Performed single system heating maintenance. Checked amps, safeties, electrical, drains, and cleanliness. System is performing to manufacture specifications. Recommendations 1. I noticed that the bulb was burnt out on the reme halo. I provided pricing to replace it.

Installed board and flame sensor and the system still wouldn’t run. I removed the parts that were installed. After further investigation, I found corrosion in the wiring harness and 2 rollouts where the reset switch wouldn’t stay in. Customer interested in replacement and paying by cash/check. Recommendations 1. Due to the amount of pets and dust content of the home, I am recommending that a Apco-x u/v light gets installed to help combat the pet dander. 2. I recommend adding a surge protector to the outdoor system to give protection over the fan motor, compressor, and various control boards inside of the outdoor system.

I am too big to access the attic space to diagnose the issue. From the information I gathered from the tenet, it does sound like the ecm control module is back. We need to return to confirm and price the repair. Tenent said she would be available again on Dec 2nd.

Upon arrival, checked out Single stage gas furnace for fall maintenance. Everything working as it should capacitor, blower motor, Inducer draft motor, all electrical components including, flame sensor, Pressure switches, checked amp draw on remaining electrical components everything operating as it should. as a courtesy Visual check on condensing unit noticed debris buildup around condensing coil notified homeowner both agreed it needs to be cleaned. as the weather is cooler in our fall and winter months, she agreed to have the condenser chemical washed before the spring added estimate as reminder.

Performed visual inspection of condensing unit and found the system off with no signs of system failure. I continued to dismantle the condenser in an attempt to find an error code on the system. The LED lights had indicated normal operation and no signs of failure. We performed a hard reset by powering down the system for 5 minutes and reset power. The unit turned back on and started to cool the house on all levels. Homeowner verified that all mini split heads were functional and cooling designated areas. I also showed the homeowner step by step how to manually reset his system in cases of emergency and to call the office if problems continue. No further issues at this time.

Came out for no cool. Upon arrival checked filters and coil on outside unit. Coil is clean, filter could be cleaned. Checked temp split and getting 43 degrees out of vent. Let customer know if issues persist to let us know but system is cooling at this time. Thank you for your time.

Came out again for popped fuse. System ran for 3 days then fuse popped again. Tested connection of wires couldn’t find any bare wires or breaks changed out fuse system now operating customer did say there are rats in the walls and while I was here heard them in wall by tstat. Rats could be cause of system failing unit is operating at this time.

Doing a thorough evaluation of the current system set up. The house is in the neighborhood of square footage over 2000 ft.² The current old system, it is a 3 ton system in the house. Doing a load calculation on the house. Total of the square footage and the lack of insulation in the attic strongly. Recommend need to improve the insulation in the attic. Needs a total of capacity 4 tons of cooling and heating heat pump. The air returns on the current system does not have enough return to be able to give the system the capacity what it needs. Need to add an air return towards the front bedroom to be able to pull the air across the house. Needs roughly a 14 inch ductwork. Filter grill will be installed at the ceiling. Will be using the existing ductwork in the house. The house is being used for a dog kennel. Strongly recommend air filters need to be replaced every two weeks to make sure to keep the system clean. AC repair. Started diagnostic at the outdoor unit after setting thermostat to cool ,,(unit still running with R22 refrigerant,,no longer made),,, visually inspected outdoor unit for debris/ dirty , notice the plunger of the contactor was pulled in , checked voltage coming to the unit, didn’t have any, proceeded to inspect the main breaker box , found main breaker tripped off, turned back on, as soon as we did it we heard a noise at the condenser,, found the compressor wires burned ( common/ run windings). We highly believe the compressor is shorted to ground,, recommended to replace the system instead of investing on a system that is on its way out ,,system is 21 years old.
