Upon arrival, I found that both drain lines were clogged. I installed a Jones valve or blowout valve. I had to use the nitrogen drain dog several times in order to finally get it unclogged. I tested drain lines several times with a gallon of water. At this time drain lines are draining properly. I also treated both drain lines with total C.

Service Summary Discussed the current condition of the customer’s upstairs HVAC system, which is approximately 11 years old and uses R-410A refrigerant. After reviewing the available repair and replacement options, the customer has decided not to move forward with any major repairs or equipment replacement at this time. Per the customer’s request, the only service authorized was to check and top off the R-410A refrigerant charge on the upstairs system to restore the refrigerant level to the manufacturer’s recommended operating specifications. The customer understands that adding refrigerant is not a permanent repair if a leak is present and that additional refrigerant loss may occur over time. Upon arrival, I discovered the float switch tripped on the downstairs system. This is due to the drains being tied together, and the downstairs system being lower than the upstairs. I isolated the 2 systems and cleared the primary drain line. Afterwards, I tested the drain with water to ensure it was not leaking and drains properly. The client opted to sign up for a monthly service agreement and drains properly clearing. The systems are draining upon departure.

Completed 1 system cooling tune up. Checked all critical components. Found both drainlines clogged. Unclogged both lines and had to release at sink to dislodge built up debris in line. Units now unclogged and draining properly.

Completed fan motor replacement. After start up I checked system and verified cooling. Unit is operating normally at this time. M/B 80 degrees but will cool down in time.

Arrived on site master bedroom unit was blowing air but not cooling. Found high pressure switch tripped. Reset and tested unit again. Unit came on and outdoor fan motor did not. Upon further testing it was found that the motor was seized. Adjusted capacitor terminal from 4mfd to 6mfd and added lubricant to motor shaft. With these adjustments I was able to get the motor moving again, but advised homeowner I cannot know for how long it will last. Advised replacing motor to avoid system failure. Spoke with manufacturer and they advised me it would take about a week to get the motor in from Arkansas. Homeowner elected to go forward with motor replacement. Advised we would order motor as soon as possible and update her with more information as soon as we have more. Also replaced thermostat with programmable Honeywell. Programmed thermostat to system speciations. Homeowner advised me they would like to set up the time blocks and set points themselves. System running upon departure.

Rinsed off all 4 units with water.

Arrived on site found thermostat with no display. Tested voltage to thermostat and found 24V. This confirms the thermostat is no longer functioning and must be replaced. Performed thermostat installation and programming. Tested functionality and found all to be working well 57 degree supply 80 return. No further issues at this time system running upon departure.

I performed a single cooling maintenance on a 2010 gas system. This system services the upstairs. During my thorough evaluation, I determined that this system is mechanically performing well. I discovered 2 concerns. The thermostat has corrosion present from batteries, and the outdoor unit needs a chemical cleaning. The system currently does not have a water safety switch. With this system’s age, the customer and I agreed that it is important to protect this system. I offered to install surge protection to protect it as much as possible.

Completed 4 system maintenance on 3 2006 rheem gas units and 1 2017 Lennox gas unit. I tested all electrical on the inside of each unit. All tested within manufacturer specifications. I treated and tested each drain line with total c and water, I changed the filter for the clients at today’s visit, 20x25x4. I did notice a substantial amount of dust build up in each return duct and plenum boxes on each unit as well as the blower wheels. I proceeded outside where I tested all electrical components on the outside units all tested within manufacturer specifications except for the upstairs units capacitor and Contactor. The capacitor failed at .04/60 mfd and the Contactor is rusted and pitted. If these units completely fail this unit will no longer run unit parts are replaced. Also there is a substantial amount of dust build up on each units condenser coils. Units were cooling upon departure. Capacitor has failed at .04/60 Contactor has pitting and rust forming
