Arrived at our clients home for a 2 system maintenance inspection. Due to colder temperatures this morning I did put the units to heat to create a heat load on the home. While the units were heating I proceeded to work outside and test all the electrical components for both outdoor heat pumps. Everything except the downstairs capacitor tested in range. I showed this to our client and he elected to replace it today. I then proceeded to cool the home and test the indoor units and check temperatures drop. I found that the drain lines for both units are plumbed together and have standing water in them. The drain to the main downstairs bathroom of the home. I showed this to our client and we discussed water safety and clearing the drain line. He also elected to install them today and flush and clear the line. Once all the work was completed I showed him pictures and videos of how to service the line and also of the new capacitor for the outdoor unit. Everything is now testing in range and

The system is cooling within specs at this time but I suspect the system has a leak. I have a video of my sniffer going off but could be from me hooking up. I observed a large amount of oil. I booked a return visit for April 7th. I performed a drain treatment with performing service. I collected for renewal and drain treatment. I provided pricing for duct cleaning, as well.

The systems are cooling to manufacture specifications with some recommendations. Recommendations 1. Both systems have debris stuck in the evaporator coils. This causes inefficient cooling, restricted air flow, and poor air quality. It is advised that a chemical wash be performed to remove debris build up. 2. Both systems have debris build up in the condensing coils. This causes the system to not cool efficiently due to not being able to exhaust the heat out of the system properly. It is advised that a chemical wash be performed on the condensing coils. 3. The filter are extremely dirty and are in need of replacement. The systems need adequate air flow to perform as efficiently as possible with minimal failures. Pricing was provided for repairs.

Arrived at our clients home for maintenance inspection. Our client had recently replaced air filters for both units and did not need them replaced today. Upon inspection of the indoor attic units I immediately noticed that both units are without water shut off switches. I explain the importance of these to our client, and how they would prevent water damage in the home. I did proceeded to inspect the blower motors and found dust to be accumulated on both motors with the downstairs having more significant dust accumulation on it. I Then proceeded outside to test the electronic components for both condensing units. Both units have recently had capacitors replaced. Both outdoor units show signs of high start amps with burnt contactors visible. The upstairs unit is exceeding manufacturer specifications for start amps. I stressed the importance of trying to maintain equipment before complete failure occurs. The downstairs unit is over 60% of its max limit. I showed this information to ou

Performed single system cooling maintenance. The system is a 2020 zoned trane heat pump. I checked the amps, capacitor, filter, refrigerant, electrical, drains, safeties, ducts, and cleanliness. The system has a leak in the outdoor unit at the true suction port. The system is approximately 4 pounds low. It is recommended to replace the schrader core, cap, and add refrigerant back to the system. The evaporator coil has oxidation and this causes efficiency reduction. It is recommended to perform a light cleaning to remove the oxidation.

Evaluated the scope of work that would need to be done to install a return to the daughter’s room. We would need 8” duct, 8” collar, 8” elbow, and 8” boot. We will have to run the duct to the bottom of the return plenum and that is why we need an elbow.

Arrived at home for unit not heating properly. Client stated he noticed temperature drop earlier today. This unit take care of majority of home. I proceeded to the attic and confirmed the filter had not been replaced in over 6 months. I immediately found a failed contactor with burnt wires. I showed this to our client and we discussed repairs. The unit is under warranty but I did not have access to trane due to time of day. I informed our client of the charge for not using a “factory” part. He agreed. I made the repair and put the unit to heat the home. I mistakenly left a low voltage wire lose and once I repaired that unit began to heat properly. Our client elected to sign up for maintenance again as well The unit is currently without a filter and our client has order new ones for the unit.
