A service person should always carry new air filters with them on service calls, Every systems needs them replaced. Its hard for me to get in the attic and replace a filter at 82 years of age, I would have no problem paying extra for it at time of service.

Performed 2 system heating maintenance. Checked amps, capacitors, filter, cleanliness, safeties, drains, and electrical. Systems are performing to manufacture specifications. Recommendations 1. Adding blow out valves to the d/s system to be able to clear drains and isolate the hvac from the hot water heater. 2. I noticed a duct that was becoming restricted. Recommend re hanging the duct to remove the restriction.

When arrived. Homeowner mentioned over the summertime. They’ve had an extremely high and excessive electric bill and asked if I could take a look to see maybe why. Performing my maintenance on the downstairs unit. Everything is working as it should not overdrawing amps on fan motor and draft motor unit is operating as it should taking a look at the outdoor condensing unit noticed the light layer of debris on the condensing coil that coil off with water check for amps and capacitor, everything within operating specs. and running as it should. Noticed upstairs condensing unit next to downstairs unit. I took a look at the coils only and noticed a full coated layer of debris and buildup around outdoor condensing coil causing the fan motor and compressor and unbelievable amount of stress. Due to minimal airflow across condensing coil, causing a catastrophic failure to the condensing unit if not, the entire system. If not maintained soon. Recommend a chemical wash And capacitor replacement

Blower motor cleaning 1. Cleaning all the blower motor and squirrel cage to remove all debris. Settlement trap 1. Build black gas pipe coming off the gas valve inside the furnace. 2. Black pipe will come out of the system and with a T to they will have a connection for settlement trap. 3. Flexible gas line will be replaced as well. 4. Will test run the gas furnace to make sure everything is functionality. Flu Pipe Rebuild 1. Remove the old pipe inside the attic and all the way to the top of the roof. 2. Install new flute pipe. Coming off the gas furnace with 90s and pipe going all the way through the attic past roof 3 feet above the roof line. 3. On the roof will seal all the penetrations around the roof with roofing material to make sure no roof leaks around the flue pipe. 4. Will test run gas furnace to make sure everything is functionality. Providing a customer a bundle package of savings of $352

Recommendations 1. Systems do not have u/v lights inside of the blower compartment. This is going to result in growth to begin to build in the airhandler causing a huge reduction in air quality. 2. Per the air advice, the air contains high particulates. This is a sign that the ducts are in need of cleaning. 3. One of the outdoor units does not have a hard start kit resulting in a higher starting amp reading. Recommend adding to reduce stress on the compressor in the attempt to prolong its life as long as possible. 4. Outdoor units have some compact dirt on the backsides of the systems. This causes the outdoor system to work harder to provide heating and cooling because it can not breathe effectively.

Concern - I am concerned about the vines that have entered the condenser. This can cause damage to the outdoor coil and cause a refrigerant leak. 2. Concern- the blower motors have dust build up. This causes the motor to have to work harder to do its job. This will reduce the efficiency and life expectancy of the motor itself. 3. Suggestion- I suggest adding a gallon of our condensation treatment mixture to ensure the drain is clear when cooling season cycles back around.

Concern- flue pipe for the d/s system is leaking through multiple joints. Recommend replacing roof cap and flue pipe. 2. Concern - blower motor has a bit of build up on the blower wheel. This adds stress to the motor. This reduces efficiency and can reduce the life span of the motor. 3. Suggestion- I suggest adding a primary drain float switch to detect a clog before it makes it to the emergency pan. Consistent water going into the emergency pan will cause it to rust out.

10/11/24 Installed inverter board and energized system. The control board next to the inverter board that has the power inputs began to spark. This board also needs to be replaced. Jay requested an estimate for replacement. Point of contact stated the drain was clogged. Blew primary drain and secondary line with 150psi of nitrogen. Also, I did a complimentary chemical flush. System is draining properly. Minimal pictures were taken due to access and physical demand to hold the nitrogen tank on top of a ladder.

Performed visual and operational inspection of the sales office located on the southwest corner of building. I found the thermostats for the multi head mini split black due to the power being secure on the roof. I turned on the circuit breaker and smoke started pouring out of the condenser. Upon further inspection, I found the inverter board was burning causing the smoke. The inverter board is in need of replacement to continue further diagnosis of the system. The customer is also wanting a quote of utilizing the HVAC unit in the bay to substitute cooling for the mini split in the sales office. This would involve running new ductwork and returns to the office area. I must consult with Jesse to properly draw out the project as well as costs.

The customer states they have a leak dripping outside the home, She states the foundation is wet, The ground Is wet and they have had plumbers out 2 times, No slab leak and no fresh water leak. The customer found a drip outside by the outdoor unit, not the condensate drain line.
