I performed a single system cooling maintenance on a 2016 Heat pump system. I checked amps, capacitor, filter, drains, electrical, safeties, cleanliness. The system is cooling good with some suggested actions. I noticed that the indoor equipment and ducts are fairly dirty. The evaporator coil has dust build up, the blower motor has growth all over it. This leads to poor air quality and added stress on the system. The emergency drain pan 32x62 has a large amount of rust present. It is recommended to replace before the pan begins to leak to reduce the chance of water damage to the home. The compressor’s starting amps are on the higher side. This can result in permanent damage to the compressor and premature failure. I provided options to address these concerns.

Upon arrival and initial inspection it was noticed that the unit for the offices was set to heat/cool with a high cool temp and high heat temp compared to the other two units for the large room. This caused the office unit to run in heat mode while the others were in cool mode. All drain lines were tested and appeared to be clear. All temperature splits were 20+ degrees and 55 supply temps which are perfect. All three thermostats were reading between 50-60% humidity. All systems are in good working order. We made sure to set all the thermostats to cool only to avoid any problems like this.

Arrived at our clients home for a single system cooling maintenance inspection. Our client provided filters to be replaced today. Once I replaced the filter at the indoor attic unit, I proceeded outside to test and inspect the condenser unit. I tested all the electrical components and ensure that they were all testing within manufacturer specifications. I also rinse the outdoor condenser coil as part of today’s maintenance. I then went back into the attic and treated the primary drain line. I measured the temperature coming out of the attic unit and ensured It was cooling with 20° temperature. I did find the indoor blower motor to have dust accumulated on it And subsequently is causing the motor to hive high run amps. The limit is 6.8 and it was currently measuring 4.6. I do recommend a blower wheel cleaning to help reduce the run amps of that motor. Everything else passed inspection today and the unit is cooling properly on departure.

Upon arrival met Lee in parking lot and she instructed that I park in handicap spot close to door/lobby. Ceiling tile was removed and ptrap exposed with damaged insulation around p-trap primary condensate drain line. Found clogged ptrap to be root of water damage to ceiling tile. Ptrap was also missing cap on the lower side of trap. Cleared primary drain and ptrap with two-CO2 cartridges. Poured drain treatment into ptrap and primary. Created a fitting out of gas pipe/gas cap/electrical tape…for lower side of p-trap drain to prevent future damage …if drain line were to back up again it will trip the float switch properly and not flow out of tee/p-trap. Properly Re-insulated p-trap with new Armaflex. Also found & repaired exposed copper refrigerant drain lines with water flowing out of insulation. System now draining properly again at this time. Left damaged tile outside next to white bucket. Photo documentation attached

Includes: filing warranty claim paperwork, acquisition/delivery of warranty components, installation labor. - Ran minor diagnostic of cooling after motor replacement. - Refrigerant charge is within manufacturer specifications. - 19 degree temperature drop across the coil - system cooling, draining properly upon departure. System still needs AC maintenance. Clean coils & drain line treatment. Office/dispatch will contact homeowner to schedule and perform maintenance.

Found float switch in water but not triggered due to gunk built up on the switch. Float switch is intended to shut off the unit when water is not draining pro

Upon arrival drain was clogged, added a blow out valve and blew out drain line. Showed customer how to used blow out valve. Preformed cooling maintenance all electrical components are within manufacture specifications. Customer didn’t have filter to changed. Unit was cooling upon arrival.
