I arrived at our clients home to preform a 2 system heat and cooling maintenance inspection. Our client had not receive a heating maintenance before the membership expired so I did both for both units today. The first main area unit is a gas furnace with a standard condenser. I tested the furnace to ensure the fire shutoff safeties were all working, they all passed inspection today. I also cleaned the flame sensor, pressure switch port and furnace cabinet. I found the filter for this unit to be dirty and our client did not have replacement 20*25*1 filters for me today. The blower wheel still has residual dust even after duct cleaning had been preformed. I proceeded outside to test condenser unit and found the capacitor to be near complete failure. This is subsequently causing the compressor to have extremely high start amps. It is actually exceeding the manufacture limit. Arrived to our clients home over concerns that the furnace was not heating properly. He explained to me that on the extremely cold days this winter the furnace would run continuously and would never reach the 70° set point. Also his gas bills were very high. We immediately proceeded into the attic and i very quickly found the filter to be dirty as well as excessive dust accumulated in the return plenum and on the blower wheel. I showed this to our client and we discussed how dust can restrict airflow and stress system components and contribute to failure and unit not heating properly. I then proceeded to test first and second stage heat at the furnace. Everything tested fine, even with the old dirty filter. I then proceeded to the thermostat because Bill had mentioned that the outdoor unit was replaced last year. Customer stated that the upstairs unit wasn’t working,,, that he noticed the outdoor unit wasn’t working. Found a communication issue between the indoor/ outdoor unit , after calling technical support we were able to solve the issue,,, unit is cooling properly meeting manufacturer specifications.

Issue Reported: The customer reported that the upstairs unit was not cooling properly. The coil on this unit was recently replaced. Diagnostics Performed: 1. Conducted a thorough evaluation of the upstairs air handler and outdoor condenser unit. 2. Turned on all three gas furnaces to heat the home above 80°F to properly assess the cooling function. • Furnaces ran for over 30 minutes to achieve the desired indoor temperature. 3. Turned off the heating system and switched the upstairs unit to cooling mode. 4. Allowed the system to run for 20 minutes before analyzing refrigerant levels. Measurements Taken: • Initial Supply Air Temperature: 49°F (see attached pictures) • Return Air Temperature (Ductwork Average): 75°F • Verified Second-Stage Compressor: Operating correctly • Equalized System Pressures (5-minute rest period): • High side: 176 psi • Low side: 176 psi • Post-Run System Measurements (After 20 Minutes of Operation): • Supply Air Temperature: 49°F • Return Air Te

System is under charge with a failed TXV. The super heat and subcool are just about perfect. The suction and liquid pressures are low. If we were to add refrigerant, it would cause the super heat and subcool to become incorrect. The system was locked out on the low pressure switch when I arrived.

We arrived at our clients home for air balance concern for the upstairs unit specifically. Our client expressed that two of the upstairs bedrooms were not getting enough air/heat and large living room Space/ loft area was getting too hot. We first confirmed the manual dampers on each duct run from the supply plenum box. Our client agreed to have us preform a thorough air balance for the upstairs today. We placed the unit in test mode with 100% air moving from the blower and We began to measure and check the air from each individual vent once data was collected we made and checked adjustments accordingly until the air flow was better distributed to our client desired areas. We explained the changes made to our client and he was happy with results. As a courtesy we also made a small adjustment to his wife’s office area and reduced airflow to it.

We found that the sequencer starting the heating strips sequence was shorted causing voltage drops through-out the system. We went to shearer and got a 3 stack sequencer and tested the unit. The system is only a 10kw heat kit and it’s too cold for the heat pump to run. The system is now heating in emergency heat at its full capacity.

Returned to home to replace motor and clean blower wheel. Once wheel was clean we assembled the blower unit and tested to ensure proper function. Unit is working properly on departure.

upstairs unit has a refrigerant leak on the coil. Will be replacing the coil with American Standard evaporator coil. Refrigerant is included with the project. Warranty on the evaporator coil 10 year manufacturer warranty on the evaporator coil only **** Refrigerant is not covered under warranty. ***** ****** If evaporator coil ever has a leak refrigerant is not covered ******

We performed a refrigerant leak detection on the upflow system on the upstairs system on the east side of the home. We were able to pinpoint the leak to the inside evaporator coil. There is a high level of rust at the point of the leak. Unfortunately the evaporator coil is out of warranty and is need of replacement. According to our service records, this is the second time the system is in need of refrigerant. We have recently replaced the evaporator coil for the master bedroom and replaced coil and condenser for the downstairs system. The upstairs system hasn't had any major repairs at this time.

Performed a hard reset on the system due to a lock out. Evaluated the system for 45 mins. We checked refrigerant, electrical, and amps. We will monitor the system through Trane diagnostics. The system gave a code for the outdoor EEV. The outdoor sensors may need to be replaced depending on future findings. The system was able to reach set point without issue.

Found outdoor unit locked out on the low pressure switch. I reset the system to get it to come on. The system is low on R410a. I could not pinpoint the leak but I got alerts on my infrared leak detected on both the into and the outdoor system. Recommend condenser and evaporator coil replacement. The system is 5 ton in size.

I arrived at our clients home for a 2 system heat maintenance inspection. I first replaced both air filters for our clients. Once replaced I proceeded to clean test and inspect both furnaces. I also tested and ensured the fire shutoff safeties were all working properly. Everything passed inspection today. Both furnaces have dust accumulated on the blower motors. These motor push all the air through the home. The smaller furnace has evidence of oil leaking from the motor and spraying onto the individual fan blades. I showed this to our client and he requested an estimate for replacement and cleaning. The motor is under warranty and the only cost would be labor and discounted cleaning of this blower wheel. Both units are still operating on departure.

I arrived to clients concern that her metal duct work underneath her home was compromised. She heard loud noises like an animal trying to get in. I began under the home and found 2 duct runs that were very close to the ground of the crawl space that had been compromised. I took pictures and showed our client. She wants to get pest control out to her home to eliminate the problem first before making repairs. We discussed repairing just the 2 compromised ducts or also replacing the insulation for all the supplies of the home. I also sent an estimate for air purification to our client.

Performed single system heating maintenance. Checked amps, filter, electrical, safeties, and air quality. System is heating to manufacture specifications. Recommendations 1. Adding an ApcoX to sterilize the supply plenum and treat the air. With the system being located under the house, I guarantee that growth is trying to form in the supply plenum especially when it’s heating season. 2. Suction line does not have insulation. This reduces the the efficiency of the cooling cycle and causes higher electric bills.

Upon arrival, homeowner stated he could smell strong hint of natural gas. Immediately went to check any & all HVAC equipment located on property that pertains to the natural gas lines. Adequately determined no gas leak was present during or after HVAC was serviced on December 6, 2024. Was able to Trace back upstairs 2gas lines from units to main gas distribution connections, determined all connections from units to main distribution sealed properly, & not leaking. Traced Unit 3 further back from master up the wall into upstairs attic, found 3 coupling connections in tiny crawlspace wasn’t able to move much further for verification. Need to call plumber for verification. On the 3 last coupling’s before it drops and 90s down into the wall. To catch that unit above the master main gas Line. There was a possible leak at last coupling connection. I notified Home owner of my findings. As well as spoke with plumber. Notifies both were possible gas leak may be he in 3/4” coupling. Asked if

Phone system maintenance on all three units all three units running as they should per manufacturer specifications. Units upstairs and this blower motor has a slight wine to it. Let homeowner know that it is up and running and working as it should at this time, but may need to think about replacing it sometime down the line Soon. While on site glanced over condensing units and noticed a large amount of dust debris buildup all the way around condensing coils… Recommend pain treatment, to help reduce any calcium & slime buildup that gets in the primary drain line for all three units. Also recommending chemical coil cleaning on outdoor units unfortunately chemical cleaning on condensing coil

Looking over system current conditions. The inside unit blower motor is full of debris. The operating scroll cage has a lot of debris buildup. The evaporator coil has a lot of buildup on the evaporator coil as well. This will majorly affect the amount of airflow distribution through the house. Due to the age of the equipment strangler recommend to replace the inside unit and outside unit. ————————- Thermostat control wire and inside unit has tons of issues with the wire. The control wire needs to be totally replaced from thermostat all the way from inside unit to outside unit. The inside unit Above the shower, the access door and frame is in bad shape almost impossible to get proper access to the equipment above the shower. Strongly recommend to totally replace the frame and door on the unit inside to make it accessible for service and maintenance. Documented reoccurring issue with the flue pipe leaking and relayed it management to address. Suggestions and concerns 1. Found one of the blowers to be dirty. I suggest cleaning it due to it adding wear to the blower motor itself that will reduce its life span and efficiency. 2. Found p trap not insulated causing water spots on the attic floor. 3. Provided price to relocate thermostat due to it misreading because of too much sun and heat absorption.
