Found drain line for 3 ton systems completely clogged. Unclogged drain. Noticed the system was full of mold. Advised homeowner that system is full of mold and might consider replacing system. Got with Jesse for an estimate. Customer accepted pricing. Just wanted to get with financing. Jesse will be speaking about about them With financing by tomorrow at nine in the morning. Arrived on site and found system running completely. Leak outside was due to water heater not ac system. Home owner rejected Complete service to system so no other payments would be added. Visually inspected drains and system in attic and outside. Everything looks to be performing correctly. System is currently running at this time. Please the last name to Gattu. Verified that system is compatible with a 4 ton or 3.5 ton system built estimate for customer and sent it over to his email. Customer will be reaching out to us on Wednesday to let us know if estimate is accepted
Replacement of condenser fan motor under parts only warranty. Installed new motor and verified all bolts are tight. Wired up new motor to contactor and capacitor. Tested system after repair. Measured amp draw on fan motor, it is within acceptable range. There is still a bit of vibration and all the screws are tight. This was caused from when the unit was running with the unbalanced motor. Everything is running correctly, it’s just a little noisier than when it was new.
2 system AC maintenance. Set thermostats to cool and checked temperature drop across systems. Checked operation of drain lines, they are clear and we treated them with drain solution. Filters are a bit dirty and should be replaced soon. Drain lines have safety shut off switches. Next, went outside to condensers. Checked amp draw on compressors and fan motors. Both systems have hard start kits installed. Both capacitors and contactors are testing within acceptable range. Cleaned condenser coils using water. Both systems are cooling at this time.
Arrive for no cool on single system. Customer stated that system was making very loud noise and not cooling. She had another company out in June, they said the fan blade was not balanced so they cleaned it. Turned system on and system started shaking badly. Took top off and found that motor shaft had a ton of play in it. Fan motor needs to be replaced. Condenser is under warranty until 2028.
Arrive for no cool on downstairs system. Thermostat was set to cool and both outside and inside units are running. Checked refrigerant pressures and system is low on refrigerant. Went into attic and checked temperature drop, only getting 5° difference. Noticed oily residue on copper piping going into coil. Let customer know we will need to perform a leak search to verify where the leak is that way it can be properly fixed. Customer declined leak search at this time and will give us a call back a little later to have work done.
No cool on zoned system. Indoor blower was running but condenser was not. Condenser was making a humming sound. Checked capacitor and it is completely dead. Replaced capacitor with new one that comes with 5 year warranty. Tested system after repair. Measured amp draw on compressor and fan motor. System is cooling at this time.
Performed one system maintenance and found no issues. I did notify the homeowner that the capacitor is getting a little low for the fan. It was reading a 4.8 out of 5. I performed a dryer vent cleaning. Dryer vent is now clear. I tested drain lines. Drain line is clear and system is running properly at this time.
