Installed breaker and tested the unit system is performing to manufacture specifications. We will need to schedule to come back for fall maintenance.
Performed operational inspection of heat pump and confirmed the reversing valve hasn't operated properly to release refrigerant and equalize pressure. We continued to make an attempt to troubleshoot the system and rewire the unit back to communicating with the help of Amana tech support but had little success. We wired the system back to legacy with a new thermostat but there was still constant 24V power to "O". Amana tech support stated that there was a history of issues with the Ecobee thermostats on Amana equipment. The next step is to replace the thermostat to see if we can obtain a proper sequence of operation. A new thermostat has been ordered for replacement.
I came back and checked the unit. I found out that the thermostat does not have a time delay and will let it swap from heating to cooling instantly. This causes the reversing valve to shift mid cycle. I told the tenent that he needs a new thermostat that has a time delay. I instructed the tenet to call us on Monday if system is still having issues. The seems to be heating and cooling normally while service was being provided.
Attempted to rewire blower motor back to factory specs but was unsuccessful in repairing the system. The motor had visual sparks from the bottom after 30 seconds of operation. A new method of wiring up the motor is needed to bypass possible major issues with the system. A new motor has been ordered for a return visit to rectify issue.
Maintenance on Lennox, gas, furnace, and convincing unit everything running as it should highly recommend chemical clean condensing unit as it has caked the coils, causing a massive lack of airflow and lowering efficiency. Converted emergency shut off to cooling wire instead of our shutting the system down completely instead it allows the homeowner to run his fan when his primary drain backs up until somebody can swing by and unclog it. I installed the replacement dat sensor and performed first maintenance. I checked amps, filter, electrical, safeties, drains, ducts, and gas valve. System is performing to manufacture specifications. Recommendations 1. Filter doesn’t fully seal and this allows dust to bypass it. I recommend upgrading to Aprilaire conversion kit. 2. Blower motor has some build up on it. This causes the motor to work harder to perform its normal duties and will reduce the life span of the motor. 3. One of the supply plenum is opening and releasing air into the attic space. I recommend resealing it.
Performed single system heating maintenance on a 2016 zoned furnace. Checked amps, capacitor, filter, electrical, cleanliness, and safeties. System is heating to manufacture specifications. Customer requested pricing on dryer vent cleaning. Recommendations 1. The system has some dust build out throughout the system. I recommend a full cleaning of the duct system and the blower motor. 2. The system currently doesn’t have a water safety. This switch is designed to detect a clog in the drain lines before water damage can occur.
Performed 2 system heating maintenance. Checked amps, filters, electrical, safeties, drains, flue pipes, and cleanliness. Systems are performing to manufacture specifications. Recommendations 1. Repairing the duct that was never installed correctly 2. Having a roofer inspect the roof around the flue pipe due to water on the floor in the attic with no indication that it is from the flue pipe. Heavy rain had just happened. 3. Insulation levels need to be upgraded

Came to address an issue where the blower would run constantly. I found that the blower motor was “hot wired” to be on constantly. I followed the wiring diagram to put the wiring back through the blower control board. After, wiring back to factor I found that blower control board was bad. I wired the blower motor back to the way it was wired before changing it back to factory. I turned the system back on and the motor ran for about 60seconds and went down. It seems that the windings were worn out from running none stop. System needs a coil cleaning, 3/4 hp blower motor, and blower control board to be back to running properly.
