Preformed single system heating maintenance on a 2025 gas furnace. I tested all electrical components and safeties. All tested within manufacturer specifications. Tempture being supplied to the home was at 116 and 71 return air. Filter size is Aprilaire 410. It does need to be changed, client did not have filters at the time of inspection. I proceeded outside to visually inspected the outside unit. Everything was in good working order. I did notice that the system did not have any type of surge protection. I provided estimates to have surge protection installed. Unit was heating upon departure.

I performed a single system heating maintenance on a straight cool system. I checked amps, filters, electrical, and cleanliness. I noticed that the blower wheel is filthy. This causes strain on the internal bearings and overworking of the blower motor. I observed that the blower motor has some play in the shaft likely due to the build up. I advise cleaning before major failure occurs. System is heating upon departure.

It had a leak on the indoor coil and our Clint wanted a replacement unit for his train house. We discussed replacement uptown and I found the outdoor power to be just a 120v outlet with a plug. We discussed upgrading this and also adding a surge protector to the equipment. We also discussed and agreed to preform 1 year of maintenance on 2 other units on his property for free. We will provide a heating and cooling maintenance. The date of the installation is scheduled for Friday the 26th. I collected a $1,000 equipment deposit today.

According to the charge chart, the system needs a top off on 454B. Customer is not available until 8/19/25. Scheduled for installers to come back on 8/19/25 at 8am. We will call and confirm appointment on 8/18/25.

Arrived to the outdoor unit making a loud whirling noise. We had recently preformed some work to help keep the compressor working. I immediately found that it was a failing condenser fan motor. The motor was not spinning fast enough and the bearings were grinding. I showed my finding to our client and we discussed repairs vs replacement options. He elected to move forward with the replacement and we are scheduled to install the equipment on Friday. Homeowner met me outside at arrival. Performed AC/cooling maintenance/diagnostic. Homeowner has a clean washable filter currently installed. Checked all electrical components/temperatures, drains. Water rinse outside condenser coil. Filled out cooling maintenance form. Blower wheel needs pulled and cleaned. (Estimate Sent) Evaporator needs cleaned. (Estimate Sent) Recommend new Contactor and hard start kit installation. (Estimate Sent) Missing insulation at outdoor copper lines. Estimate sent. System provides a 15°F temperature drop across the coil. System currently cooling/draining properly at this time but recommended repairs that were sent… would help improve efficiency and temperature drop across the coil.

Customer requested 8-10 last thrus October for heating maintenance and other blower wheel cleaning. Removed and Cleaned blower wheel and tested system to ensure normal operation. Measured blower amps and they were testing more than an amp lower than before.

Removed water from both hvac & water heater drain pans…. Attempted to clear primary. Recommend two additional shut off valves where HVAC and water heater drain both tee in together. Unable to perform this recommended repair due to not enough three-quarter inch PVC exposed out of wall cavity. (See photo) Tech/installer Will need to have more Three-quarter inch PVC exposed out of wall. so that existing assembly can be cut out to rebuild junction with two new Jones blow out valves (One for water heater and one for AC ) Already Left estimates for new drain pan. Highly recommend a comfort advisor visit. (Evaporator coil, deteriorating/falling apart unable to threat in PVC fitting into secondary discharge port. Therefore, it is leaking onto makeshift drain pan. Also issues with primary drain where it ties into water heater.)

Performed one system hvac maintenance. - On arrival, found emergency drain pan retaining water and rerouting outside due to a clogged/restricted primary drain that ties in with the water heater.. - Emergency pan is just sitting on like cradling on plumber strap and not actually screwed to the pan. Upon accessing indoor equipment and examining pan water almost rushed out of pan but was able to stop it before it hit the attic floor/ceiling causing damage. - Notified homeowner of critical water issue and homeowner authorized level three drain clearing package, including SS1 float switch, & Jones blowout valve. Perform the service immediately to prevent water damage. - System AC/cooling maintenance: Water rinsed condenser coils. Found compromised capacitor and contactor on condenser. Upon arrival homeowner met me in driveway. Explained to me that his thermostat was intermittently powering off. Thermostat was powered on when I walked up to it. Ran a call for cooling from thermostat. At arrival primary drain line & auxiliary/emergency drain pan had no retained water. After a few minutes of operating in cooling mode, primary began to back up due to restriction between hvac and bathroom sink. Indoor blower motor has significant buildup on the blower wheel which negatively affects blower motor and will lead to premature failure….also causes the equipment to perform inadequately with low efficiency. Suction line Armaflex insulation is damaged at indoor air handler and completely missing at the outdoor equipment. Homeowner declined all recommendations for repairs and said he was going to have his friend come perform service. Emailed estimates.

Examined the design of the dryer vent, supply registers, return registers, and equipment cleanliness. I provided pricing for duct cleaning, dryer vent, and the blower. I hooked up my air advice and it didn’t send the form to my iPad. I referred to an air advice reading back in 2023. We have t perform any cleaning and informed the customer that would’ve only progressed from that point.

Arrived at the property for ac not cooling properly client stated that issue had been happening for about a week, and periodically working and not working. We initially diagnosed a failed high pressure switch. We did temporarily bypass the switch and were able to get power to the turn the unit on and further diagnosed a failed outdoor fan motor. We brought all our findings to our clients attention. Spoke to client about possibly getting a new unit. Client decided to get second opinion.

Arrived on site customer stated all was well with regards to normal system operation. Started inspection at the air handler. Customer had recently changed filter. Capacitor was testing outside of manufacture specs recommend replacement. Blower motor amps were a little high and it was noticed that there was a good amount of dust accumulation on the blower wheel that could lead to a premature failure of the blower motor. Recommend blower cleaning. Upon inspection of the outdoor unit, it was noticed that both the compressor capacitor and the fan capacitor were testing outside of manufacturer specifications. Recommend replacement to ensure system longevity. Contactor was testing within range. Compressor start amps were slightly high, but not concerning. Compressor and fan run amps were within range. Washed outdoor condenser coils to promote heat exchange and prolong system life. Customer stated he did not have more time as he had an appointment and with call in to the office to get repairs

Found the fan set to on with the cycle set to off. This caused the blower to run continuously. I switched the fan to auto and the fan shut off. Cycled the system a couple of times and it shut off normally. I checked the refrigerant pressures and determined the system has a liquid line restriction due to it having low suction pressure, slightly low liquid pressure, high superheat, and high sub cooling. I priced to pump the system down and replace the liquid line drier, purge the line set with nitrogen, check the piston, pressure test, and vacuum the refrigerant lines.
