Found primary drain clogged. I was able to blow it out with my mouth. Spoke with Mitch and informed him of concerns with the unit that was brought up by the H/O. Higher management was informed as well.
Installed safety and tested system. System is fully operational.
Outside unit replacing Will completely purge out the copper lines to make clean installation to remove all noncondensibles.
Came out for water leaking. Upon arrival found aux drain pan full of water. Both systems drain lines are tied together lines need to be cleared. Unit on right hand side is the one with water in drain pan. Both lines tie together in sink on other side of storage closet with a wooden panel blocking it. Need a Phillips screwdriver to access. Came out for noise issues on one of the outside units. Upon arrival found unit on far left side of build making grinding noise. Checked fan motor and blade noise wasn’t coming from motor. Bypassed fan motor so only compressor would run and compressor is what’s making noise. Bad compressor system is out of the 5 yr manufacture warranty. Need new compressor, refrigerant, and filter dryer. Recommend meeting with CA to get all options for repairs and replacement. Thank you for your time.
Performed 2 system heating maintenance. Checked amps, capacitors, filters, refrigerant, cleanliness, electrical, safeties, and drains. Systems are performing to manufacture specifications with a couple of suggestions and concerns. 1. Both systems need u/v lights due to growth build up inside of the unit. This can cause illness and poor air quality. 2. U/s system needs p-trap in insulated, suction line outside insulated, and a contactor replacement.
Performed a visual and operational inspection of furnace after installing new control board for the newly installed unit. After staring up the furnace it displayed the same code as before. Conducted further troubleshooting and performed a visual inspection of the blower cabinet and found a fractured roll out switch on the blower housing. The switch is in need of replacement to restore heating to the pool house. The homeowner has been informed of the new part that is in need of replacement and is eager to get on the schedule to resolve the ongoing issue.
Performed single system heating maintenance on a 2003 propane furnace. Checked amps, filter, capacitor, cleanliness, electrical, drains, and safeties. System is heating to manufacture specifications. Provided customer with one of our promotional flyers for system replacement
Followed up from previous technician and found furnace shutting down during heating cycle with error code E04. The system indicated that there was a possible break in power through the rollout switches or reversed inducer blower motor. Further diagnostic and troubleshooting proved that all safety switches were closed and 24V wasn't present coming from the control board. The control board is in need of replacement to resolve issue.
Doing a thorough evaluation of the location of the unit in the pool patio. The system will be changed out. There is a duct work in front of the access is been crushed needs to be totally replaced. It has lost the efficiency of the ductwork in making a unit work harder due to the duct work crushed. Filtration The customer currently has ceiling filtration. Will be using those filtrations. For accessibility for the customer to be replacing. The customer has requested every freaking relocate the thermostat a little bit higher to 5 feet. Also, the scope of work is going to be including the major repairs on the Mitsubishi unit in the garage. The installers will be out installing the pool house unit system on the same day. Will do the control board replacement and the control wire replacement. This project has been discounted all the way down for the customer. Providing the promotion of the free furnace and also the customer will be paying cash for the project. If the customer use the
System has a voltage shortage to the limit switches. There in only 8 volts being supplied to the plug that then disperses to the safeties. Mitch said he would come out and take a look. 12 ft ladder required.
Performed single system heating maintenance. Checked amps, electrical, flame sensor, igniter, safeties, cleanliness, gas valve, gas line, and flue. System is heating to manufacture specifications with a couple of issues. Concerns 1. Blower motor seems to be having a problem during starting and stopping. Suggested action is to replace the blower motor before failure occurs. 2. Igniter has burning present on its wiring and the porcelain base. Suggested action is to replace the igniter. 3. Gas line is not up to code and is missing a sediment trap. Suggested action is to shut the gas off and install a sediment trap to keep from damaging components and to meet code requirements.
Came out today for 3 system maintenance. Upon arrival started by turning all systems to heating to verify proper heating sequence. Trane gas system above garage is 4 months old customer just changed filter. Checked all heating elements, burners are operating as designed and all safeties are operating as designed. Trane unit next to amana unit is a gas system our install 4 months old. Checked all heating components to verify proper operation all heating elements and safeties are operating as designed. Came out today for 2 system maintenance. Upon arrival customer had concerns with upstairs blowing warm air at time. And electrical big was high. Found upstairs tstat fan set to on and not auto and was causing blower to run constantly. Checked all heating components to verify proper heating sequence. All burners are operating as designed all safeties are operating as designed. Ducts are clean, insulation is low recommend adding. Recommend adding surge protection to protect system against surges. Checked outside units all components are operating within manufacture specifications. Do recommend adding hard start kits units to increase efficiency and longevity of units. Thank you for your time.
Came out today for 2 system maintenance. Upon arrival started with indoor units, both units are horizontal gas units. Started by turning on heat to verify proper heating sequence. Checked all heating components and safeties. All are operating within manufacture specifications. Changed out both 20x25x4 filters with customer provided filters. Both units are missing float safety switches to protect against water damage. No isolation valves to test drain lines and both lines are tied together. Ducts are dirty and in need of cleaning recommend duct cleaning. Both units are improperly hung with straps going over coil door access and plumber straps hanging plenums recommend securing units by hanging them properly. Thank you for your time.
Came out for water leaking. Upon arrival customer stated water came through came light in kitchen. Went through both units and checked drain lines no signs of water leaking. Even checked hot water heaters to verify if water was dripping. No signs of water at this time. Thank you for your time.
Ran a new control wire and had the same results. Removed control board out of the cassette and found a huge burn spot. We need a new control board and to run a new control wire between the 2 units. Customer is extremely interested in a new system in the pool house. Current system is a 2016 4ton 90% furnace. We will provide pricing to perform both forms of work.
AC Repair. Performed VIP spring maintenance on two 2014 Lennox straight cool with furnace systems. Before performing system check I cleaned both condensers with water. Both units were coated with dust, dirt, and hair. After cleaning condenser coils I performed system checks for both systems. The unit for upstairs is having its TXV freeze up as well as the compressor is making a metal on metal noise. The unit for the downstairs was low on Freon and is making TXV freeze up as well. I suspect the unit for the downstairs to have a leaking coil because of the low Freon level.
