Job Locations

Performed single system cooling maintenance. The airhandler is from 2020 and the heat pump is from 2013. The system uses R410a. I checked amps, capacitor, filter electrical, safeties, drains, and cleanliness. The system is cooling well apart from the capacitor in the outdoor unit. We replaced it back in 2023. The charge is down to 40.5/45 during running. I provided prices to replace it with a generic or industrial grade capacitor. Also, I provided another option for air treatment besides the Apco-x. Customer is not interested in repairs at this time.

Performed 2 system cooling maintenance on systems that were installed in 2021. The systems are heat pump. I checked amps, capacitors, filters, drains, electrical, and cleanliness. The systems are performing inside of manufacture specifications. The evaporator coils are having some build up on the backside of coil. I suggest that both coils be cleaned to prevent the coil from becoming plugged and requiring a more in depth cleaning.

Performed single system cooling maintenance. The unit is a 2019 gas furnace. I checked amps, capacitor, filter, electrical, safeties, drains, and cleanliness. The system is performing within manufacture specifications. I noticed that the only concerns are related to cleanliness. I seen that the blower wheel has excessive dust build up and this adds wear to the motor itself ultimately reducing its lifespan. The outdoor coil has some build up inside of the bristles. The reduces to efficiency of the system overall and can result in system faults. The drain’s current design for pan float renders it almost useless. This is because both drains would have to become clogged for it to trip. I recommend adding a primary float switch to notice a clog before it progresses from a little problem to a big problem.

We started off changing the filter 20x25x1. Upon inspection of the unit we found wire to be cut/chewed in half by some kind of rodent. Repaired wire and restored power to the unit. We also checked and tested electrical components. Everything tested within manufacture specifications today. As a courtesy we placed foil tape to help denture rodents from entering outdoor unit. We did briefly discuss routine maintenance and sent an estimate for membership agreement. Unit is cooling on departure.

Returned to home to preform blower wheel cleaning and replaced rusted drain pan. I first cleaned the blower wheel and housing and replaced it in the unit. I then replaced the drain pan and showed Tina all the before and after pictures. We also discussed using white vinegar down the primary drain line to help prevent and future clogging in the unit. The unit is running properly on departure.

The front and back of the unit is leaking air on the supply plenum. This allows me to use spray glue, metal tape, and mastic to seal the unit.

I arrived at our clients home for the ac not cooling properly. Our client mentioned that the temperature started to rise yesterday and after resetting the breaker and changing the filter nothing helped the unit. I proceeded outside and found the condenser unit on and running. I proceeded upstairs and took a temperature measurement. It was only dropping 1.6°. While in the attic I also saw frost build up on the TXV of the indoor coil. I proceeded outside and connected my gauges to find the unit was almost nearly empty of refrigerant. I showed my findings to Mrs Warren and we discussed options for repair. I then contacted goodman and found the equipment had not been registered under warranty and if it had defaulted it would only have 5yrs. The unit is 7 years old and Goodman will not sell a replacement coil due to the phase out of r410a. I discussed this with the Warrens and they elected to move for ward with the 14seer replacement option. They are aware that we are reusing some existi
