Came out today for 1 system maintenance. Upon arrival started by checked heating sequence to verify proper heating sequence. All components are operating as designed safeties are operating properly at this time. Evap coil is clean but has rust forming on it. Ducts are a combination of flex metal and grey back and ducts need to be cleaned and some of the ducts are damaged recommend duct replacement. Outside unit is from 1998 and R22 recommend replacing system due to age and type of refrigerant. System is operating in heating and cooling at this time. Customer approved pan treatment and blow kit. AC repair in carrolton. Performed no AC on 1 2011 Trane Straight Cool Split System. Found system to be undercharged and leaking out of evaporator coil. Due to age of system and scarcity of evaporator coil, would highly recommend replacing air handler.

Replaced thermostat under a part only warranty. Performed fall inspection on two systems. First unit downstairs gas furnace Trane. Check the electrical components amps on furnace. Found return short on return air. Also found one flex return duct by fireplace insulation coming off and ducts going to wall returns leaking at ceiling were duct connects. Recommend cleaning on system but not before returns are corrected so it doesn’t pull dirt from attic into system. Upstairs unit heat pump checked electrical components and Freon levels. Washed out condensing coil. Capacitor for compressor and condenser fan motor duel run still within six percent range. Disconnect for air handler was not installed with unit when it was installed.

Ran water down evaporator drain is clear at this time. Sink drain backing up. Customers calling a plumber. Sealed boot for vent above kitchen refrigerator. Will need to check airflow during heating maintenance of system. Unit is on and running at this time

Cleaned out dryer vent. Included before picture and after video leading outside(no clogs)(no restrictions). 7-16-2020 Informed mrs. Tuttle of restricted laundry room exhaust duct noticed from attic. Lessened restriction, but not like new as metal was severely bent (before picture included).

Found Restriction In txv on evaporator coil. Will email estimate for replacement evaporator coil and TXV. Will also email estimate for replacement of entire air handler

Found fuse blown for control board, checked control wiring and found no issues. Replaced fuse, tested equipment. System ran 35-40 minutes until thermostat was satisfied. No further issues.

Performed a three system cooling inspection. Ran water down evaporator drain line verified they’re clear at this time. Washed out condensing coils with water. Checked electrical components on condensing unit in blower assembly. Units are cooling and operational at this time.
