Arrived on site for scheduled heating maintenance on x3 2016 Armstrong furnaces. Homeowner had no concerns at this time with regard to normal unit operation. 1. Visually inspected condenser coil for debris/ dirty. 2. Inspected condenser fan motor. 3. Inspected condenser fan blades. 4. Inspected/ cleaned wiring connections. 5. Tested for gas leaks 6. Tested functionality and cleaned flame sensor 7. Tested functionality and cleaned pressure switches and ports 8. Inspected / replaced return filter. 9. Inspected return plenum for debris/ dirty. 10. Inspected evaporator coil. 11. Tested functionality and visually inspected surface igniter 12. Checked blower amp draw. 13. Measured temperature differential from supply to return. 20 degrees measured. 14.Drain line tested with gallon of water for clogs and to push anything trying to solidify out Noticed a very significant amount of dust and debris in the return plenums of all 3 units. Performed a complete heating system maintenance and inspection. 2025 Gas system. Inspected and tested all electrical components and safety controls on the indoor unit; all components tested within manufacturer specifications. Verified system temperatures: return air temperature measured at 73°F; supply air temperature measured at 116°F and rising. Confirmed air filter was recently replaced by client; filter size is 20” x 25” x 4”. Provided estimate to have Aprilaire upgrade box installed for better filtration in the home. I visually inspected the outdoor unit, The outdoor unit was in good condition. Provided estimate to have surge protection installed. Confirmed system was operating properly and heating upon departure.

I performed a single system heating maintenance on a gas 4 zone communicating system. I checked amps, capacitor, filter, drain, electrical, cleanliness, and safeties. Customer mentioned the drain was backing up in the bathtub. I investigated this issue, and I determined that it was only the tub that is clogged. The A/C drain is free flowing. Customer spoke about an automatic drip drain treatment machine. I put in a service estimate request for pricing. The outside unit is in good condition and free of debris build up on the coil. I gave the customer a price for total-c to help with his tub.

I preformed quality control check on newly installed American standard single gas system. Checked quality of all work to ensure all was installed to customer satisfaction. Educated client on how to make sure the thermostat is holding the current set point the client want it at. All electrical connections were tight and in good condition. Tested and treated drain line to ensure no clogs were present. Temperature across the indoor coil was at 52 supply temp and 73 return air temperature. Refrigerant pressure were within manufacturer specifications range. All electrical on the out door unit was tested and all tested within manufacturer specifications. System does not have surge protection. Unit was in good working condition and cooling upon departure.

Warranty call to replace thermostat that got hit with a power surge that caused it to be reading the wrong outdoor temperature and will keep the unit running after meeting set temperature. After replacing the thermostat and programming it the system was reading the proper temperatures and was working with the wireless sensor that is in the living room. Also discussed about adding surge protection to the full system to prevent this issue from happening again, wife will talk to her husband about it. The system has 10 year parts and labor warranty.

Courtesy check for ongoing airflow problems on a 2 stage gas system. Upon arrival the customer gave me a tour her house and informed me which rooms where the problems. Also stated that a vent was added to the master bedroom. While at the thermostat I noticed that there was an alert about the sensor they have set up in the living room was out of batteries. Customer will change the batteries on her own time. During my walk around I drew the house floor plan with the vents, I checked airflow and found the whole house to be out of balanced. I went up to the attic and drew the ductwork and figured out which rooms share ductwork. After getting my initial readings I showed the customer and came up with a game plan on how to properly attack the situation with the current ductwork we have. Once I adjusted the dampers up in the attic I checked air flow around the house and the areas that were a concern to the customer got better. Preformed cooling maintenance on 2 RTUs and 1 chiller. We tested all electrical components on each of the units. All three units tested within manufacturer specifications. The 2 RTUs need filters. RTU 2 filter size 20x24x2(8) and RTU1…18x24x2(2) & 16x24x2. Temp going in across the coils was 90 degrees and supply was 66 degrees. Client would like filter estimates. Units cooling upon departure.

Upon arrival client stated that the thermostat was reading negative 40 degree on the display after a surge in power here recently. Also that there are a hot and cold room in the house. The two rooms being both children’s bedrooms in the hallway. I adjusted dampers to see if that would help balance out the hot room and cold room. The duct work is flex duct going into metal duct both supplies are separate from each other. Advised client to give it a week or two to allow adequate amount of time for feedback. Arrived at our clients home for the outdoor unit, not turning on. I proceeded into the attic and verify that the And running. I then proceeded outside and found a failed capacitor. The contractor also had visual damage. I shared my findings with Mr. Bruce and he elected to replace the capacitor and contactor which would allow me to further test the system. Once I had replaced the two components, I attempted to turn on the unit and heard an audible buzzing sound coming from the compressor. The compressor motor was not coming on and I did some further diagnostics. I found the compressor winding from common to run to be open and not communicating. Contacted homeowner, she asked us to park in the back alley by the garage. Client met us at the garage door. She showed us the dirty supply grill. Upon further investigation we noticed there was not any dampers to balance the airflow to that supply. We provided the client with our findings and provided estimate to reconstruct the duct run and new supply grill. Supply grill is 16”x8” (3 way). Preformed cooling maintenance checked all electrical components inside and outside. All tested within manufacturer specifications. We treated the drain line with total c and rinsed the out door coils. Unit was cooling upon departure.

We arrived to our clients home for the master bedroom unit not cooling properly. On the Ecobee thermostat they had alerts from 6/13 that the unit was unable to cool. We immediately proceeded outside and diagnosed a failed capacitor and a contactor that was reading outside manufacture specifications. While we were at the home we also tested and inspected the other 2 units. We found that all 3 outdoor units had contactor reading at or over manufacture specifications and the upstairs thermostat had a capacitor that was also near failure. We also found that the main downstairs unit and master bedroom unit had rodents chewing at the thermostat wire. Leaving the wire exposed and compromised. We showed all of our findings to our client and discussed different options to repairs the issues. They elected to repair everything today. Once the repairs were completed we also preformed the maintenance by disassembling the outdoor coils and rinsing them from the hair and debris that had collected.

Began inspection at the outdoor unit, tested contactor, and high voltage fuses. Proceeded to the furnace, tested for low-voltage power coming out of the transformer. Proceeding to the thermostat, I noticed that this was not a communicating thermostat while the rest of the system was all communicating. I also noticed that there was no common wire coming out of the thermostat. I only had red going to R, yellow going to Y, White going to W, and green going to G. These were the only wires accessible at the thermostat. I’ve then tested continuity on the green wire to ensure it was the same wire going to the furnace as the only wires hooked up to the furnace were blue yellow, white, and red. I advised the customer that the green wire needed to be hooked up into the furnace board and the thermostat replaced with the old communicating thermostat.

Upon arrival, customer stated there were no major issues with the system, and that everything was working well to his knowledge. I changed and dated the air filter at the furnace. While changing the filter, I noticed that the Plenum was extremely dirty and that the blower wheel was starting to accumulate a decent amount of dust. Blower motor amps were within range, as well as, the blower capacitor. It was noticed that some of the return duct were missing insulation and this was shown to the customer. Continuing to the condenser it was found at the contactor were high, and it was found to have pitting on the contacts. Run capacitor, and Hardart kit were testing within range. Start amps and run amps for the compressor and condenser fan were testing with range. it was also found that the condenser coils were very dirty so I made sure to give them a good wash to promote heat exchange. Arrived at our clients home for a single system cooling maintenance inspection. I began outside by testing the condenser drive board and ensured it had no faults. I also washed the condenser coil as part of today’s maintenance. Everything passed on the outdoor unit. I then proceeded inside to the attic unit. Our client provided an air filter to be replaced today. I did find the blower wheel with dust accumulated on it and also the air scrubber cell was burnt. I showed my findings to Larry and he elected to replace the air scrubber cell as well as pull and clean the blower assembly. Once the blower assembly was cleaned and dried I replaced it back into the system and tested it to ensure proper operation. Everything is working properly on departure.

We arrived at our clients home for concerns that the main thermostat was not working. Upon arrival, we immediately proceeded outside and verified that the outdoor condenser was receiving power and functioning. It is. Then proceeded inside and upon immediate visual inspection, we saw the lights flicker and shut off with the entire home. We went to inspect the breakers and ensure that everything was on at the main electrical panel for the home. We went into the attic and verified power was going to the indoor furnace, everything was on and working with no error codes displayed. The main thermostat was also on and displayed no error codes. While diagnosing the indoor equipment, the power went out again for the entire home. We placed the unit in test mode from the furnace and also the thermostat without any issues

Arrived at our clients home for single system heat maintenance inspection. I began by first replacing the air filter for our client. Once it was replaced, our client mentioned airflow concerns to her master suite bathroom. as a courtesy today, I told her I could make a small airflow adjustment to restrict airflow into the closet place and force more air into both the bathroom as well as the bedroom itself. I didn’t test and inspect the furnace unit today. I cleaned the flame sensor pressure switch port and furnace cabinet. I also proceeded to test and inspect the inducer motor amps and blower motor amps. Both motors Passed inspection today. I did also discuss air purification with our client to be added to the system to help maintain the quality of the air as well as to maintain the cleanliness of the equipment. Everything passed inspection today and the unit is heating upon departure.

I arrived at our clients home for a 3 system heat maintenance inspection. Our client had recently replaced the air filters for the 2 down stairs units and provided a new filter to be replaced upstairs. I proceeded to test and inspect the furnace and cleaned the flame sensors and pressure switches. I also tested and ensured the fire shutoff safeties were all working properly. Everything passed inspection today. While inspecting the units I did find that all 3 units had significant dust accumulation throughout the ductwork and on the air distribution wheels. These are starting to cause the motors to stress and run high according to manufacturer specifications. I showed pictures to our client and we discussed cleaning just the motors and wheels as well as potentially cleaning the entire duct work for the home. The units are working properly and are currently still testing in range but with added stress it may cause premature motor failure.

Performed maintenance on a 2022 Trane gas furnace. I’m on the status. She had an airflow issue noticed dams were closed from duct sealant. Reposition dampers for better airflow across the house check unit level. Everything is operating as it should. My only recommendation at this time would be replacing the outdoor capacitor as it’s close to reaching its 6% change out specifications by manufacturer.

Arrived to preformed system maintenance. Unit in good condition a running as it should. Replaced 20 x 25 x 4” air filter checked amp draw at fan motor. All safety switches working properly checked outdoor condensing unit noticed a little excessive amount of dirt and debris built up on coils went ahead and rinsed coil off for better airflow condenser coil recommending treatment as there is a little bit of calcium buildup in rust and emergency drain pan. Unit is up and running as it should at this time

Performed single system heating maintenance. Checked amps, filter, electrical, cleanliness, and safeties. Investigated a vent that drips in summer. Vent is right next to a poorly insulated skylight. Applied some mastic to the boot in the attic. If it continues to sweat, customer will need to insulate the skylight.

Came out today for 1 system maintenance. Upon arrival started by checked heating sequence to verify proper heating sequence. All components are operating as designed safeties are operating properly at this time. Evap coil is clean but has rust forming on it. Ducts are a combination of flex metal and grey back and ducts need to be cleaned and some of the ducts are damaged recommend duct replacement. Outside unit is from 1998 and R22 recommend replacing system due to age and type of refrigerant. System is operating in heating and cooling at this time. Customer approved pan treatment and blow kit. AC repair in carrolton. Performed no AC on 1 2011 Trane Straight Cool Split System. Found system to be undercharged and leaking out of evaporator coil. Due to age of system and scarcity of evaporator coil, would highly recommend replacing air handler.
