Arrived at home for two system heat maintenance inspection. Our client provided filters to be replaced today. After replacing the filters, I proceeded to test and inspect both furnished units. I began by first clean the flame sensor, pressure, switch, ports, and cleaned out the furnace cabinet. I also did a visual inspection on both blower motors and found them to be clean at this time. I tested to ensure that the fire safety for both furnaces were working properly as well as tested inducer and blower motors for each unit. Everything passed inspection today. I discussed protecting equipment with surge protection but our client. Declined at this time. Both units are running properly on departure

Returned to suite due to clients concern of water leaking from ceiling. I found that the return plenum box was not sealed with mastic and all 4 corners of the box were not sealed. These corners correspond with the wet spot on the ceiling tiles. Our client elected to seal the plenum box on the exterior side to help prevent future water leakage. I showed our client pictures and let him know it would take about 48 hours to completely dry. No leaks found on rooftop at this time.

Arrived for single rut heat maintenance inspection. Began by replacing air filters inside the suite for our clients. Once replaced I proceeded to the unit. I tested and checked all electrical components and ensured the electric strip heat was working properly. I found the control board of the unit to have corrosion on it and 2 legs of electric strip heat are very high. The blower motor is also over amping its recommended specification. I showed this to our client and he elected to monitor the unit for now. And potentially replace the entire system when failure occurs. I did I for him that his unit is the only unit without gas heat and upgrading to heat would be an option when replacing the unit.

I arrived for a single system maintenance inspection. The board president informed me of a noise issue from the unit. I began first by doing a visual inspection on the air handler. I found the 22*22*1 filter extremely dirty and restricting airflow. This is causing the unit to make a loud noise due to airflow restriction. I showed this to our client and washed the reusable filter and let it dry completely before reinstalling it. I proceeded to inspect the electric strip heat and ensured all components were operating within manufacture specifications. I found the blower motor to be pulling high amps due to the dust on the blower wheel. I showed this to our client and we discussed cleaning the motor to ensure efficiency and life of the equipment. I then proceeded outside and tested all the electrical components and Freon pressures of the unit. Everything passed inspection today. I did also wash the condenser coil as part of today’s visit. Our client would potentially like to invest in

Preformed system, maintenance check and draw clean condensing coil and indoor unit of any dusting debris. Recommended 1) Blower motor capacitor as it was below the 6% manufacturer recommends replacing. 2) Pull and clean Blower Motor and Fan Blades. 3) 2026 V.I.P. Renewal Maintenance

Preformed 4 system maintenance on 4 single stage gas units all units operating at manufacture spec. No current issues at this time. Recommended pan treatment, and replacement on blower motor.

Performed 2 system heating maintenance. Checked amps, filters, cleanliness, electrical, and safeties. System are performing to manufacture specifications. Provided pricing for noticed issues and spoke with the customer about the end of the year special. Customer is interested in getting pricing to replace two 4 ton gas completes.

Performed visual inspection of RTU on unit and found residual oil on the outside of the condenser coil. I also check the system for refrigerant and found the circuit completely flat. Verified that condenser coil is in need of replacement, must check with local vendors for timeline of availability. I informed the POC of extended timeline of condenser coil availability and will keep them informed of future updates.

Performed 2 system heating maintenance. Checked amps, filters, cleanliness, drains, electrical, inducers, blowers, igniters, flame sensors, and safeties. Systems are heating to manufacture specifications. Concerns and suggestions 1. Suggest adding more water safety switches and doing a drain treatment. 2. Concerned about dust build up on the blowers. This causes unnecessary wear to happen to the blower motor because it is having to work harder to do its job and can result in failure. 3. Concerned about the inducer failing soon because it is not currently functioning correctly. The internal blades and catching the cage around it. This adds extra stress to the inducer and it will fail.

Came out for 1 system maintenance on gas trane upflow system. Started by checking sequence of operations of heating components. Burners are operating as designed, all safeties are operating properly. Customer just changed 20x25x1 filter. Recommend adding blow out kit,pan treatment and compressor savor to improve efficiency and longevity of system. Thank you for your time.
