Preformed single system maintenance on a 2024 carrier gas. I tested all electrical components on the inside unit. All tested within manufacturer specifications. I treated and tested drain lines with total x and water. All drained well. I did not changed the filter for the client at today's visit. Client will need to buy aprilaire 410 filters. I explained how to install the filter and where to buy them at. I tested all electrical components on the outside unit. All tested within manufacturer specifications. I rinsed the unit with water at todays visit. I did leave estimates for full system surge protectors to insure the clients system was protected in case of a lightning strike or other surges in power that can cause damage.

Performed drain line unclogging. Vacuumed out line to coils and sucked water out. Blew drain line out with nitrogen and flushed line with water several times to ensure blockage was entirely clear. (Videos included). Tested drain line with gallons of water and found no evidence of further blockage. Tested system functionality and found all to be working as intended.

I performed a single cooling maintenance on a 2018 gas system. I checked amps, capacitor, filter, electrical, drains, cleanliness, and safeties. During my thorough evaluation, I discovered that the reme halo bulb is burnt out and needs a replacement to become active again. Also, the blower wheel has build up present and could use cleaning. Upon completion of my thorough I tested all electrical on the inside unit, I tested all the electrical components and all tested within manufacturer specifications. I treated and flushed the drain lines with totalc and water. I changed the filter for the client 16x25x4 Aprilaire 413. Temperature being supplied to the home is at 53 degrees. I tested all electrical components on the outside unit all tested within manufacturer specifications. I found the unit to not have any type of surge protection, by adding surge protection you can help prevent any potential damage caused by lightning strikes or other types of surges in power. Also the condenser could benefit from having a deep chemical cleaning done. It will help with the performance efficiency of the unit. I rinsed the unit with water and the unit was cooling upon departure.

Upon arrival client stated here was no cool air being blown out of the vents in cooling mode. I noticed there was no condenser outside where it should be. I asked the homeowner if she knew she didn’t have one. We walked around the house to insure that it wasn’t moved to a different location. I did not find a condenser. It looks like the unit was cut out for unknown reasons. Offered to have comfort advisor come out but client would like to get back with us on it. The air handler is from 2021 it’s does function in heating.

I performed a single cooling maintenance on a gas system. The furnace is from 2013 and the evaporator coil/condenser are from 2021. I throughly examined the amps, capacitors, filters, electrical, drains, rinsed the outdoor unit, cleanliness, and safeties. I discovered a couple of deficiencies during today’s visit. I noticed that the outdoor unit and blower wheel are in need of cleaning. The outdoor unit being dirty causes strain on the electrical components and reduced performance of the equipment. The blower wheel being dirty causes similar issues. In addition to those issues, it will wear the motor down faster causing premature failure. The outdoor unit currently does not have surge protection. The capacitor power the compressor is testing out of range and failing. This adds unnecessary stress to the compressor. I provided options to address these items during service. Customer declined all options during time of service, and the system is cooling upon departure.

Upon completion of my thorough evaluation of the ducts and inside system, I found the blower wheel to be extremely dirty. This can push the dust onto the evaporator coil as well. Affecting air quality, performance and efficiency of the unit itself. The client stated he is having a lot of dust come out when the unit comes on. By having the full system cleaned we can help combat some of the allergens.

Upon completion of my thorough evaluation of the downstairs system. I found that the evaporator coil, blower wheel and condenser coil could benefit from having a cleaning done. By cleaning these major components you can keep the unit running at peak performance and efficiency. All other electrical components tested within manufacturer specifications. The outside unit was testing within manufacturer specifications. I rinsed the outside unit with water. The upstairs unit was down upon arrival. After my thorough evaluation I found the compressor windings from common to start and run terminals were testing at 87 ohms with no continuity. Which tells me the compressor windings are bad. I presented findings to the homeowner and she elected to hold off for any type of replacement right now.

Upon arrival, I discovered that the system was giving a stuck open pressure switch error code. I followed the power coming out of the control board through the pressure switch and back to the control board. The pressure switch is operating properly. I determined it was making bad contact back at the control board simulating the pressure being open. Amana and Goodman units are known for this issue. I tightened the connections in the plug and control board. The system powered on and I tested the heating. The system is heating well, but this issue could come back. I offered to replace the control board. I referenced a universal board that I have in my van. According to the information with the universal control board, it is not an option for this model of control board. I called standard supply, and they were closed for the day. We will reach out in the morning to price a replacement control board.

Upon arrival, I discovered that the electrical plug that the system was using for a power source was becoming faulty. I moved the plug to a different location and got the unit working. I tested the system and spoke with the homeowner about options. After a in depth conversation, the homeowner elected to invest into a new system before summer arrives. The system is known to have a R22 refrigerant leak that dates back to July 2025. The install is scheduled for 3/21/2026 at 8am to 9am arrival time. I waved the service fee during the visit.

Upon testing the outdoor unit, I found the capacitor to be testing at about 6mfd out of 40. This would cause the compressor to not be able to pump. Replaced capacitor and tested unit to ensure functionality. Found all to be working well with normal unit operation. 54 degree supply measured. Found drain line clogged and leaking at the sink. Drain line is draining out of secondary drain line for the time being. However there is a lot of rust in the drain pan and it is only a matter of time until the water in the pan rusts through and comes through the ceiling. Homeowner would like to try to remedy the issue himself. Homeowner would like to schedule a Mid April Friday midday 10-2. Unit in good working order upon departure.

Performed cooling seasonal safety check. I tested all electrical components on the inside unit along with cleanliness. All electrical components were testing within manufacturer. I found that he blower wheel and evaporator coil could both benefit from having a deep cleaning done. I proceeded outside where I tested all electrical components on the outside unit. All tested within manufacturer specifications. The start amps on the compressor were starting high at over 100 amps. By adding a hard start kit it can help assist those high start up amps to come down to almost half. I provided estimates to have all concerns addressed at the time of inspection. Preformed duct cleaning estimate. I thoroughly evaluated the ducts and system itself. The homeowner did mention that she hasn’t had the ducts cleaned or anything for atleast 30 years of living in the home. The unit is from 2012 rheem electric system, i found that the blower wheel and housing had some growth along with dust/debris build up. Presented all picture documentation of my findings to the homeowner. I presented options for the homeowner to go over.

Preformed overall inspection of the smell coming from the unit. We found that the best solution for the system and homeowner is to add fresh air to the system along with adding a supply and return to the attic since it is spray foamed. Without this it is causing high humidity problems and rusting a lot of the metal out. We also talked about adding Aprilaire return box to the unit. Also we check the out door condenser fan motor.
