Upon arrival, homeowner told me that the system was not keeping up that it would not reach set point of 76° degrees. System was off when I arrived at the home, it was 81° in the house. I turned system on and performed safety check, I could not find anything wrong with the system. System reached set point of 76° by the time I left. Refrigerant pressures looked good. And capacitor and compressor checked out to be fine. Drain line was clear. system was running properly. I recommend a condenser cleaning to improve efficiency and peak performance of the system. A good chemical cleaning would improve efficiency and performance.
Customer was having concerns about system randomly shutting off for 30 seconds and coming back on. Thermostat does not lose power and it shows that it is still cooling but indoor blower is not running. Checked amp draw on blower motor and it is within acceptable range. Unable to recreate the problem after multiple tries and waiting for the unit to run. Customer is going to monitor the system to see if the outside unit is running when the indoor blower stops. Customer would like estimate for price of new blower motor just in case.
Removed old condenser fan motor. Installed new one and tested operation. Measured amp draw on fan motor, it is with it acceptable rage. System is cooling at this time. Condenser coils are very dirty, let customer know and he will call to have summer maintenance scheduled.
No cool on upstairs system. Breaker was tripping every time condenser would try to run. Through elimination found the condenser fan motor was tripping the breaker. Also found burn marks right at the motor where the wiring comes out. Need to get condenser fan motor and come out to replace it.
Upon arrival, homeowner explained to me that certain areas of the house seemed much warmer. I found that the thermostat said the indoor humidity was 62%. I recalibrated both upstairs and downstairs thermostats. I change the settings for the dehumidification option. I also set a longer runtime on the lower when the system satisfies at set point. I looked at the system in the attic and tested drain line. Drains for draining properly. I adjusted one damper that was supplying the common area upstairs with too much air. I diverted that air to a daughter‘s bedroom because she didn’t seem to be getting enough air flow. Homeowner will give it 48 hours to see if this fixes all of the issues both systems were running properly.
Upon arrival, I found that both drain lines were clogged. I installed a Jones valve or blowout valve. I had to use the nitrogen drain dog several times in order to finally get it unclogged. I tested drain lines several times with a gallon of water. At this time drain lines are draining properly. I also treated both drain lines with total C.
Service Summary Discussed the current condition of the customer’s upstairs HVAC system, which is approximately 11 years old and uses R-410A refrigerant. After reviewing the available repair and replacement options, the customer has decided not to move forward with any major repairs or equipment replacement at this time. Per the customer’s request, the only service authorized was to check and top off the R-410A refrigerant charge on the upstairs system to restore the refrigerant level to the manufacturer’s recommended operating specifications. The customer understands that adding refrigerant is not a permanent repair if a leak is present and that additional refrigerant loss may occur over time. At this time, the customer has elected to continue operating the existing system and monitor its performance. -———————————————————————————————————- Service Summary – Master Bedroom & Upstairs HVAC System Upon inspection, the master bedroom condensate drain line was found to be severely clogg
Upon arrival, I discovered the float switch tripped on the downstairs system. This is due to the drains being tied together, and the downstairs system being lower than the upstairs. I isolated the 2 systems and cleared the primary drain line. Afterwards, I tested the drain with water to ensure it was not leaking and drains properly. The client opted to sign up for a monthly service agreement and drains properly clearing. The systems are draining upon departure.
Completed 1 system cooling tune up. Checked all critical components. Found both drainlines clogged. Unclogged both lines and had to release at sink to dislodge built up debris in line. Units now unclogged and draining properly.
Completed fan motor replacement. After start up I checked system and verified cooling. Unit is operating normally at this time. M/B 80 degrees but will cool down in time.
