I arrived at our clients home for a single system 2 zone maintenance inspection. Our client did not have a replacement filter today but ordered them to be replaced. I began by cleaning the flame sensors and pressure switch ports. I then proceeded to test the inducer and blower motor. Both motors are pulling high amps but still within manufacture specifications. The blower motor is very dirty and should be cleaned to help maintain the motor and prevent premature failure. I also showed our client a picture of the control board with a burnt resistor. She is aware that it is currently working but may fail soon. I tested and ensured all fire shutoff safeties worked. Everything passed inspection today. I created 2 estimates. One for a full duct cleaning and another specifically for the blower motor to be cleaned. The system is running on departure.
Returned to home to install replacement zone damper motor for the upstairs zone. Once replaced I tested both zone from the thermostat and ensured both motors were working. I found the bypass damper to be set with the highest restriction and adjusted it to allow residual air to be offset when the upstairs zone is working. This should help with the home comfort. The unit is running properly and our client is aware that the downstairs motor was not replaced today.
Arrived for a single system 2 zone maintenance inspection. Our client had concerns about the upstairs zone staying too warm for her daughter as well as how to properly set both thermostats. I found the thermostat upstairs with fan ON. Which allowed hot air into the space when the downstairs was trying to heat up. We discussed how it was best for both thermostats to be set to fan auto and also to either heat or cool otherwise the equipment would continuously run. I first went outside and tested the heat pump and ensured everything tested in range. Everything passed. I then went into the attic and tested the electric heat strips. After that I did also test both damper motors. I did find that the upstairs damper motor had failed and was unresponsive to the call from the control board. This also would contribute to uncomfortable temperatures upstairs and I shared my finding with our client. She elected to replace the motor. We will order the motor and replace it as soon as we have it in

Addressed a loud noise that customer was experiencing. I determined that it was the defrost cycle bycbring the customer outside and testing it. Recommendations 1. Recommend performing a drain treatment on the drains to prep for next cooling season. 2. I recommend adding a u/v light due to dust starting to build up within the system in the attempt to slow it down.

House does not have gas right now. Customer was under the assumption that we look at all of the gas pipes in the house. I clarified that only a very small portion is associated with us and instructed him to call a plumbing company. Cycled unit with a jumper to see if the system was sorta operational. The system seems to work fine but needs gas. System currently does not have wires to where the thermostat was moved to. Outdoor unit is currently levitated by the copper lines because the foundation repair crew caused it to lose all of its dirt. System appeared to be zoned but does not need it. Instructed customer to give us another call if there are other code violations or other needs for our services.
Unit is located near building D. Unit is on a green shipment container. System is in a horrible state. LEDs on inverter board do not work. System will run but doesn’t seem to be pumping heat. Indoor unit will not speed the blower up either. Customer is interested in replacement of the mini split.
