Frank was awesome in explaining what was wrong and documented everything with pictures. He was not trying to sell me on everything little thing that could be done, But was helpful in explaining what really was broken and needed to be fixed soon or today. He was honest, respectful, kind and went out of his way to make the experience fantastic. I highly recommend him and his company. I was also extremely pleased and excited that the day I called I got someone out to fix the problem that day. That was impressive.

A service person should always carry new air filters with them on service calls, Every systems needs them replaced. Its hard for me to get in the attic and replace a filter at 82 years of age, I would have no problem paying extra for it at time of service.

Upon arrival I found that primary drain line was clogged a little and water was pushing into the float switch, causing it to trip. I offered a drain line clearing to the homeowner and perhaps that would solve the water issue. Due to float switch tripping I believe that’s why the house was having trouble cooling, now that system is properly draining. The system should have no issues.

Upon arrival, I discovered that the Condenser fan portion of the capacitor has failed causing the motor to not turn on. I wired a capacitor into the system and tested it. The system is back to cooling properly.

Scope of work 1. Pump remaining refrigerant to the outdoor unit and seal it off 2. Proceed to the attic to remove sealant on the evaporator coil 3. Cut copper lines and pvc drains 4. Remove emergency drain pan 5. Take the old evaporator coil out of the attic 6. Take new evaporator coil into the attic 7. Hang the new evaporator coil 8. Braze the copper lines to the new evaporator coil 9. Seal the evaporator coil with mastic seal and metal tape 10. Install the emergency drain pan and pvc drains to the new evaporator coil 11. Remove the refrigerant filter dryer 12. Braze in new refrigerant filter dryer 13. Pressurize the refrigerant lines with nitrogen to ensure no leaks are present 14. Remove the nitrogen and vacuum the refrigerant lines to remove contamination and none condensables 15. Release the refrigerant back into the system and top it off to the proper charge

I found the system low on R410a approximately 5 pounds with small traces of oil in the primary pan. The evaporator coil is from 2008. I called and got approval from the property manager to get the coil ordered for replacement. Customer is aware of the price change due to refrigerant amount.

There are vents that need to be cleaned that are approximately 18” to 20” high. We will need a 12ft to 14ft tall ladder. The upstairs has return cavities that turn into ducts in the attic. We will need to replace the plenum, install existing duct work, and ApcoX. The job was financed and was scheduled for the 25th 8am arrival time. ALL WORK IS FOR UPSTAIRS.

The compressor may have sustained damage by the noise the unit was making. It sounds like an electrical arch. I informed her that the equipment is 14 years old. The customer opted to have our comfort specialist come out and go over condenser/evap coil options. These units will need a supply plenum.

I performed a single cooling maintenance cooling maintenance on a gas system. The evaporator and condenser are from 2020 and the furnace is from 2017. Came out today for QC visit on new install. Started inside at t-stat (Trane) turned system down to check over unit. System is level all wiring is good no error codes. Getting over 20 degree temp split. Drain line is draining at this time. System is clean and operating as designed. Outside unit is level all electrical components are good and tight. All components are operating as designed. Pressures were within manufacturer specifications. Tested normal heating operation. Tested drain lines and found them to not be draining properly. Blew out drain line and checked the sink and found the sink backed up not draining. Attempted to disassemble sink to remove clog in p trap but found no such clog. The clog must be somewhere past the sink or possibly a pressure issue. Advised homeowner they would need to contact a plumber to have this addressed. System in good working order upon departure. During my thorough evaluation, I discovered a couple of issues regarding the master bedroom unit, formal unit, and the kitchen unit. The kitchen unit’s blower motor does not have any bearings left allowing it to wiggle side to side. The master bedroom unit had a clogged drain line and compromised emergency drain pan. The formal unit is having an issue with refrigerant flow. I addressed the clogged drain line, the emergency drain pan, and the formal unit. I had our comfort specialist come out and go over replacement options for the formal unit. The customer agreed on a replacement option and we agreed to replace the master bedroom emergency drain pan during the install. I collected for the work I provided today via check.
