The downstairs unit is beginning to form growth inside of the airhandler. I recommend installing a u/v light to sterilize the surfaces.The upstairs system’s blower wheel is matted with dust. This causes reduced efficiency and lifespan of the blower motor. Also, the evaporator coil is oxidized reducing efficiency.I collected once work was done via check and registered the u/v light under the Emily Burk information.
I performed 3 heating maintenances. I checked 2 - 2017 propane gas systems and 1 - 2024 mini split I checked amps, filters, electrical, cleanliness, and safeties. The customer mentioned a smell from his master bedroom unit. I investigated the smell and customer agreed that it should be cleaned. We spoke about a previous tech mentioning hard start kits and the importance of them. Also, we discussed surge protection. Overall the units are performing to manufacture specifications. Customer approved cleaning the evaporator coil, surge protection, and hard start kits. I performed all of the work during time of service and collected.

I performed a single heating maintenance on a 2022 heat pump system. I checked amps, capacitor, filter, electrical, cleanliness, heat kit, and safeties. I noticed that the evaporator coil is emitting an odor and becoming oxidized. The oxidation affects the efficiency of the system by limiting temperature transfer. The odor appears to be the earlier stages of dirty sox syndrome. Dirty Sox syndrome is where the evaporator coil forms odor emitting growth in between the fins of the evaporator coil. I recommend adding surge protection to the equipment. Surges can short out compressors, motors, thermostats, and control boards.When I arrived, I noticed error codes on the thermostat. I investigated and determined it was due to the wireless sensor needing batteries. I informed the customer, and they will replace the batteries.
I performed a 2 system heating maintenance on heat pump equipment. Downstairs 2024 upstairs 2018 I checked amps, capacitors, filters, electrical, cleanliness, and safeties. Customer mentioned that the unit was still dripping water when it was cooling and that it seems like the when it’s extremely cold it has a hard time performing. I investigated the not keeping up in single digit weather. I confirmed that the heating kits are operating properly. The upstairs heating strips are becoming brittle and losing ohm value. The heating kit will likely fail by next year. The downstairs system is showing earlier signs of growth formation. The upstairs blower wheel has heavy build up on the wheel causing strain on the blower motor, and the evaporator coil is oxidized. Both of these result in reduced efficiency and lifespan of the system.
Homeowner stated Thermostat was showing that the unit was running in heat last night, however, the master bedroom did not heat up to set point over the course of the night. They did notice in the morning that the unit had reached setpoint and seemed to be working as intended. Upon view of the unit I found it turned on when calling for heat, however, it would shut off shortly after. I hooked up my gauges and saw the pressures were low on the low side about 50 to 60 on the low side and around 200 on the high side. Upon closer inspection of the condenser wiring, I noticed that one of the wires to energize the contactor was loose. Upon tightening this connection unit turned on with call for heat and continued to heat. After running the unit for about 30 minutes pressure is normalized and everything to be seem to be working as intended. I then tested the unit and cooling to ensure everything was working as intended and found no issues. Unit in good working order at this time.
Preformed heating maintenance on 2023 Trane gas furnace. I tested all electrical components and safeties on the inside unit. All tested within manufacturer specifications. I changed the filter for the client. Aprilaire 213 20x25x4. Temperature being supplied to the home was at 104 and the return was at 69. I then proceeded outside where I visually inspected the condenser unit. As I was visually inspecting the unit I noticed the unit did not have any type of surge protection on it. Surge protection can help prevent damage during a lightning storm or possible surge in power. I provided an estimate to has surge protection installed on the outside unit. Unit was heating upon departure.
Upon arrival, I found that the low voltage fuse was popped. This indicates there is a short in the system. I performed a quick overview of the low voltage wiring in the attic and found both the wires for the thermostat and condenser to be damaged from a critter chewing on them. I installed my short finder and cycled the unit a couple times in heat mode to ensure the fuse wasn’t going to pop. With approval, I installed a new fuse and tested the components of the furnace to ensure proper operation. I found that the capacitor for the blower is slightly out of range and should likely be replaced soon. Customer approved the replacement of the thermostat wire to the thermostat and condenser. With this repair, we will install a sealtite conduit for the wires once they arrive outside to protect them from the elements. Customer would like to schedule for January 28th for the wiring replacement. Customer needs a new filter as well. Sent payment link for work today.
Customer only wanted to ask me questions about the system involving the zoning set up. I found that the unit did not have a bypass on it. Customer informed me that he has had compressors go out and damper motors. I educated him on why not having the bypass can ultimately cause the compressor to die and other issues to arise.
