Upon arrival, I found the blower motor not coming on. I verified that I am getting 120v to power the motor. It appears that the control board may be faulty. I tested the control voltage from 12v to GND and was not getting the proper voltage. After speaking with the client, I informed them that I would like to bring both the control board and blower motor to be certain I can fix it on returning. I verified that the warranty is expired on the furnace. We will price the motor and control board on Monday and charge appropriately for the parts needed for repair. Client stated their house lost power during the previous storm and may be damage that is showing now.
I performed a single cooling maintenance on a 2024 gas system. I checked amps, capacitor, filter, electrical, drains, cleanliness, and safeties. During my thorough evaluation, I noticed that the ducts are gathering a noticeable amount of dust and the filter doesn’t fully seal in the return plenum. I observed that the outdoor unit doesn’t have a surge protector to keeps the electrical components safe from voltage deficiencies. I provided options during the time of service for these listed items.
Confirmed party room is cu/ahu 7. Back in may during the maintenance we found this unit shut down at the outdoor breaker and diagnosed a refrigerant leak in the evaporator coil and left the breaker shut down to prevent damage to the unit. Reused estimate from May as we called and confirmed that coil price was still the same.
Upon arrival, the customer showed me where the system was dripping outside. I proceeded to the attic and found water in the emergency drain pan. I located where the primary drain goes to. The customer said that the sink has been backing up. I offered to clear the HVAC drain, but the customer wants to clear his sink trap to see if it deals with the issue before proceeding.
Arrived on site, customer stated upstairs was not blowing air out when called for. Pulled thermostat to gather model and serial. Placed back on wall. Tested upstairs cooling and found everything to be working properly upstairs damper opened when called for. Bypass was functioning properly. Tested with both zones open. Tested downstairs only. Cycled all off and on again to attempt to reproduce the issue. During all of my testing both dampers and bypass are opening and closing when they should be. Measured 55 degree supply with 75 degree return. Advised homeowner if it happens again try cycling power and if the issue persists I provided an estimate for a damper actuator. System running and functioning normally upon departure.
Completed 1 system cooling tune up. Checked all critical components. Tested motor amp draw, capacitor, contactor, replaced filter and washed outside coils. Found bio growth on exterior of supply plenum and ducts. Recommended full system cleaning, duct cleaning and plenum replacement. Customer will consider estimate and get back to us.
Found upstairs units sweating from return box to supply grill. Measured refrigerant pressures and found low side low 115 and high side high 350. This is consistent with an airflow restriction. Tested supply temp and measured 51 degrees. After checking over the entirety of the unit it was found that the fresh air damper was closed. Upon opening damper pressures returned to normal and sweating seemed to cease. Allowed unit to run for 30 minutes with changes and did not see any major sweating and supply temp is now 55. System cooling upon departure.

During my thorough evaluation, I advised that a chemical cleaning of the outdoor equipment would be beneficial and will improve the performance of the equipment. I asked the customer to pay attention to the upstairs system because it is suspected to be leaking refrigerant. It is currently too early to confirm unless a leak search occurs. The systems are in warranty until 2029 and are cooling upon departure. 5 year warranty
I performed a single cooling maintenance on a 2021 heat pump system. I checked amps, capacitor, filter, electrical, treated the drain, rinsed the outdoor unit, and tested the safeties. I reconfirmed that the capacitor needs replacement because it failed testing, and the evaporator coil is dirty causing water to be slung into the equipment’s insulation. This can lead to serious damage. The blower motor’s bearings are worn out. The motor is still operating within normal range. I presented options to address these concerns during the time of service.
Upon inspecting unit it was found that drain pan was full of water. Started by emptying the drain pan of water. Cleared drain line with nitrogen. Sucked on both d-bat large units drain line outlet to ensure drain lines were entirely clear. Other dbat large unit was down. We reset breakers and allowed the unit to run for 30 minutes without issue.
