Arrived for the upstairs unit not cooling properly. Our client had replaced thermostats and fuses without any luck of turning the unit to cool. I immediately went outside and found a failed contactor. I further tested the capacitor and ensured it was still good. I showed my findings to our client and she elected to replace the contactor and join our maintenance plan for both units. I made sure the unit was cooling properly with a 20° drop and our client informed me she leaves the unit off upstairs unit she wants it cool. I recommended that she leave the thermostat on at a 77°/78° set point so that the unit does not have to work extra hard to cool the upstairs space. We also discussed moving the chair in front of the return grill just a little to let the unit breathe better. When testing the unit I found the compressor start amps to be very high. Over manufacture specifications, I sent an estimate for a hard start kit that will help bring the start amps down and help extend the life

I arrived at our clients home for concerns that the fresh air exterior vent was damaged. I first proceeded into the attic to verify the integrity of the duct and confirm it was secure. I then climbed onto the roof and found the exterior cap to be an exhaust cap that is meant to push air out. It was in a stuck open position, most likely caused by the heavy winds. I was able to take measurements and explained to Mr. Dowling that this was not the appropriate cap for the fresh air option. We discussed replacement options and Mr. Dowling elected to replace the cap as well as sign up for our maintenance agreement plan for 1 year. I will return Monday morning to preform the repair and complete the maintenance service at the same time.

Performed a 1 system spring maintenance ( gas). Tasks performed. 1. Visually inspected condenser coil for debris/ dirty,,,,recommended a surge protector to prevent any over current damage. 2. Inspected condenser fan motor. 3. Inspected condenser fan blades. 4. Inspected/ cleaned wiring connections. 5. Tested compressor/ condenser fan motor capacitor,,,,highly recommended a hard start kit to extend the life on the compressors and would release some stress at starting. 6. Customer stated all was well in regards to normal unit operation. Upon initial inspection of the outdoor unit, it was noticed that the high voltage wires were burned. Customer quoted and accepted repairs on the wires. While searching for the breaker, it was realized that there is no disconnect outside. It is probable that the lack of a disconnect and surge protector caused the burn in the wires. Contactor and capacitor were testing within range. Start amps were a little high, but not overly so. It was also noticed that the condenser coils were quite dirty. I made sure to clean them very well to assist with heat exchange.It was also noticed that the drain pan on the furnace was rusty. I recommend treating the pan with a spray before the pan entirely rust out and needs replaced. Customer quoted for disconnect box at outdoor unit with surge protector. Unit in good working order upon departure.

I arrived at our clients home for a 2 system cooling maintenance inspection. Our client did not have filters for replacement today but will purchase and replace both filters himself. I began at both outdoor units, testing and inspecting the electrical components for both units. I found both compressors to have very high start amps. Exceeding manufacture specifications. I showed this to our client and we discussed the option of adding a hard start kit. To the compressors. This will help the compressor start and run more efficiently and help prevent irreparable damage to the compressor. I then proceeded indoors to both attic units. I found evidence of rodents in the attic and showed this to our client. They have already addressed the rodents in the home previously. I tested both blower motors and ensured both units had 20° temperature drop. I did find that both units had dust accumulated on them. The downstairs unit had more dust and more growth on it and we talked about cleaning this

The system is cooling within manufacture specifications. During service, I presented the air scrubber audio book and talked about stuff that the system could use. I provided options and discussed those options. The drain has build up forming in the ptrap, the system needs more return, the current drain set up makes the current float switch almost useless, and the blower has slight build up.

The system is performing mostly within manufacture specifications. During the evaluation, I took notice to the ducts becoming strangled by the nylon hanging straps. With the weight of the ducts, it was only a matter of time. I brought it to the customers attention, and I recommended saddles be added to all the ducts for proper support. The ducts have some build up. This causes components in the furnace to become dirty, poor air quality, and prematurely failed parts. It is advised that they get cleaned to preserve the life of the parts/system for as long as possible. During a start up test on the outdoor unit, the compressor pulled too many amps. This results in damage to the compressor windings, the capacitor, the contactor. It is highly recommended to install a hard start kit to bring the starting amps back t

Performed 2 system cooling maintenance. I checked amps, capacitors, filters, cleanliness, drains, electrical, refrigerant temperature, and temperature difference. The systems are cooling within manufacture specifications. I provided pricing for necessary repairs. The upstairs unit’s condensing coil has build up. This makes the system inefficient and not cool as intended. The evaporator coil has some oxidation present and this causes poor temperature transfer resulting in reduced efficiency. The capacitor for the downstairs unit is reading 27/45. I almost assume that this part is going to fail this summer. This will cause the compressor to not start. The systems could use some additional protection by adding Ss3 float switches. These switches add another layer of protection against water damage by a clogged drain line.
