Preformed Dryer Vent Cleaning. Preformed 2 system heating maintenance gas systems. I tested all electrical components and safeties on both units in the attic, along with cleanliness. All electrical components and safeties were testing within manufacturer specifications. Overall cleanliness of the unit was satisfactory. Clients filters did not need to be changed at the time of inspection. I ran air advice to test the air quality throughout the home. Air advice report came back testing very good air quality. I did notice both units inside and outside did not have surge protection on them. I provided estimates to have full system surge protection installed to both upstairs and downstairs units. I placed both thermostats back to cooling and both were cooling upon departure.

Came out today for QC visit on new install. Started inside at t-stat (Honeywell) turned system down to check over unit. System is level all wiring is good no error codes. Measured 20 degree temp split from supply to return. Drain line is draining at this time. System is clean. And operating as designed. Gas heat and safeties are working as intended without issue. Outside unit is level all electrical components are good and tight. All components are operating as designed. Pressures were within manufacturer specifications, however we will want to check pressures again when it is warmer outside to ensure proper change level. Unit in good working order upon departure. Arrived on site, homeowner stated all was well with system operation to her knowledge. I asked if she had addressed the plumbing issues from the last time I was here and the homeowner stated she had the vent pipe replaced, and then the clog removed. Started inside at t-stat (Honeywell original) turned system down to check over unit. System is level all wiring is good no error codes. Getting over 20 degree temp split. Drain line is draining well. Added a small amount of insulation to the p-trap where I noticed a little condensation. Plenum and filter are very dirty recommend duct cleaning. Outside unit is level all electrical components are good and tight. Start and run amps are within manufacturer specifications. Both indoor and outdoor fan motor are testing within manufacturer specs. All components are operating as designed. Pressures were within manufacturer specifications. Tested gas heat components and heating itself and found no issues. Unit in good working order upon departure.

Arrived on site for heating maintenance. Reviewed plenum installation per homeowner request and did not find any air leaks or condensation on the plenum. I did secure some of the wire mesh in the attic better with screws. Tested inducer motor start and run amps and found them to be within manufacturer specification as well as the capacitor. Tested pressure sensor to in sure proper function. Cleaned flame sensor of carbon build up to ensure it continues to work properly. Igniter is working without issue. Gas valve is allowing proper gas flow. Unit in good working upon departure.

After inspecting your HVAC system, I strongly recommend replacing the current 3-ton unit. We are performing a load calculation for the home. Given that this is an Airbnb with higher and more variable occupancy, a 3.5-ton system is likely a better fit to maintain comfort and reliability. Estimate on a duct cleaning. Upon arrival customer stated that she’s selling the house and has a showing this weekend. Customer is wanting her ductwork cleaned to remove any odor in the house that might be unpleasant for a buyer. During my inspection I checked the ductwork and found them to be dirty, I showed my pictures to the customer and she agreed that they could use a cleaning. We will perform level duct cleaning on a single system home this Wednesday August 27th, we will arrive between 8am-9am. I also informed the customer about our air purification system to help purify the air and help remove odors but she isn’t interested at this time and only wants to do the duct cleaning for now. Customer is paying with a check and paid a $250 non-refundable deposit today via check.

Arrived on site, and found drain line not draining properly. Blew out drain line with nitrogen and line would drain initially. However, I would receive back pressure shorty there after stopping the line from draining. Adjusted pitch of drain line to ensure that was not the issue, and had no different results. Upon tracing the drain line, I found water leaking out of the cast iron vent pipe that the drain line was tied into. Advised homeowner that unit may not work properly until this issue is addressed and that a plumber would need to address this issue. I advised the homeowner that we could run another drain line draining outside into an irrigation box, however I recommended addressing the larger issue with the vent pipe. Unit running upon departure, and drain line intermittently draining.

Upon arrival, I found the compressor was off on thermal overload. I cooled the compressor down and checked my refrigerant pressures. The system is low on 410a refrigerant. The system is a 2012 gas system. I presented options to the customer to address the issue. I offered filling it up with refrigerant, filling it up with leak seal, and system replacement. The customer elected to proceed with system replacement. The customer chose the 14 seer2 American standard 5 ton gas complete. It is scheduled to be installed on Thursday. 7/31/25. I collected half as down payment for the install.

I installed the blower motor and a surge protector. I tested the system to ensure it is cooling. I discovered after repairing the unit that the drain is clogged. Customer did not want to move forward with clearing the drain at this time. I checked amps, filter, electrical, safeties, drains, cleanliness, refrigerant temperature, and temperature differential. The systems are performing inside of manufacture specifications. The customer ran out of drain treatment solution and purchased our total-c. Customer approved installing float switches on all the systems. I had one and installed it. I collected a deposit to cover the one float switch. We will need to come back to check 2 outdoor units with a can of bee spray and we will install the other switches when we return.

I arrived at our clients home for a single system cooling maintenance inspection. I began by locating the equipment. Our client had recently replaced his air filter and did not need it changed today. I proceeded outside and put the outdoor condenser into test mode, it passed with zero faults found. I then proceeded to wash the outdoor coil and ensure it was clean for the remaining season. I then went inside and tested the blower motor. The motor did have high run amps but our client does use his unit to circulate air frequently in the home. I did also use TotalC down the drain line to help prevent any future clogging. The 7nit is running properly on departure.

Why are clients home to confirm outdoor TXV had failed. Client updated us on diagnostics that had been performed earlier today. We further discussed the design and ductwork of the indoor air handler. We proceeded to diagnose the outdoor unit and confirm that the outdoor TXV was not threaded, but it was in fact missing O-rings on the TXV component. I showed this to our client and we confirmed the brass fitting was not cross threaded. We discussed options for repairs and potentially wiring the indoor equipment to run only 1 thermostat. Will send options and let client decided how he wants to move forward.

Performed single system heating maintenance on a 2024 gas furnace. I checked amps, filter, electrical connections, flame sensor, igniter, gas valve, cleanliness, drains, and other safeties. The system is heating to manufacture specifications. Recommendations 1. Performing a chemical flush on the drain line to ensure it is ready for cooling season. 2. The system is still within the time frame to apply a labor warranty to it. The labor warranty is transferable to new residents. Items that are add ons, preexisting, and consumables are not covered under labor or parts warranty. Example of preexisting is the drains. Example of consumable is the refrigerant. Examples of add on are hard start kit, float switch, u/v lights, and filters.

I arrived at our clients home for a 2 system maintenance inspection. Our client provided new air filters to be replaced today. On e the filters were replaced I proceed to clean and test both furnaces. I cleaned the flame sensors, pressure switch ports and ensured the fire shutoff safeties were all working properly. All motors were testing within manufacture specifications today. While preforming the gas leak test I did find the upstairs unit to have a small gas leak at one of the union fittings. I showed a video to our client and we addressed it immediately. We also spoke about air purification for both units and I sent over an estimate for 2 Air Scrubber systems. Both units passed todays inspection and are ready for remainder of winter.
