One system AC maintenance. Replaced filter provided by customer. Measure temperature drop across coil, 71° in return and 52° out supply. Measured amp draw on blower motor, compressor, and condenser fan motor. Checked operation of drain lines, and treated it with drain solution. Tested capacitor and contactor, capacitor is out of tolerance range. Customer approved replacement of capacitor using the turbo with a five year warranty. Clean condenser coil using water. System is cooling at this time.
Performed blower wheel cleaning. Made sure to clean bacterial growth off of wires and surrounding blower cabinet. Wheel is looking much better all bacterial growth and dust has been removed. There was a little bit of corrosion and rust that could not be removed. Added a little no rinse coil cleaner to coil while I had the unit apart, as we sold a coil cleaning last year and it is already starting to look as little dirtier than I would like. Tested unit to ensure it was still in good working order and found no issues.
Arrived on site for heating maintenance on 2018 Goodman with electric heat. Began inspection at the indoor air handler and found large amount of growth on the inside. Evaporator coil looked clean and filter was recently replaced. Tested blower amp draw.I noticed a large amount of bacterial growth and dust buildup on the blower wheel. I recommend cleaning this to reduce stress on the motor and prolong the overall life of the motor. I then tested the electric strip heat and measure 20 A on all legs. I also measured 100° air coming from the supply. Upon inspecting our unit, it was found to have a large amount of dust and debris in the bottom. I took some extra time to make sure to clean as much of this out as possible for when we go into the cooling season. Unit in good working order upon departure. Schedule blower wheel cleaning end of January
Arrived on site, customer stated her bills were higher than last year using the AC the same amount. Informed customer that this could be because of the dirty evaporator coil reducing efficiency. Changed and dated air filter. Used no rinse evaporator to clean indoor coil. As well as brush the hair off the underside of the coil. The coil was extremely dirty and struggling to breathe. Blower motor amps were pretty high and it was noticed that the blower wheel was very dirty. The dirt on the blower wheel is causing drag Causing the motor to accumulate more wear and tear indicated by the high start amp. 20° between supply and return as expected. Upon continuing to the outdoor unit, I washed the condenser coil to promote heat exchange and increase unit efficiency. Start and run Amps on the compressor were within range. Run amps on the condenser fan motor were within range. Contactor Was testing within range 16 ohms. Compressor, capacitor, and fan capacitor were both testing within manufactur
We arrive for unit not cooling properly. On arrival we immediately proceeded outside and found outdoor disconnect, partially unplugged. On further inspection, we found the outdoor contactor burnt and testing near manufactuerer max limit. We were able to turn the unit on and test it since it had been off for several hours. While testing the unit we also inspected the indoor fan motor and temperatures. Temperatures were cooling with 20° drop Which is perfect. We did find the indoor evaporator coil extremely dirty and causing the entire system to stress and contributing to the outdoor contactor failure. I discussed our findings with Stewart and he elected to replace the contactor today before complete failure. We also sent him an estimate to clean the coil and help the overall performance and life of the system. The unit is cooling properly on departure.

Run new low voltage wiring in seal tight to protect wire from critters under home. Pump unit down and reroute line set through wall to protect line set from animals. Add line set cover, level concrete pad, check operation after rerouting line set.
