Performed a 1 system spring maintenance ( heat pump). Tasks performed. 1. Visually inspected condenser coil for debris/ dirty. 2. Inspected condenser fan motor. 3. Inspected condenser fan blades. 4. Inspected/ cleaned wiring connections. 5. Tested compressor/ condenser fan motor capacitor. 6. Checked refrigerant pressures. 7. Checked compressor amp draw. 8. Checked condenser fan motor amp draw. 9. Inspected / replaced return filter. 10. Inspected return plenum for debris/ dirty. 11. Inspected evaporator coil. 12. Inspected blower motor/ blower wheel. 13. Checked blower amp draw. 14. Measured temperature differential . 15. Inspected drain lines. 16. Washed condenser unit. 17. Tested contactor. Unit is in brand new condition, found no issues at this time.

On May 15th 2025, I returned and installed 2 more float switches and finished the maintenance. I checked amps, electrical, cleanliness, and refrigerant temperature. The systems are performing to manufacture specifications. Water safety switch designed to protect the home against water damage associated with drain line clogs.

A small amount goes a long way toward maintaining an odor free atmosphere that you and your family will appreciate! Performed 3 system cooling maintenance. I checked amps, filter, electrical, safeties, drains, cleanliness, refrigerant temperature, and temperature differential. The systems are performing inside of manufacture specifications. The customer ran out of drain treatment solution and purchased our total-c. Customer approved installing float switches on all the systems. I had one and installed it. I collected a deposit to cover the one float switch. We will need to come back to check 2 outdoor units with a can of bee spray and we will install the other switches when we return.

I arrived at our clients home for a single system cooling maintenance inspection. I began by locating the equipment. Our client had recently replaced his air filter and did not need it changed today. I proceeded outside and put the outdoor condenser into test mode, it passed with zero faults found. I then proceeded to wash the outdoor coil and ensure it was clean for the remaining season. I then went inside and tested the blower motor. The motor did have high run amps but our client does use his unit to circulate air frequently in the home. I did also use TotalC down the drain line to help prevent any future clogging. The 7nit is running properly on departure.

Why are clients home to confirm outdoor TXV had failed. Client updated us on diagnostics that had been performed earlier today. We further discussed the design and ductwork of the indoor air handler. We proceeded to diagnose the outdoor unit and confirm that the outdoor TXV was not threaded, but it was in fact missing O-rings on the TXV component. I showed this to our client and we confirmed the brass fitting was not cross threaded. We discussed options for repairs and potentially wiring the indoor equipment to run only 1 thermostat. Will send options and let client decided how he wants to move forward.

Performed single system heating maintenance on a 2024 gas furnace. I checked amps, filter, electrical connections, flame sensor, igniter, gas valve, cleanliness, drains, and other safeties. The system is heating to manufacture specifications. Recommendations 1. Performing a chemical flush on the drain line to ensure it is ready for cooling season. 2. The system is still within the time frame to apply a labor warranty to it. The labor warranty is transferable to new residents. Items that are add ons, preexisting, and consumables are not covered under labor or parts warranty. Example of preexisting is the drains. Example of consumable is the refrigerant. Examples of add on are hard start kit, float switch, u/v lights, and filters.

I arrived at our clients home for a 2 system maintenance inspection. Our client provided new air filters to be replaced today. On e the filters were replaced I proceed to clean and test both furnaces. I cleaned the flame sensors, pressure switch ports and ensured the fire shutoff safeties were all working properly. All motors were testing within manufacture specifications today. While preforming the gas leak test I did find the upstairs unit to have a small gas leak at one of the union fittings. I showed a video to our client and we addressed it immediately. We also spoke about air purification for both units and I sent over an estimate for 2 Air Scrubber systems. Both units passed todays inspection and are ready for remainder of winter.

Arrived at our clients home for a 2 system heat maintenance inspection. Our client provided air filters to be replaced today. Once replaced I proceeded to test, clean, and inspect both furnaces. I smelt gas and while preforming our bubble test I found a small amount of gas leaking from a flare fitting. I showed a video to our client and immediately took care of it before further testing and checking the unit. Everything else passed inspection today. I then proceeded into the walk in attic and also tested the fire shut off safeties and ensured the unit was safe. Both upstairs and downstairs units are without surge protection and I did discuss this with our client. We also discussed attic insulation because it is very low and missing in areas on both attics. She would like a consultation visit for attic insulation in the home. Both units are ready for the remainder of winter.

Upon arrival performed an operational inspection of the heat pump and noticed frost forming on the condenser coil seconds after start up. The heat pump continued to short cycle even after the new EEV head was replaced on the valve. The unit also showed 3 different alert codes at the heat pump. Suction pressure temp sensor is out of range, compressor is not pumping and low superheat cooling mode. The EEV head is not the issue at this time and must return with replacement sensors under the recommendation of Trane tech support.

Came out today for 1 system maintenance. System is a gas trane horizontal unit in attic our install 1 yr old. Started by checking all heating elements to verify proper sequence of operation for heating. Burners are firing properly, all safeties are operating as designed, no signs of burn marks system is clean. Recommend pan treatment and surge protection to keep system in top condition. Best AC repair in Richardson. Compressor was not coming on. Found a bad buss fuse causing the system to not get the proper voltage supply. This is a 3 phase system so i could not replace the disconnect. Replaced and now system is cooling at its best.
