After completing my thorough evaluation I found. The full inside system could benefit from having a deep cleaning done, from the duct work to all of the major components. By cleaning the full system it will help prolong the life of the system. The blower motor capacitor is failing at 11/15 mfd. the system has a good filtration system with the four inch box filters, but could definitely benefit from upgrading them to the Aprilaire filters for better coverage and filtration of the home. On the outside unit i found the units electrical components to be outside of manufacturer specifications. Also the condenser could benefit from having a deep cleaning done on it as well. -Contactor testing at 20amps out of 20 max amps -Turbo Multi Use Capacitor, capacitor 68/70 - 5-2-1 Hard Start Kit amping over 100/127.9

I performed a single cooling maintenance on a 2021 gas system. I checked amps, capacitor, filter, electrical, cleanliness, drains, and safeties. During my checks, I discovered that the indoor equipment is filthy and needs a filter replacement ASAP. I searched around and did not find one. The on,y issue noticed outside is that the 45/5 capacitor is reading out of range. I performed the test with an active electrical load on it and it is reading 35.7/45 on the compressor side. I provided a variety of options to either address everything at once or break it down to be done at different times.

I returned to our clients home today to remove and replace the zone damper actuators for the upstairs and downstairs zones. Once replaced I tested the operation of both motors to ensure they were operating the commands properly. I recorded videos and showed Mr Lawson pictures of the new motors. The new motors are still connected and wired to the existing control board that has damaged resistors. We discussed the potential ways the board could fail and he would like to wait until complete failure before replacing the control board. Both zones motors are working properly and the system is cooling on departure.

M I arrived at our clients home for the upstairs zone not properly cooling down. Jon had left the upstairs space intentionally warmer to try and replicate the issue he was describing and seeing. It is an intermittent issue that is occurring when the upstairs zone is calling only. The zone damper motor is sticking and not opening. This causes the relief duct/vent over the awning to receive 100% of the air since both zones motors are remaining closed. I tested and inspected the zones and ensured that the board was sending the proper signal/ power to control the motors. I did find the resistor for the hot surface ignitor to be visibly charred, evidence of heavy usage and age. I created an estimate to replace both damper motors only and another estimate to proactively replace the board along with the motors. We are tentative to return Wednesday depending on the repair option they elect to move forward with.

Upon arrival, I found the system was set to off. I proceeded to the thermostats, and I turned them on. The system began to work. I checked refrigerant, electrical, and drains. With some run time, the issue began to happen. The drain has lost its pitch due to sagging. A support will need to be installed under the drain to give it the needed pitch to drain. The indoor unit sits too low. This is causing the emergency pan to be almost level. This reduces the room needed for a good drain pitch. Also, I took notice that the blower motor is leaking oil and the outdoor needs a chemical bath. I provided options to address listed issues. Customer approved repair for the drain and signed of for a service agreement. I performed the first maintenance. Service fee waived.

Arrived to the upstairs unit not cooling properly. Our clients stated the downstairs was cooling properly but the upstairs area was not cooling and he had one single vent that was very loud pushing a lot of air at the top of the stairs. I proceeded into the attic and began to test and inspect the equipment. I ultimately diagnosed a failed upstairs thermostat. I showed my findings to our clients and gave him options to replace the thermostat. He elected to purchase and replace the thermostat himself. I sent him an estimate to install a thermostat if he is unable to complete it himself. I put back the old thermostat and the damper motor closed. Our clients stated is aware that the motor is directly connected with the thermostat.

I arrived at our clients Home for the unit not cooling properly. I immediately proceeded into the attic and did a visual inspection of the equipment. I found a copper line going into the evaporator coil to be frozen. And subsequently there is water dripping into the secondary drain pan. I proceeded outside And found the outdoor compressor to be frozen over. I tested electronics on the outdoor condenser and found the contactor to be near failure as well. I went back inside and opened the evaporator coil and found it to be a complete block of ice. While in the attic, I also inspected the blower motor, it had oil all over itself indicating that it was also near complete failure. I shared all my finding with our client and we attempted to put the unit in heat mode to melt the unit. I let it run but it reached thermal limit due to the hot nature of the home. 1. Visually inspected condenser coil for debris/ dirty. 2. Inspected condenser fan motor. 3. Inspected condenser fan blades. 4. Inspected/ cleaned wiring connections. 5. Measured temperature differential from supply to return. 20 degrees measured. 14. Inspected drain lines and treated to prevent blockages 15. Washed condenser unit to promote heat exchange Had trouble verifying if drain line was clogged or not due to drain construction. I cut the line to verify clog and cleared it. Found bad compressor run capacitor and high start amps. Recommend replacement of capacitor to avoid failure and installation of hard start kit to prolong life of compressor.

Returned to home to replace failed inducer motor. Once replaced I tested to ensure unit was heating properly. I checked temperatures and also ensured the fire shutoffs are working. Discussed with tenant about replacing filters and let them know uni would run for a while before reaching set point. Unit is heating on departure.

I arrived at our clients home for heat mot working properly. Found the furnace on a lock out. Further diagnosed a failed electric inducer motor. It was getting the proper voltage but the motor had failed and was not coming on. The unit is still under 5 yr standard warranty from carrier. Carrier here in the region does not have the motor in stock and we would have to order the part from out of region. I explained this to our client and sent 2 estimates that also included surge protection to help prevent this from happening again in the future. The unit is still not heating the home. The care giver came out to my van while I was on the phone with the manufacture and I advised the caregiver and the tenant that a motor needed to be replaced but I am unable to complete the repair at this time.

Arrived and confirmed 15 supply and 2 return flex ducts to clean. House has two air-conditioning units. Confirmed estimate price to start job. Removed All supply and return grills from walls.
