I arrived for the downstairs unit not cooling according to the home inspector. I immediately proceeded outside and connected my gauges. Once connected I immediately identified that the reason the unit was not cooling is because it is completely empty of refrigerant. The unit is original to the home from 2008. The upstairs condenser is newer from 2020. I proceeded upstairs and found that the upstairs evaporator coil is also from 2020 but it is attached to the original furnace from 2008. The entire downstairs system is original from 2008. I found several other items that may or may not have been flagged from the inspection report. Including the gas line is without a sediment trap. No water shutoff switch in the downstairs system And evidence of rodents in the attic I spoke with both the buyer and agent regarding my findings. The downstairs unit, that is completely empty of Freon, needs to be completely replaced. It is rated to take R22 refrigerant that is considered obsolete. The

I arrived at our clients home for a two system cooling maintenance inspection. I began by replacing both air filters in the attic. I then proceeded outside to test and inspect the electrical components for both outdoor units. I found the downstairs unit capacitor, and contactor to be near failure. I showed this to our client and he elected to replace both of these components under warranty after the repair was completed The compressor start amps were still exceedingly high. I showed our client the advantage of having a hard start kit with the reduced amps. He declined to have this added to his unit at this time. I did wash both outdoor condensers as part of maintenance. Then proceeded upstairs to inspect the blower wheels for both attic units. Both Have dust accumulated on the wheels. I showed this to our client and he elected to monitor them at this time. Both units are cooling on departure.

Performed a 3 system ductwork cleaning ( gas ),,, all return plenums are very dirty, ductwork is very dusty,, blower motors are also dusty,,some return/ supply vents are high ( will need a tall ladder), highly recommended a duct cleaning on all systems .

Homeowner stated that they had someone else diagnosing their unit,, they were told the blower motor was out and they just wanted to verify it. We started diagnostic at the indoor unit ( heat pump), thermostat was set to heat, noticed the blower motor going on/ off,, verified high voltage coming in , had 240 v needed to power the blower motor and also verified low voltage (27 volts ) power signal to cool ,, had both verified. Blower motor needs to be replaced,, homeowner is aware that we can’t guarantee proper system operation after blower replacement,, that there might be some other issues .

Homeowner stated that there is a weird smell, specially on one room ( son’s room), there are 2 gas units at this address, both units are from 2006 ,,according to customer they have never been serviced, both units have extremely dirty return plenum/ ductwork, we also noticed blower motors are very dusty and some buildup on blower wheels/ supply vents and return vents are very dirty as well ,,we highly recommended a duct cleaning, blower cleaning,,,we also recommended a thorough inspection on both units ( maintenance),to verify/ inspect all components/ safety switches ( cooling/ heating) are working properly.

Performed a 1 system spring maintenance ( gas). Tasks performed. 1. Visually inspected condenser coil for debris/ dirty. 2. Inspected condenser fan motor. 3. Inspected condenser fan blades. 4. Inspected/ cleaned wiring connections. 5. Tested compressor/ condenser fan motor capacitor,,,recommended a hard start kit to extend the life on the compressor and also a surge protector to prevent any over current. 6. Checked refrigerant pressures. 7. Checked compressor amp draw. 8. Checked condenser fan motor amp draw. 9. Inspected / replaced return filter. 10. Inspected return plenum for debris/ dirty. 11. Inspected evaporator coil. 12. Inspected blower motor/ blower wheel. 13. Checked blower amp draw. 14. Measured temperature differential . 15. Inspected drain lines., recommended a blow out valve , 16. Washed condenser unit. Unit is cooling properly,, found no issues/ concerns at this time. Will send estimates for recommendations.

Arrived at home for two system heat maintenance inspection. Our client provided filters to be replaced today. After replacing the filters, I proceeded to test and inspect both furnished units. I began by first clean the flame sensor, pressure, switch, ports, and cleaned out the furnace cabinet. I also did a visual inspection on both blower motors and found them to be clean at this time. I tested to ensure that the fire safety for both furnaces were working properly as well as tested inducer and blower motors for each unit. Everything passed inspection today. I discussed protecting equipment with surge protection but our client. Declined at this time. Both units are running properly on departure

Returned to suite due to clients concern of water leaking from ceiling. I found that the return plenum box was not sealed with mastic and all 4 corners of the box were not sealed. These corners correspond with the wet spot on the ceiling tiles. Our client elected to seal the plenum box on the exterior side to help prevent future water leakage. I showed our client pictures and let him know it would take about 48 hours to completely dry. No leaks found on rooftop at this time.

Arrived for single rut heat maintenance inspection. Began by replacing air filters inside the suite for our clients. Once replaced I proceeded to the unit. I tested and checked all electrical components and ensured the electric strip heat was working properly. I found the control board of the unit to have corrosion on it and 2 legs of electric strip heat are very high. The blower motor is also over amping its recommended specification. I showed this to our client and he elected to monitor the unit for now. And potentially replace the entire system when failure occurs. I did I for him that his unit is the only unit without gas heat and upgrading to heat would be an option when replacing the unit.
