Preformed a 2 system cooling maintenance inspection. I began by checking both outdoor units. I tested all the electrical components for both units and found the main area unit’s capacitor to be testing low. Subsequently it is causing the compressor to have high start amps. I showed this to Mr Dowling and we discussed options to replace the capacitor under warranty and also add hard start kits to help reduce the amount of start amps to both compressors. I proceeded into the attic and tested the blower motors for both units. The front area unit motor amps are high and both units have dust accumulated on the blower wheels. I will send an estimate for pulling and cleaning the blower wheels and we can continue to monitor the systems performance over time. Mr Dowling did elect to install 2 Hardstart kits today and immediately the start amps were reduced. Both units are running properly on departure.

Arrive to replace and repair exterior fresh air intake. I was able to properly install and secure the new vent cap. Once Secured I sealed it with clear silicone and took pictures of the work that was completed today.

Unit 35: Moderate amount of dirt on condenser coils, washed out condenser coils. Contactor was testing within range. Start and run compressor amps were within range. Fan run amps were with in range changed air filter on the indoor unit. Blower motor amps were within range. Evaporator coil had a slight amount of dust buildup but nothing significant. Blow motor was starting to accumulate dust. Unit 36: Moderate amount of dirt on condenser coils, washed out condenser coils. Contactor was testing within range. Start and run compressor amps were within range. Fan run amps were with in range Unit 37: Moderate amount of dirt on condenser coils, washed out condenser coils. Contactor was testing within range. Start and run compressor amps were within range. Fan run amps were with in range. Could not complete indoor units for 36 and 37. We need a 12 or 14 foot a-frame ladder at least. 10 foot ladder or extension ladder is not enough.

Performed single system cooling maintenance. I checked amps, capacitor, filter, electrical, drains, cleanliness, ducts, temperature differential, and refrigerant temperature. The system is performing well mechanically and inside of manufacture specifications. I spoke with the home owner about issues that were noticed during the maintenance. I observed that the blower motor has build up present on it. This results in added wear on 5e blower motor and can cause failure. The customer had a u/v stick inside of the unit and it was burnt out. The secondary drain is currently plugged and without a back up float switch. The system has 2 air leaks on the supply side causing the system to cool the attic. I brought these noticed issues to the customer’s attention and provided options to address them.

Arrived for the upstairs unit not cooling properly. Our client had replaced thermostats and fuses without any luck of turning the unit to cool. I immediately went outside and found a failed contactor. I further tested the capacitor and ensured it was still good. I showed my findings to our client and she elected to replace the contactor and join our maintenance plan for both units. I made sure the unit was cooling properly with a 20° drop and our client informed me she leaves the unit off upstairs unit she wants it cool. I recommended that she leave the thermostat on at a 77°/78° set point so that the unit does not have to work extra hard to cool the upstairs space. We also discussed moving the chair in front of the return grill just a little to let the unit breathe better. When testing the unit I found the compressor start amps to be very high. Over manufacture specifications, I sent an estimate for a hard start kit that will help bring the start amps down and help extend the life

I arrived at our clients home for concerns that the fresh air exterior vent was damaged. I first proceeded into the attic to verify the integrity of the duct and confirm it was secure. I then climbed onto the roof and found the exterior cap to be an exhaust cap that is meant to push air out. It was in a stuck open position, most likely caused by the heavy winds. I was able to take measurements and explained to Mr. Dowling that this was not the appropriate cap for the fresh air option. We discussed replacement options and Mr. Dowling elected to replace the cap as well as sign up for our maintenance agreement plan for 1 year. I will return Monday morning to preform the repair and complete the maintenance service at the same time.
