Job Locations

Performed single system cooling maintenance. I checked amps, filter, electrical, refrigerant, drains, safeties, and cleanliness. I found that the system had a refrigerant leak in the true suction port. I replaced the schrader and charged the unit with customer approval. The system is now cooling inside of manufacture specifications. The customer installed a surge protector for the outdoor unit.

Inspected wire connections. Breaker matched to unit. Pad level and has enough space. Inspected float switch. Checked refrigerant pressures. Pressures were testing below range added refrigerant until within manufacturer specifications. Unit in good working order upon departure.

systems outside capacitor was reading low causing system not to cool. Replaced capacitor under parts and labor warranty. system is running and cooling to manufacturer specfication

Performed a 1 system spring maintenance ( heat pump). Tasks performed. 1. Visually inspected condenser coil for debris/ dirty. 2. Inspected condenser fan motor. 3. Inspected condenser fan blades. 4. Inspected/ cleaned wiring connections. 5. Tested compressor/ condenser fan motor capacitor,,,homeowner stated that he was told previous visit that 5he capacitor was low and he wanted to be replaced today,,capacitor was reading 42/45 mfd ,, was replaced today. 6. Checked refrigerant pressures. 7. Checked compressor amp draw. 8. Checked condenser fan motor amp draw. 9. Inspected / replaced return filter. 10. Inspected return plenum for debris/ dirty,,,return plenum is dusty, recommend a duct cleaning. 11. Inspected evaporator coil,,evaporator coil is slightly dirty highly recommend an evaporator coil cleaning for better efficiency. 12. Inspected blower motor/ blower wheel,,, blower wheel/ wiring have buildup, highly recommend a blower cleaning. 13. Checked blower amp draw. 14. Measured tempe

Tenant stated that the upstairs unit is not cooling,, Found the unit frozen,, unfortunately we can’t diagnose it the way it is,,we have to wait until unit is cleared. Unit is running with R22 refrigerant ( no longer made).

Dryer vent on roof blocked. Very dirty inside of dryer vent. Cleaned dryer vent, unblocked vent outlet on roof, and cleaned out dryer of all lint. Showed before and after videos of the dryer vent to the customer.

Measured temperature differential from supply to return. 20 degrees measured. 14. Inspected drain lines and treated to prevent blockages 15. Washed condenser unit to promote heat exchange Measured high super heat and subcool on new unit. Unit may not have enough return air. Found air leaking into the unit for the old clean air effects box door. Expressed to customer the importance of keeping air filters changed. And quoted additional return and sealing of the air effects door

Tenant stated that the unit wasn’t cooling properly, that is was very humid inside the house. After setting thermostat to cool we proceeded to inspect the outdoor unit, condenser unit wasn’t working, found a bad 70/5 dual run capacitor, got approval to replace it over the phone( landlord), after replacement, unit was tripped on thermal overload, watered down for 3 minutes, unit came on normally, checked compressors/ condenser fan motor amp draw, measured temperature differential, had 21 degrees split differential, found no more issues/ concerns at this time.

The unit is in a closet upload system. Will be just a change out system. Payment per month: $187

Homeowner stated that the unit is leaking water,, that we were here yesterday for the same reason. Found main drain line clogged up, had to cut the line to blow it out one direction ( with nitrogen),, line was tested/ treated after clearing, customer was present all the time, poured plenty of water through. It seems the line wasn’t draining in the past because was dried, we believe the unit is draining underneath the house. Found no more issues at this time.
