Performed a 1 system spring maintenance ( heat pump). Tasks performed. 1. Visually inspected condenser coil for debris/ dirty. 2. Inspected condenser fan motor. 3. Inspected condenser fan blades. 4. Inspected/ cleaned wiring connections. 5. Tested compressor/ condenser fan motor capacitor,,, recommended a hard start kit to extend the compressor’s life. 6. Checked refrigerant pressures. 7. Checked compressor amp draw. 8. Checked condenser fan motor amp draw. 9. Inspected / replaced return filter. 10. Inspected return plenum for debris/ dirty,,,return plenum is very dusty , recommended a duct cleaning. 11. Inspected evaporator coil. 12. Inspected blower motor/ blower wheel,,,both are dirty, highly recommended a blower cleaning. 13. Checked blower amp draw. 14. Measured temperature differential . 15. Inspected drain lines. 16. Washed condenser unit. Unit is cooling properly, found no issues at this time. Will send estimates for recommendations.

We arrived at the Duda home for a cooling maintenance inspection and to finish the thermostat wire installation from a previous visit. We first completed the wire installation on the outdoor unit and ensure every Was sealed and secure. We tied the old thermostat wire back to avoid confusion and any issues. Once completed we proceeded to test and inspect the cooling of the system. Everything was testing perfectly within manufacture specifications and passed today’s inspection. We did also replace the air filter for our client and preformed a rinse of the outdoor condenser coils. The only thing we would suggest/recommend is a surge protector to help protect the electrical components of the new unit. We reset the thermostat back to arrival settings.

Performed single system cooling maintenance. Checked amps, capacitor, filter, drains, electrical, refrigerant, and cleanliness. The system appears to be cooling fine, but it may be having a TXV issue. I discussed the possible issue with the customer but it seems to be cooling fine as of right now. We discussed the rust in the emergency drain pan and oxidation of the evaporator coil. The customer approved replacement of the emergency pan and performing a no rinse cleaning on the evaporator coil.

Per customer's request, rewired the thermostat wire at the heat pump and air handler. We performed and operational inspection of HVAC unit and it ran without any issues. The customer's unit will heat and cool residence and running according to manufacturer's specs.

Found that I was having a voltage drop on R to the outside. I swapped the wire and restored the power to the outdoor but the defrost board is flashing the green LED in a weird way. The defrost board will not pass power to the contactor when all voltage to be on is there. System needs a new thermostat wire and defrost board. Jesse said the defrost board is fully covered and that he will price the new thermostat wire.

Performed a visual inspection of mini split system in the kitchen and noticed visible water damage to the mantle and water stains on wooden beam underneath unit. I turned the system on and after 60 seconds of run time, a stream of water started pouring out of the unit. We proceeded to check the drain line and noticed there was very little condensation coming out of the drain line to the french pit on the exterior of the home. We proceeded to use a shop vac on the drain line and was able to clear the lines from the outside of the home. We continued to monitor the unit running for another 45 minutes without issue. I spoke with the homeowner and informed him that the cause of the problem was a clogged drain line and not a mechanical an install issue. I also physically showed him how to clear the drain line using a shop vac at the drain line outside of the home. I informed him that clearing the drain lines every 2 months may be necessary to prevent further damage to infrastructure. No furt

Came out today for 1 system maintenance. Upon arrival started by checking all heating components. Customer approved replacement of pan treatment. Changed out cap that was paid for last visit. All components are operating at this time in heating and cooling. Thank you for your time.

Upon arrival in speaking to Jesse, I found that the low-voltage wire for Y1 at the condenser had failed. I replaced the wire with the green wire at the condenser and the relay board is functioning properly at this time.
