for all areas of concern. Unit was back to cooling upon departure.

Upon arrival, I found the system off with the furnace door off. I turned the unit on and began testing. I observed the red light for heat was flashing on the zone board. After a bit of time, the purge light began to flash and it starting the heating cycle. From past experience, I found this to be sensor related. I ohmed the discharge temperature sensor and found that it was reading 0 ohms. I provided a price to address the issue. Customer approved the replacement of the sensor and I tested the system afterwards. The purge light was no longer flashing and the system is ful,y operational

Dryer Vent Cleaning performed pictures sand videos included. Found bad seal around dryer vent lots of lint behind dryer. Made certain to address this after cleaning the dryer vent. Proceeded with heating maintenance, homeowner stated all was well with regards to normal unit operation. Proceeding to the furnace I cleaned the flame sensor and verified its functionality. I then tested the pressure switch and cleared it ports to prevent malfunction. I then tested measured amp draw on the inducer motor and found it to be within range. Igniter was performing as intended and I was the able to verify gas valve and burners were behaving properly. Blower wheel has a decent amount of dust on it. Recommended homeowner use 4 inch filters as he has the filter cabinet to use them. This will provide better filtration and keep the system working for longer. Air advice was not uploading the report. Arrived on site for dryer vent cleaning and water coming out of secondary drain line. Began inspection at furnace, found water in very rusty drain pan. Tested drainage of primary drain line and found it to be draining but slowly. I also noticed large amount of gunk in p trap. I then noticed that water was leaking out around the fittings going into the primary coil drain pan. Due to a large amount of mastic around the fittings it was impossible to see the condition of these fittings. Discussed options addressing this issue with the homeowner including a drain line rebuild with float switch and blowout valve. Homeowner elected to address the immediate water leak and slow draining drain line. I proceeded to clear the water from the drain pan, and install the blowout valve and found the fitting to the primary line severed behind the mastic seal. This breakage is certainly the cause of the leak. I was then able to replace the male fittings and leak test the line without issue. I then perf
