2 system heating maintenance. Customer just replaced filters, they are still good. Removed and cleaned flame sensors. Checked resistance on hot surface igniter. Igniter for downstairs is reading low and has a lot of carbon buildup. Recommend replacing it before it stops working completely. Measured microamps on flame sensors, both are within acceptable range. Checked blower motors and wheels. Set thermostat to heating and watched system go through sequence of operation. All limit switches and pressure switches are functioning correctly. Flames are healthy with solid blue color. Measured amp draw on blower motor and inducer motor. Checked temperature rise across system. Both are heating properly at this time. Both drain pans are rusted. Upstairs is extremely rusted and is starting to eat through the bottom of it. The next time water gets into pan, it will slowly start to leak onto ceiling. Drain pan needs to be replaced as soon as possible. Recommend installing safety float switches a

Arrive for no cool. Customer stated that it would not come back on after power went out last night. On arrival the thermostat was set to cool but nothing was running. Checked voltage at board and getting 24v at Y, G, and R. Board was clicking but nothing was running. After checking it for a second, the blower came on and condenser started running. Powered system off and back on. Unable to recreate problem and system was cooling the whole time. Furnace is out of warranty so we will put together a quote to replace furnace control board in case issue comes back. System is cooling at this time.

Arrive for no cool on downstairs system. Found that primary drain line is clogged up and shutting float switch off. Cleared drain line using nitrogen and water. Verified drain was clear by pouring bottles of water down drain. Drain is now clear and system is cooling at this time.

Arrive for second opinion on evaporator coil replacement. Coil does have a leak in it and needs to be replaced. If coil is replaced with us, we include a 1 year warranty on labor. Also, the new coil will come with 10 year warranty from install date. Customer is going to go over everything tonight and let us know first thing in the morning. Updated and sent estimate.

Arrive to replace furnace control board. Removed old board from equipment. Installed new oem control board and wired everything back up. Tested system operation after repair. System continued to run normal and system is cooling at this time.

Return trip for the same issue. Set thermostat to cool and went into attic. Blower would run normal for a while and then drop out again. Talked with tech support and they said a lot of times the board and the blower need to be replaced at the same time when one goes out because they can affect each other. Need to order control board under warranty.

Arrive to replace blower motor. Removed old motor from wheel and housing. Installed new motor and torqued bolts down tight. Verified that the wheel spun freely. Installed housing with new motor back into furnace. Powered system on and checked operation after repair. Blower came on and continued to stay running. Checked temperature drop across system, getting 21° difference. Checked refrigerant pressures and subcooling. System is cooling at this time.

Customer was having concerns about unit not cooling, he said it seems to be doing the same thing as last time. Set thermostat to cool and checked refrigerant pressures. After running about 5 min the suction pressure started dropping quickly then going back up. Went into attic and could hear the blower run for a little and then stop. Checked voltage at blower motor, board is sending 120v to motor and calling for cool. Blower motor has gone bad and needs to be replaced.

Customer was having concerns of system not keeping up with temperature. Checked temperature split across system, only getting 15° drop. Filter is pretty dirty. Checked refrigerant pressures and discharge side was high with low subcooling. Condenser coil was very dirty and couldn’t breathe. Cleaned condenser coil and replaced filter. Checked refrigerant pressures after and subcooling came up to where it should and discharge pressure was lower. Also superheat went down to an acceptable range. Performed the rest of the cooling maintenance. Checked operation of drain line and treated it with drain solution. Checked new temperature drop and now getting 19° difference, 77° return and 58° supply. Checked capacitor and contactor, both are within acceptable range. System is cooling at this time.

Customer is having issues with air balancing throughout the office. Main area gets way more air than the back office. Back office gets hot while the rest of the office is cold. Suggest adding dampers to both supply grills in main office area to help push air back to the smaller office. Also sent estimate to increase size of duct run going to back office. If estimate for duct size increase is accepted, access into the ceiling will be required.
