Upon arrival, I discovered the system to be operational and no error codes on the thermostat. I ohmed the sensor and found it to be faulty. I verified warranty on the outdoor unit. This part serves as a safety to protect the outdoor unit from running in none ideal temperatures. Customer refused to proceed with the repair at the time of service.

Completed thorough duct cleaning estimate, i found that both system can benefit from having a full system cleaning done on them. The duct work on each system has dust build up along with the other major components such as the blower wheels and evaporator coils. Both drain lines will be cleared with the full system cleanings as well. Having the systems major components cleaned regularly can help with energy bills and performance of the system. I did find on the west side unit in the attic. That the blower motor is leaking oil and can possibly fail in the future if not changed out.

I performed a single cooling maintenance on a 2020 gas system. Upon arrival, I noticed the humidity to be high. I discovered that the thermostat was set to fan on. I checked the drain and confirmed that it was clogged. I had a poor temperature split and I hooked up my gauges. This noticed that I had a high suction pressure and extremely low superheat with a low liquid pressure and a perfect subcooling. This lead me to a failing TXV causing a humidity issue. The ducts need to be cleaned and customer wanted to install an Aprilaire filter upgrade kit. The filter size is a 20x25x4. We need to reach out tomorrow for correcting the financing and scheduling for duct cleaning, Aprilaire filter upgrade kit, and TXV.

Completed my thorough evaluation of the hvac system. I tested all electrical components on the inside unit. All tested within manufacturer specifications. I checked for cleanliness of the unit. All was clean at this time. I changed the filter for the client at today’s visit. Aprilaire 210 20x25x4. I treated and tested the drain line with totalc and water. Temperature being supplied to the home was at 51 degrees and 70 return air. On the outside unit I tested the run amps for the compressor and fan motor. All tested within manufacturer specifications. I rinsed the outside unit with water. Unit doesn’t have any type of surge protection. By adding surge protection you can help prevent any potential damage from lightning strikes and other surges in power. Unit was cooling upon departure.

I performed a 2 system cooling maintenance on 2014 gas systems. I checked amps, capacitors, filters, electrical, cleanliness, drains, and safeties. I discovered that both systems NEED deep cleaning on the indoor equipment. The systems currently don’t have water safety switches, also. Customer approved level 3 duct cleanings on both systems, blower cleanings on both systems, and emergency drain pans on both systems. This includes complimentary sealing of the bottom part of the downstairs evaporator coil, 2 water safety switches, and patching the thermostat wire at the upstairs outdoor unit. Customer scheduled for April 21 and April 28. We will be doing the downstairs on the 21st and the upstairs on the 28th. Collected via credit card for deposit.

I installed the blower motor and got the system operational. After the system was able to cool. I discovered that the system does in fact have a leak. I located the leak in the evaporator coil in a none repairable location. I was having issues with service Titian during the visit. The resting pressures look fine but when it begins cooling it shows to be low on refrigerant.
