A service person should always carry new air filters with them on service calls, Every systems needs them replaced. Its hard for me to get in the attic and replace a filter at 82 years of age, I would have no problem paying extra for it at time of service.

I performed a 2 system heating maintenance on 2014 and 2005 gas systems. I checked amps, capacitors, filters, cleanliness, electrical, and safeties. I observed burning present on the upstairs control board, the capacitor for the upstairs is failing, the downstairs has poor filtration, and the systems do not have surge protection. I provided solutions to address these concerns. Customer approved replacing the capacitor for the upstairs and the work was performed at the time of service.

I preformed dryer vent cleaning, before I started I noticed the vent pipe for the dryer vent was detached from the roof where it exits and sending lint into the attic. Client stated they would fix the issue themselves.Preformed maintenance on a 2016 single gas. I tested all electrical components and safeties. All tested within manufacturer specifications. We performed a heating tune up on 4 gas systems. Two systems are from 2023, one is from 2017, and one is from 2014. We checked amps, filters, electrical, cleanliness, air quality, and safeties. The systems are performing well. Customer spoke about an issue with the system that services the dining room area. We could not replicate the issue. The master bedroom unit has an emergency pan that is rusting through. The main living room unit’s blower motor has bearings that are becoming worn. The 2023 unit has a contactor that is heavily pitted and burnt. Customer recently had a power surge and one of the thermostats had been reset. We spoke about adding surge protection to the equipment. Customer declined options at the time of service for blower motor, emergency pan, contactor, and surge protection.

Arrived on site for no heat in vacant home. 2022 Trane furnace and condenser. Immediately noticed the thermostat was not completely seated onto the thermostat plate. This could cause a bad connections and prevent heat from turning on. I tested the thermostat before fixing it not firmly to the thermostat plate and the heat would not turn on. I then fully secured th thermostat to thermostat plate and tested heating again. Furnace completed heating cycle without issue. Upon opening up the furnace I found the insulation around the blower cabinet had come loose and was obstructing airflow over half of the blower housing. This is a major safety concern as he will not be able to dissipate from the furnace and could cause a fire or potential part failures. Before testing the furnace any further this issue will need to be addressed. I then spoke with Mr. Sharp about my findings. He advised me to go ahead and get both of the issues taken care of. Upon arrival, customer stated it is the same issue from last time. I could not replicate the issue. I ohmed the compressor, checked start amps, capacitor, incoming voltage, wires, run amps, and contactor. My only suggestion is adding a hard start kit and setting up the system on the trane home app. The app will allow for us to remotely view the operation of the equipment. This will limit unnecessary service call expense. Customer declined my assistance in setting up the app and the hard start kit. Collected via check.

Arrived on site for QC on 2 systems. Homeowner stated all was well with regards to normal system operation and did not have any questions for me. I begin my inspection at the outdoor units. I checked refrigerant pressures and found them both to be within manufacture specifications. I also checked all the wiring connections and did find a slightly loose connection in one of the disconnects. I was sure to make sure to tighten this down before proceeding further. Starting run amps look good on both units. I bubble tested the refrigerant lines to ensure good connections. and then proceeded to the indoor units and tested both drain lines and float switches. Both were working as intended. I also measured a 20° split from supply to return on both units. I verified all wiring connections on the indoor units. I tested amps on both blower motors and found them to be good. I also measured 20 A on all heat strips to ensure functionality. Units in good working order upon departure.

I performed a single system heating maintenance on a 2013 gas system. I checked amps, capacitor, filter, electrical, safeties, cleanliness, and air quality. I performed a dryer vent cleaning as well. System is performing within specifications. The air quality could be improved. I provided pricing to add an air scrubber. The indoor system is not protected by a surge protector, and the blower capacitor is on the bottom side of specs. I provided pricing for those items, also.

Upon arrival, I found the outdoor unit not coming on and making a humming noise. I quickly turned off the system disconnect. I found the capacitor bloated and dead on herm and fan. I installed a 45/5 capacitor for testing purposes and began checking the system out. I discovered the contactor is heavily burnt, the unit is starting with a high amp load, and the system is low on R410a. The outdoor unit is from 2006. After speaking with the customer, they elected to replace the capacitor and have a comfort advisor come out to go over system replacement options. Comfort advisor scheduled for 9/30 between 10am-12pm.

Preformed drain line clearing and replaced pvc drain line under the sink with a clear tubing. Drain is now unclogged and draining.Preformed heat maintenance on two gas systems. Tested all safeties. All safeties and electrical components tested within manufacturer specifications on both units. Temp being supplied during heat cycle was 120 for up stairs and 100 for down stairs. Both coming in at 85 degrees. All systems were switched back to cooling and working properly upon departure.

Upon arrival, I found that the primary drain had a slow drain. The primary was empty. I checked for back pressure with my mouth and found it to be clogged. The water was going in to the emergency pan. The water stain came from the keeper screw ,holding the emergency drain to the pan, not being tight. I tightened the screw and used a shop vac and pressure to clear the drain. Also, I used the accumulated water from the leaking pan to flush the drain and followed it with some drain cleaner. It was half a bucket of water. The customer and I spoke about redoing the drain under the sink to allow more access and adding a wet switch to the emergency pan. Customer declined further repairs.

Upon arrival, I found the system fully operational. I thoroughly examined the equipments cooling cycle. The customer presented a video of the noise. The noise was identified to be the compressor not starting. I checked the capacitor, contactor, wiring, and ohmed the compressor. I was not able to identify the root to the issue. The typical culprit is the capacitor. I replaced the 35 capacitor under parts/labor warranty. I replaced the customer’s filter due to it being filthy. I noticed, while in the attic, the roof cap for the upstairs unit is cracked at the seam. This is resulting in a roof leak. I provided options to address excessive dust build up in the ducts, higher than recommended starting amps, leaking roof cap, and membership renewal. Customer declined options at the time of service.

-Contactor -Turbo Multi Use Capacitor 3 - 5-2-1 Hard Start KitWe preformed cooling maintenance on 4 single gas systems. Upon arrival client stated that the main down stairs unit was possibly low on Freon and wasn’t keeping up. We tested all electrical components on the inside units. All electrical components inside tested within manufacturer specifications. Supply temps for the master bedroom, second downstairs living area and upstairs was 55 degrees. The downstairs unit that was in question supply temperature was 61. We proceeded outside to test all electrical along with run and start amps on all the units. The master bedroom and the upstairs electrical components were testing within manufacturer specifications, but were testing high on start amps. The downstairs second living area electrical components were testing outside of manufacturer specifications and starting on high start amps. The downstairs main areas electrical components were testing within manufacturer specifications.

Call back for water leaking under sink after drain flush. Customer also wanted to address the fact that he couldn’t turn his hot water off after repair was done. I replaced the ac pvc drain line with a clear flex pipe that’s being held tight with clamps and tightened up the connections under the sink to stop the water dripping.

Upon arrival client stated that he needed the thermostat recalibrated, check his humidity settings and connect the Wi-Fi to his thermostat. We connected Wi-Fi with router information client provided, we recalibrated the thermostat and adjusted the humidity settings. We proceeded with the cooling maintenance and tested all electrical components inside on the unit in the attic. All tested within manufacturer specifications. We treated the drain lines of with total c and changed the filter. Temperature drop was 17 degrees. We proceeded to the outside unit to test all electrical components and run and start amps of the compressor and fan motors. We found that the outdoor unit was not running while the thermostat was calling for cooling. We brought the homeowner outside to show him and tested the capacitor. We found the capacitor to be failing at 37.4/ 40 ufs. Homeowner elected to have us replace the capacitor. All other electrical components tested within manufacturer specifications. Start

Demand call for downstairs gas system from 2014 turning on and off. Upon arrival customer stated that the system has been running and cooling but will turn off and the thermostat will go blank for awhile and then it will start back up and run like normal until it shuts off again. During my inspection the customer took me to his attic to show me the system, while we were up there I checked the water safety switch to see if it was activating and sure enough the primary drain line was filled with water which caused the water switch to activate. The customer then took me to where the system drain terminated which was in an upstairs restroom. I explained to the customer that we need to flush the drain line to remove the clog but I can’t guarantee the drain line wont get clogged up again due to the water heater being connected to the ac drain line. Customer agreed to have his line flushed and for me to check the rest of the system to make sure nothing got damaged when it was turning on and

Upon arrival Homeowner did mention how he could get his humidity down in the house. Current humidity is at 44%. He keeps his house set on 80-81 degrees. Advised to use the circulation setting to help curclate the air to keep humidity lower. Preformed cooling maintenance on single communicating gas system.
