I arrived at our clients home for the ac not cooling properly. Our client mentioned that the temperature started to rise yesterday and after resetting the breaker and changing the filter nothing helped the unit. I proceeded outside and found the condenser unit on and running. I proceeded upstairs and took a temperature measurement. It was only dropping 1.6°. While in the attic I also saw frost build up on the TXV of the indoor coil. I proceeded outside and connected my gauges to find the unit was almost nearly empty of refrigerant. I showed my findings to Mrs Warren and we discussed options for repair. I then contacted goodman and found the equipment had not been registered under warranty and if it had defaulted it would only have 5yrs. The unit is 7 years old and Goodman will not sell a replacement coil due to the phase out of r410a. I discussed this with the Warrens and they elected to move for ward with the 14seer replacement option. They are aware that we are reusing some existi

Found a snake stuck on top of the unit,,,(condenser fan motor), prat of the body was wrapped around the shaft/ grill, and parts at the bottom. All of it was removed from the unit( smaller unit #1),,, customer signed up for the maintenance agreement ,,,, condeser unit was washed today,,,unit was set to cool , unit came on normall.

Found leak in evaporator coil around TXV. Unit is not cooling. Rescheduled appointment to Friday due to rain preventing a complete system check to ensure there are no other outstanding issues.

I arrived to our clients home for concerns about high humidity in the home. We discussed current humidity levels and desired humidity. Victoria would like it in the mid 40’s. We briefly discussed how the unit doesn’t have full capacity to remove that much humidity being a builder grade unit but I would investigate why she was experiencing high levels. I proceeded into the attic and immediately found a fresh air damper motor It was programmed to run for 30 mins of every hour. I brought this to our clients attention and suggested we turn off the damper. They agreed and I shut it off. I then proceeded to preform the cooling maintenance on the system. I started outside by testing the electrical components of the condenser. I found a capacitor that is beginning to fail and subsequently it is causing the compressor to have high start amps. It is also causing. The contactor to overarch and have burn marking on the contactor pads. We discussed replacing these components but victorias fathe

Customer stated that the upstairs apartment is not cooling,, that the thermostat is not keeping up. Started diagnostic at the outdoor unit, found the unit off,, due to a pitted contactor, last visit we recommended a bundle electrical repair because contactor was in bad condition, weak capacitor and weak hard start kit, we managed to get the unit up and running for now but we don’t know how long it would last .

Arrived at our clients home for a single system cooling inspection. Our client did provide a filter to be replaced today. Once replaced I proceeded outside to test the electrical components of the unit. Everything passed inspection today. I did also wash the coils of the outdoor unit and showed these pictures to our client. Both indoor and outdoor units are without surge protection. I proceeded inside and tested the supply temperature as well as the blower motor amps. The motor is reading high draw due to the dust collected on the wheel. I also showed these findings to our client and she requested an estimate for a drain pan replacement and a blower wheel cleaning. The unit is still operating and cooling properly.

Performed a 3 system spring maintenance ( AC / Electric heat). Tasks performed. 1. Visually inspected condenser coil for debris/ dirty. 2. Inspected condenser fan motor. 3. Inspected condenser fan blades. 4. Inspected/ cleaned wiring connections. 5. Tested compressor/ condenser fan motor capacitor. 6. Checked refrigerant pressures. 7. Checked compressor amp draw. 8. Inspected blower motor/ blower wheel. 13. Checked blower amp draw. 14. Measured temperature differential . 15. Inspected drain lines. 16. Washed condenser unit. All 3 condenser units were extremely dirty,,, we did a deep wash on all of them. Found a bad overflow switch on unit #4A,, It was replaced today. Found no more issues/concerns at this time, units are working properly.

Preformed a 2 system cooling maintenance inspection. I began by checking both outdoor units. I tested all the electrical components for both units and found the main area unit’s capacitor to be testing low. Subsequently it is causing the compressor to have high start amps. I showed this to Mr Dowling and we discussed options to replace the capacitor under warranty and also add hard start kits to help reduce the amount of start amps to both compressors. I proceeded into the attic and tested the blower motors for both units. The front area unit motor amps are high and both units have dust accumulated on the blower wheels. I will send an estimate for pulling and cleaning the blower wheels and we can continue to monitor the systems performance over time. Mr Dowling did elect to install 2 Hardstart kits today and immediately the start amps were reduced. Both units are running properly on departure.
