He was not trying to sell me on everything little thing that could be done, But was helpful in explaining what really was broken and needed to be fixed soon or today. A service person should always carry new air filters with them on service calls, Every systems needs them replaced. Its hard for me to get in the attic and replace a filter at 82 years of age, I would have no problem paying extra for it at time of service.

The noise is coming from the added air flow from cleaning the system. This is resulting in a slight rattle at the supply grills. I addressed the one in the bedroom to show them what was causing the noise. Customer stated they wanted to address the other themselves. I collected my dispatch for the call.

I performed a single cooling maintenance cooling maintenance on a gas system. The evaporator and condenser are from 2020 and the furnace is from 2017. I checked amps, capacitors, filter, electrical, drains, cleanliness, and safeties. The system is mechanically performing well. Due to the drains not having the best fall, I advise adding a water safety switch to the emergency drain pan to protect from water damage as much as possible. The outdoor unit does not have a surge protector protecting the outdoor electrical components. This allows us to protect the compressor from surprise electrical issues that can result in irreversible damage. Customer approved installing the surge protector, but is needing to leave soon. He wants to reach out once he knows more about his availability.

Upon arrival, I turned on the cooling cycle to observe the performance and determine where to start. The system is fully operational, but it is not cooling. I proceeded to hook up my gauges and determined the system to be low on R410a. I used an electronic leak detector on a spot that was questionable in the condenser unit. The leak is coming from the liquid line dryer. I spoke with the homeowners about options to address this issue. Customer elected to have our comfort consultant come out to provide further information about system replacement. The comfort consultant is scheduled to come out today between 5pm - 7pm. I left the outdoor unit off to prevent further damage.

Came out today for QC visit on new install. Started inside at t-stat (Trane) turned system down to check over unit. System is level all wiring is good no error codes. Getting over 20 degree temp split. Drain line is draining at this time. System is clean and operating as designed. Outside unit is level all electrical components are good and tight. All components are operating as designed. Pressures were within manufacturer specifications. Tested normal heating operation. Tested drain lines and found them to not be draining properly. Blew out drain line and checked the sink and found the sink backed up not draining. Attempted to disassemble sink to remove clog in p trap but found no such clog. The clog must be somewhere past the sink or possibly a pressure issue. Advised homeowner they would need to contact a plumber to have this addressed. System in good working order upon departure. I performed a 4 system cooling maintenance. I checked amps, capacitors, filters, electrical, drains, cleanliness, and safeties. During my thorough evaluation, I discovered a couple of issues regarding the master bedroom unit, formal unit, and the kitchen unit. The kitchen unit’s blower motor does not have any bearings left allowing it to wiggle side to side. The master bedroom unit had a clogged drain line and compromised emergency drain pan. The formal unit is having an issue with refrigerant flow. I addressed the clogged drain line, the emergency drain pan, and the formal unit. I had our comfort specialist come out and go over replacement options for the formal unit. The customer agreed on a replacement option and we agreed to replace the master bedroom emergency drain pan during the install. I collected for the work I provided today via check.

Found clogged drain line tripping float switch. Chemical cleaning of outdoor condenser coils as they are extremely dirty and matted. This will produce stress on the refrigerant cycle, and ultimately shortened lifespan of the system. Performed drainline clearing. Made sure to clear line out of condensate pump and primary drainline to condensate pump. Tested and videoed results. Drain line draining well at this time. Performed condenser chemical cleaning. Disassembled outdoor unit to better access the coils. Let chemicals sit in coils for 10 minutes and flushed with water to remove stuck on dust and debris. Tested and ensure system was functioning well upon departure.

I discovered that the ducts for bedrooms labeled #3 and #4 are kinked and need saddles. I asked the customer if he wanted all of them hung with saddles or just the ducts in question. He opted to just do the kinked ducts. Air flow balance may be needed after hanging the ducts.

Upon completion of my thorough evaluation on the downstairs system. I found that the system could benefit from having a Full system cleaning done on it. This includes duct work, evaporator coil, blower wheel cleaning, and clearing the drain lines. Filter could be upgraded to the Aprilaire 210, current filter box is a perfect fit filter box. Upon arrival, I discovered the primary drain was clogged and the pan full of water. The emergency drain does not have any fall in the drain due to design. I vacuumed the water out of the drain line and emergency pan. I pressurized the primary drain line. I joined it back with a T to make a sight pipe after the ptrap. I tested afterwards to ensure it was draining properly.

Upon arrival found the system to be in a high pressure lock out. I reset the system to clear lockout code. We found that the filter and airflow in he cabinet was causing high static pressure and needed to be changed. We ran testing to insure it was tripping due to the filter. We confirmed with the pressure of the system being normal when the filter was out and the pressure would spike when we put the filter back in. We told the client that he can move to a one in filter to help bring down the static pressure. Unit was cooling upon departure

I performed a single system cooling maintenance on a 2013 gas system. I checked amps, capacitors, filter, electrical, cleanliness, and safeties. I discovered what appears to be oil stuck in the blower wheel. This indicates that the motor is actively losing its oil and will fail soon. The capacitor for the blower is beginning to read low and may fail soon. The indoor unit does not have surge protection, and the service disconnect has melted spot on the copper blades. I was unable to get a price for the blower motor during the time of service due to it being after 5pm. We will need to price replacing the blower motor tomorrow. Customer declined other options during the time of service.

They are both draining properly at the time of inspection. I changed the filter for the downstairs unit. 20x25x4 Aprilaire 210. Filter for the upstairs unit size is a 20x25x1 inside the ceiling. I proceeded outside to test all electrical components on both systems. All tested within manufacturer specifications on the downstairs system. The upstairs unit could benefit from having an electrical rebuild done on it. The max start up amps are exceeding the limit over 100 and manufacturer rating is at 79 amps.
