Arrived at clients home for single system maintenance inspection. Our client informed me about imbalance airflow in the home. Upon inspection of the ductwork I found that there is a supply vent that is blocked by the drywall. This vent is contributing to airflow and pressure going into other parts of the home causing too much heat or cooling. It is also not cooling/heating the center part of the home. In the attic I found the system to be without a water safety switch and also showed this to our clients. There is some growth on the indoor coil also and we discussed placing a 20*20*4 inch filter to help with pet hair. We also discussed using white vinegar down the drain line to help prevent clogging. On the outdoor equipment I tested and inspected all electrical components and ensured the heat pump was within manufacture specifications. Everything passed inspection today.

Arrived at home for AC not cooling properly. Our client said that the temperature slowly was climbing up and the house was getting hotter. I immediately found the indoor blower running and proceeded outside. Once outside, I found the thermostat wire to the outdoor condenser unit to be broken. As per notes from the office, I was authorized to make the repair immediately. I was only able to check the capacitor and contactor before a hailstorm hit the home. I Sent pictures and invoice to Scott and spoke with him about the findings over the phone. It is cooling on departure.

Arrived at our clients home for a tune up inspection. Our client has a trane ion filter. He had not cleaned it since last year. I proceeded to clean the filter and preform a heat maintenance inspection. Kevin explained to me that the outdoor unit has not worked for some time because he needs new high voltage wire run from the panel to the unit. It is currently off and not running. I found the blower wheel to have dust accumulated on it and recommend a blower wheel cleaning. Our client elected to clean it today. Once cleaned I assembled the blower motor back together and tested the unit to ensure proper function. Everything is running properly on departure. Our client prefers once a year maintenance and declined a maintenance plan today.

Arrived at home for a 2 system cooling inspection. Our client had replaced filters about 3 weeks ago and did not need them replaced today. I began with the upstairs unit by testing and checking the outdoor electrical components first. Everything tested in range and is currently running properly. I went inside and was getting 20° drop. The indoor blower motor has some dust accumulated on it but relatively clean considering the age of the system. I then proceeded to test and check the equipment for the downstairs system. The outdoor capacitor is beginning to fail it is below manufacture specifications but currently still working. The defrost control board also has a burn spot commonly found when a unit has high start amps or reoccurring brownouts. I showed this to Christy and we discussed option to replace the capacitor under warranty. She was unsure if the equipment has labor warranty and asked that I checked. Found that the system was tripped on the diagnostic module in the Amana heat pump. I reset it and ran it in cool. I couldn’t find anything going wrong with it. I switch the system to heat and found that the system is tripping on high pressure. The heat pump is extremely dirty and I performed a chemical wash on it. After completing the cleaning, I checked it again and the pressure and it shut off again. It appears the blower is working as intended. It is an x13 blower motor. I removed the filters and it is audibly loud. This indicates high static pressure and this would cause high head pressure. I advised the customer that we need to possibly clean the evaporator coil and add a return to the system to allow appropriate air flow. I reset the system so the system will cool so the customer can discuss with his spouse about what they want to do. The system will shut down again in heat. Customer wants pricing to remove light fixture in bathroom and install a ventilation fan

Customer complained of dust and dead bugs being blown out of one of the ducts that we had recently cleaned. Placed camera down into the duct and found a breach in the duct. Upon further inspection into the crawl space, the breach in the pipe was found to be inaccessible without the disassembly of several runs of metal ductwork. Cleaned any remaining debris in the pipe(w/ duct machine and vacuum). Informed customer of the breach in the pipe and the inaccessibility of the pipe for repair.

Performed single system heating maintenance. I checked the amps, filter, refrigerant, electrical, drains, cleanliness, and safeties. The system is cooling within manufacture specifications. Recommendations 1. The outdoor unit has excessive build up on the coil that water will not be able to fully deal with. It is recommended to perform a chemical cleaning to thoroughly clean it. This is what expels the heat out of the system. When it becomes dirty it will cycle heat back into the home. 2. There is excessive dust all through out the house. To reduce the amount of dust, I recommend adding an air scrubber to assist in the remove of the dust. 3. The indoor unit does not have a surge protector on it to defend against shorting out via surge and brown outs.

I installed the thermostat and assisted the customer in setting up on their phone. I tested the system is heating using the customers phone. System is fully operational in heating mode. I did not test cooling due to the extreme cold outside. Trane 824 Thermostat Installation 1. Power down system. 2. Disconnect wiring from old thermostat. 3. Remove thermostat from wall. 4. Found the system with no refrigerant. I put minimal pressure into the system (50psig). I checked the indoor coil and the outdoor. I determined the leak is in the outdoor unit in the aluminum coil. The coil either needs to be replaced or the whole outdoor needs to be replaced. The customer stated that when it would run in heat, it would turn into a large block of ice. This tells me the defrost cycle is not working properly. I advised the customer that complete outdoor replacement would be a good decision.

Arrived to downstairs package unit not heating properly. She first noticed issue Sunday morning. This morning entire outdoor unit was unresponsive. I immediately began to test the voltage to the unit and found it to have none. I found the outdoor disconnect to have completely melted and not making the proper connection to power the unit. I turned off power at the indoor electric panel and showed our client what had happened. She was aware that this issue was present from our last visit in June. The disconnect box needs to be replaced and I highly recommend a surge protector to help prevent this from happening in the future. Our client agreed to repairs but is unable to pay for it all. The amount is too low to finance and we will collect entire repair amount once work is completed. We need a 30 amp breaker in the disconnect to finish the repair.

I arrived at our clients home unit not cooling properly. I first began inside and found the filters to be extremely dirty. Our client informed me that it had been at least 6 months since last filter replacement. We immediately proceeded to replace filters. In the attic I visually inspected the indoor coil that was replaced in July of last year. I did not see any signs of refrigerant leak. I did find the blower motor to be rusted and have growth on it. I proceeded outside and placed the heat pump to heat the home. While testing the electrical components I found the capacitor to be below manufacture specifications and the defrost control board with a visibly burnt resistor. The unit has a start limit of 109 and it was reading 125! I showed these items to our client and we discussed how airflow restriction, due to not changing the filters, causes all the components to run harder and pull more energy from the home. I arrived at our client home for a single system heat maintenance inspection. Our client has not changed the filter this season and she will be going out to purchase a 14*25*1 filter for her unit. I proceeded to clean the flame sensor, pressure switch port and furnace cabinet today. Once cleaned I tested the inducer and blower motors to ensure they are in manufacture specifications. Both passed today. I ensured the unit had proper temp rise and our client had no other questions or concerns at this time. Unit is running properly on departure.

Customer is concerned about a smell on the system that services the hallway and most of the bedroom. The customer stated that there is a smell and wanted duct cleaning done. The system is a Lennox from 2020 with new plenums. All of the duct work is hard pipe besides pigtails from the plenums to the hard pipe. I stated if the duct cleaning does not fully resolve the issue then we can look at doing a biocide treatment on the evaporator coil. I provided pricing for cleaning all the systems and an ApcoX on the system with smells.

Performed single system heating maintenance. I checked amps, capacitor, filter, refrigerant, electrical, safeties, and cleanliness. The system is performing to manufacture specifications but I do have some recommendations. Recommendations 1. The system is beginning to have growth formations in the airhandler. It is advised to clean the growth and install a u/v light to combat the growth before it gets out of control. 2. The system has some debris in the primary pan. I fear that the system will become clogged come cooling season. I recommend adding an algae stick to treat the drain to fight against clogging.

A spring and fall VIP maintenance agreement has been added for 08–2026. Performed fall maintenance service unit is operating as it should. It is a 2021 Trane heat pump. Located in the attic has an April air 213 filter with a spare filter up in the attic for your next visit. Unit is level and draining properly did notice a buildup of debris on return ducts. Recommended a light duct cleaning as well as an ultraviolet filtration system to help keep bacteria and dust particles entering the home through the system, as well as recommended a pantry man for spring and summer months to help. Keep the drain pan draining without clogging or backing. Performed a light rinse on condenser to help. Keep dust particles from accumulating on train specific coils. Button of the unit replaced filter for departure no further recommendations at this time.

Perform system maintenance on 2021 upflow in the utility closet, unit is operating as it should at this time recommended replacing filter. Homeowner said he has some on order. Utility closet there is a 12 inch round duck going from the utility room to the garage and an 8 foot span of pipe. Quoted price for ceiling off 12 inch round duck as well as removal. Everything is working as it should at this time.

Arrived to unit not heating properly. I first ensured unit had zero error codes on the thermostat. I then proceeded to open the unit and found multiple burnt wires directly connected to the electric heat kit. I removed the heat kit and inspected it to ensure the coils were not compromised. I then proceeded to replaced a damaged contactor and repair the bad wires. Once completed I replaced the heat kit back and tested to ensure it was heating properly. The unit was pushing 98° on departure. We are scheduled to return to actually preform a maintenance visit on a different visit. I spoke with the homeowners father and he will relay the information to his son.

Arrived at client home for a single system maintenance inspection. Our client provided a new filter to be replaced today. Once replaced I proceeded to test and inspect the furnace. I tested the fire shutoff safeties and cleaned the flame sensor and pressure switch port. I also did a courtesy bubble test to make sure the gas line did not have leaks. Everything passed inspection today. I did find the entire attic to be low on insulation and brought this to our client attention. He is aware that it is low and wanted to discuss it over with his wife. We also discussed actual filter size for the filter he is purchasing. The unit is running properly and ready for remainder of winter.

System is a 2011 TRANE Hyperion heat pump. The EEV board is throwing a code for a coil sensor being out of range. I tried to bypass to see if it would run and it will not. I provided pricing to replace both sensors inside of the coil.
