Arrived at home for unit not heating properly. Client stated he noticed temperature drop earlier today. This unit take care of majority of home. I proceeded to the attic and confirmed the filter had not been replaced in over 6 months. I immediately found a failed contactor with burnt wires. I showed this to our client and we discussed repairs. The unit is under warranty but I did not have access to trane due to time of day. I informed our client of the charge for not using a “factory” part. He agreed. I made the repair and put the unit to heat the home. I mistakenly left a low voltage wire lose and once I repaired that unit began to heat properly. Our client elected to sign up for maintenance again as well The unit is currently without a filter and our client has order new ones for the unit.

Performed single system heating maintenance on a 2022 gas furnace. The system is zoned. I checked electrical, cleanliness, drains, blower motor, inducer motor, flame sensor, igniter, and other safeties. The system is fully operational but does have some issues that need to be addressed. Recommendations 1. Recommend flushing the drain with our chemicals to ensure the drain is prepared for cooling season. 2. The system has a bunch of build in the return plenum. It doesn’t appear to be built up in the duct or after the filter. I recommend that we clean the return plenum because dust will begin to work through filter and cause the rest of the system to be dirty. This leads to the blower, evaporator coil and ducts becoming dirty. 3. I advise that an airscrubber get installed into the system to try and minimize dust content in the home. This product treats the air and ionizes dust particles to allow it to be caught by the filter easier.

Performed 2 system check on 2 RTU units. Daikin unit is from 2023 and the Carrier is from 2024. Examined the system the best I could with keeping them operating. These units are used to keep a building cool. Systems are performing well and I recommend replacement of the filters.

I arrived at our clients home for a duct cleaning estimate on 2 gas furnaces. I began by checking the return filters in the attic and inspecting the return duct work. Our client has 17 total supplies with 5 returns. The largest returns are above the stairway which are the dirtiest ones. While inspecting the ductwork I also took pictures of both blower motors. These motors have visible signs of oil leaking from them and may be near failure. I also went through the air quality report and showed our client. After talking with the office we applied an additional discount for the duct cleaning service and maintenance agreement. Our client declined to move forward.

Performed single system heating maintenance. I checked amps, capacitor, filter, electrical, cleanliness, drains, and safeties. The system is heating inside of manufacturer specifications. I noticed a couple things that should be addressed. Recommendations 1. The blower capacitor is reading far below the recommended rating. This will result in the blower motor possibly running backwards or not at all. 3.0/7.5 2. The system does not have enough return. This will cause excessive pressure inside of the system putting added wear on the blower motor, evaporator coil, and compressor. 3. The blower has some dust build up on the wheel. The dust causes reduced efficiency and addition stress to the motor resulting in a premature motor failure. 4. The control board has some discoloration around some resistors and is an early sign of the control board shorting out.

Perform system maintenance on 2024 Trane 2 stage communicating system. checked all operating components of system. Everything operating at this time. Homeowner had a few concerns that his electric bill is higher than previously with his older system. The thermostat master bedroom was showing 4° off a motor also stated that it just doesn’t feel getting warmer. Adjusted thermostat master bedroom to match rest of temperature readings gathered from inside the house also noticed fresh air dumper wide open, causing system to cool faster, possibly causing duct system to cool and causing the furnace to work twice as hard to warm the house adjust the pressure as needed so that it only opens 30 to 60% of the fan operating runtime adjusted tempers on units to build pressure and Plenum allowing better airflow distribution through deck system.

I found the system shut down due to a tripped reverse air flow switch. After I reset it, the system became operational. I observed that the return in the floor was covered. I suspect the system became too hot because of poor airflow. I provided pricing for a reverse air flow switch and blower capacitor. The blower capacitor was reading 4.9 out of 7.5. The system is from 1994. I ran a CO check on it. My recommendation is a replacement of the 70k heater. The outdoor unit is a package unit and is not associated with the indoor.

I arrived at our clients home for a single system 2 zone maintenance inspection. Our client did not have a replacement filter today but ordered them to be replaced. I began by cleaning the flame sensors and pressure switch ports. I then proceeded to test the inducer and blower motor. Both motors are pulling high amps but still within manufacture specifications. The blower motor is very dirty and should be cleaned to help maintain the motor and prevent premature failure. I also showed our client a picture of the control board with a burnt resistor. She is aware that it is currently working but may fail soon. I tested and ensured all fire shutoff safeties worked. Everything passed inspection today. I created 2 estimates. One for a full duct cleaning and another specifically for the blower motor to be cleaned. The system is running on departure.

Returned to home to install replacement zone damper motor for the upstairs zone. Once replaced I tested both zone from the thermostat and ensured both motors were working. I found the bypass damper to be set with the highest restriction and adjusted it to allow residual air to be offset when the upstairs zone is working. This should help with the home comfort. The unit is running properly and our client is aware that the downstairs motor was not replaced today.

Arrived for a single system 2 zone maintenance inspection. Our client had concerns about the upstairs zone staying too warm for her daughter as well as how to properly set both thermostats. I found the thermostat upstairs with fan ON. Which allowed hot air into the space when the downstairs was trying to heat up. We discussed how it was best for both thermostats to be set to fan auto and also to either heat or cool otherwise the equipment would continuously run. I first went outside and tested the heat pump and ensured everything tested in range. Everything passed. I then went into the attic and tested the electric heat strips. After that I did also test both damper motors. I did find that the upstairs damper motor had failed and was unresponsive to the call from the control board. This also would contribute to uncomfortable temperatures upstairs and I shared my finding with our client. She elected to replace the motor. We will order the motor and replace it as soon as we have it in
