Upon arrival, I discovered the outdoor not coming on. I gauged up and found the system completely empty of R22. I spoke with the client about my findings and they approved having our comfort specialist coming out on 3/7/2026 between 10am-12pm.
1. Rinsed condenser with water to promote heat exchange and reduce stress on system 2. Visually inspected condenser coil for debris/ dirty. 3. Inspected condenser fan motor. 4. Inspected condenser fan blades. 5. Inspected/ cleaned wiring connections. 6. Tested compressor/ condenser fan motor capacitor. 7. Checked compressor amp draw. 8. Checked condenser fan motor amp draw. 9. Inspected / replaced return filter. 10. Inspected return plenum for debris/ dirty. 11. Inspected evaporator coil. 12. Inspected blower motor/ blower wheel. 13. Checked blower amp draw. 14. Measured temperature differential from supply to return. 20 degrees measured. 15. Inspected drain lines and treated to prevent blockages Found supply temp measuring 64. Found refrigerant pressures to be low and checked previous work for leaks and found none. Found minor leakage around shrader valves. Tightened valve and added a touch of refrigerant to ensure system was working properly and found no further issues at this time.
Thank you for allowing us the opportunity to evaluate the ductless wall-mounted system at your commercial property. After thoroughly testing the condensate drainage system, we identified that the existing drain line is leaking approximately halfway through the run above the office ceiling area. During our evaluation, we: • Tested the condensate pump by pouring water directly into the pump reservoir. • Introduced several gallons of water to confirm proper drainage. • Applied nitrogen pressure through the copper drain line to attempt clearing any blockage. • Performed a vacuum suction process to remove possible debris buildup. Despite these efforts, the drain line continues to leak and does not drain properly, indicating deterioration, improper pitch, internal blockage, or physical damage within the ceiling cavity. Upon arrival, I spoke with the homeowner about what he was looking for out of today’s second opinion visit. He spoke about issues that another company informed him out. I began investigating the customer concerns. There are a reasonable amount of issues I seen with these systems. There are cases of the indoor coil being a different size than the outdoor unit. One of the furnaces is from 1997. The older furnaces has a design flaw that will not allow someone to safely replace the blower motor. The inducer motor is not performing as smoothly as it use to. There is wiring outside that is compromised. All of the electrical components outside are worn. Customer mentioned insulation for the areas that he has access to. Customer would like pricing on new equipment to be sent over. According to outdoor data tags the equipment is: Downstairs - 4 ton(2010) Master Bedroom - 2 ton (1997 furnace 2013 outdoor) and Upstairs 3ton (2015). All of the equipment is gas.

I found that the motor is in the early stages of failure. This is likely due to its increase usage. The system is zoned, and the fresh air will operate when either zone is active. The suggested route to repair is replacement of the fresh air unit.
