I performed a 2 system cooling maintenance on 2005 gas equipment. The refrigerant type is R22. During my thorough evaluation, I discovered various issues. The downstairs system needs a 1/2 hp blower motor due to it leaking oil, the blower capacitor that powers the motor, a deep cleaning of the indoor and outdoor units, a replacement emergency drain pan, and the outdoor electrical needs to be rebuilt. The upstairs system needs a deep cleaning of the indoor and outdoor equipment, a blower capacitor that powers the motor, a replacement emergency drain pan, and a capacitor that powers the compressor. The upstairs does have a refrigerant leak causing poor cooling. I provided options during my visit to address these issues. These options are broken down from needs immediate action to important but less severe. Customer opted to have our comfort consultant to come out and go over replacement options today 5/12 between 3pm-5pm.
Upon arrival, I found the system cooling mostly as intended. I thoroughly evaluated the 2012 gas system. The customer informed me that when the system was frozen the blower motor was hardly performing. Likely the ECM control module is intermittently failing. I checked refrigerant pressures. I observed that the pressures are slightly low indicating a leak is present. The location of the potential leak is unknown currently. According to the gauges and appearance of the outdoor unit, I am advising the outdoor unit be deep cleaned. I went over the options and solutions for these issues that were noticed. Customer scheduled to have the comfort advisor to come by and go over replacement options for the downstairs unit. The visit is scheduled for after 5pm on Monday 5/11.
I performed a 4 system cooling maintenance on gas equipment. Three of the systems are from 2016 and one is from 2014. I checked amps, drains, capacitors, filters, electrical, cleanliness, and safeties. During my thorough evaluation, I determined that these systems are currently performing well. I advised adding surge protection to indoor equipment to minimize damage in the case of poor power supply/surges. Customer declined during the visit. I installed 4 filter upgrade kits and gave the customer the filter information. The units are cooling upon departure.

I investigated the customer’s concerns about the airflow to the bedroom. The duct run is long and placed at the front of the plenum. There are not dampers in the system. This is causing the air to bypass the duct. Customer wants to relocate the supply vent that is above the shower to above the door. To address the humidity of the bathroom, I suggested running the humidity fan for approximately 20 to 30 mins after a shower with the bathroom door shut. Additionally, upgrading the thermostats to one that offers dehumidification. Customer brought up wanting options for water safety switches. I provided options to the customer during the visit. He asked for me to email the options.
Indoor Blower and Evaporator Coil Inspection – Upstairs & Downstairs Systems During our inspection, we found that both the upstairs and downstairs indoor blowers and evaporator coils are extremely dirty and in need of a thorough cleaning and sanitization. Blower Cleaning: The indoor blower assemblies are heavily coated with accumulated dirt, dust, and debris. To properly restore airflow and maintain system efficiency, the blower will need to be completely removed from the system. The entire blower cage will be professionally cleaned to eliminate all contaminants. This step is critical because a dirty blower reduces airflow, forces the system to work harder, and can significantly shorten the life of the motor. Evaporator Coil Cleaning and Sanitization: The evaporator (Raptor) coils in both systems are heavily contaminated and must be washed and sanitized. Dirty coils restrict airflow, reduce heat exchange efficiency, and can lead to higher energy consumption and uneven heating or coo

Upon my completion of my thorough evaluation of the downstairs you. I was able to confirm that there is an intermittent issue with the blower going in and out. I did speak with the client about them issue and she is fully aware of what is happening. Client would like to hold off on the repair for now and see what happens. I did let her know it could fail when I leave here today or it could fail way into the future. Unit is currently cooling upon departure.
