Performed two system maintenance. I found no issues on downstairs. System system is running properly at this time. I found a low capacitor on the condenser for the upstairs system. I brought this to the homeowners attention. He would like to call his home warranty company. I informed him that if we are to come back to replace it, he will have to pay another service fee. Tested both systems systems are running properly at this time.
Upon arrival, I found the air handler condensating pretty bad. It was unit number nine it services the bar and lounge that overlooks the batting cages. The unit also had a lot of water in the emergency drain pan, but the primary drain line was clear, all of the water that was in the emergency pan was due to condensating on the bottom side of the air handler. I found that condenser for unit nine was extremely dirty and needed to be cleaned. I did perform that cleaning and I also vacuumed out all of the water out of the emergency pan. The system was cooling properly. Also, the system that we had come out for was also cooling properly. Both systems that I looked at today were running properly at this time.
Upon arrival I found that outdoor unit was extremely dirty. I should have caught this the first time I was here so I did this for no charge, but I clean the outdoor unit inside out pressures greatly improved tested system and system is running properly at this time.
Upon arrival I found that thermostat was blank, so I began looking at the air handler. I found that the resettable fuse inside the air handler was tripped. I reset fuse and thermostat came on. I set thermostat to cooling and after the delay, the condenser came on and made an awful noise upon further investigation. I found that the compressor was grounded, causing the breaker in the breaker panel to trip will need to order a warranty compressor. I also vacuumed all the water out of the emergency drain pan and clear drain line after clearing drain line I poured water down drains drain line is clear.
Upon arrival I found that control board had a burnt 3 amp fuse. Located low-voltage wiring short made repair and found that condenser start capacitor was low. Replaced start capacitor tested system. System is running properly at this time. I also checked the drain line for proper drainage. Drain line was clear.
I returned and confirmed diagnosis. Upon arrival, the upstairs damper was seized shut. After inspecting the mechanism of the damper motor, it appears the spring is becoming stuck. I replaced the damper motor and tested the system to ensure it would open and close properly. The upstairs zone is cooling upon departure.
After returning, I reached out to technical support and verified that the control was bad. After installing the new control board, I had to do some programming and got the system operational and cooling upon departure. Inspected and replaced return filter. 9. Inspected return plenum for dust or debris. 10. Inspected evaporator coil for cleanliness and oxidation. 11. Inspected blower motor/ blower wheel for dust and debris 12. Measured blower motor current draw. 13. Measured temperature differential from supply to return. 20 degrees measured. 14. Tested drain lines for proper drainage and treated to prevent blockages. 15. Rinsed condenser with water to promote heat exchange and reduce stress on system by removing dust and debris. Found water in drain pan. Verified drain line is draining well. Found break in mastic seal allowing cold air
Upon arrival, I found the blower motor not coming on. I verified that I am getting 120v to power the motor. It appears that the control board may be faulty. I tested the control voltage from 12v to GND and was not getting the proper voltage. After speaking with the client, I informed them that I would like to bring both the control board and blower motor to be certain I can fix it on returning. I verified that the warranty is expired on the furnace. We will price the motor and control board on Monday and charge appropriately for the parts needed for repair. Client stated their house lost power during the previous storm and may be damage that is showing now.
