A service person should always carry new air filters with them on service calls, Every systems needs them replaced. Its hard for me to get in the attic and replace a filter at 82 years of age, I would have no problem paying extra for it at time of service.

Customer stated that the unit wasn’t cooling,, that there was water leaking inside the store next to a return vent. We noticed return filters are extremely dirty, (3), proceeded to inspect the outdoor unit ( package)up on the roof, found the blower running but not the compressor or condenser fan motor,,, checked call for cooling,didn’t have any, found thermostat set to heat and blower on,,, set thermostat to cool, unit started right away, we checked blower/ compressor/ condenser fan motor amp draw, tested OK, checked refrigerant pressures, tested ok as well,,,main drain pan was dried, main drain line was cleared. We measured temperature differential, had 20 degrees split differential, we didn’t notice any damage up on the roof around the unit that might have caused the water leak, we highly believe that the unit might’ve froze up due to extremely dirty filters and wasn’t breathing properly. We also noticed both 3 pole contactor are buzzing which it’s not normal, we recommend to replace

Homeowner stated that the downstairs unit is not cooling,,that we were here several times and the unit still not working properly. We found the unit tripped on L7 code ,, ( high pressure), noticed the unit was extremely dirty, we washed it today, started unit up again, code disappeared, 06 came up, ( open circuit), called technical support,, was told to check on the run capacitor,, capacitor is rated 35/5 mfd ,, was reading 5/4.9 mfd,, replaced it today,, tested the system again, unit came on normally, measured temperature differential, had 21 degrees split differential, found no more issues/ concerns at this time, homeowner is aware that the upstairs unit also needs to be washed (condenser), we just washed them on previous visit but they need to be clean again,.

We arrived at our clients home for a 2 system cooling maintenance inspection. Our client did not have filters for us to replace today. We began outside by testing both condenser units. All of the electrical components tested within range today. The downstairs unit Freon pressures were a little low. When we proceeded inside to inspect the attic equipment we found that the blower motors are had been leaking oil and subsequently causing the Freon pressure to be low because the air is not being pushed across the coils adequately. The upstairs unit Freon pressures are also low. This unit is much older and uses the old R22 Freon in it. When inspecting the indoor equipment we did also inspect the indoor coil for the upstairs equipment and there is evidence that there is a small leak present in the system. We presented all of our findings to our client and he elected to replace the indoor blower motor for the downstairs system today. This will allow the system to operate for a little bit l

Arrived to unit downstairs, not cooling properly. Client stated it would can continuously run and not meet thermostat set point. I proceeded outside and verified. The outdoor unit was on and running. I connected my gauges and found the unit to be very low on Freon. I explained our options to our client and confirm that the equipment was still under parts warranty until 2027. Our client had previously purchased a labor warranty in 2023, which does cover the labor for the evaporator coil replacement. Trane has the part ordered and will be delivered Wednesday. Our client also elected to add a hard start kit to the compressor to help keep it healthy and operating within manufacture specifications. I did install the heart kit today. Our client did decline maintenance at this time also. $200 deposit collected. Coil eta is 5/21/2025. Will schedule repair after coil arrives.

Performed 2 system cooling maintenance. I checked amps, capacitor, drains, electrical, refrigerant temperature, temperature differential, cleanliness, and rinsed the outdoor units. The systems are performing well with 2 things that need to be addressed. The downstairs unit’s blower wheel has some build up present. This causes the motor to work overtime and can cause premature failures. The downstairs capacitor associated with starting the compressor is reading extremely weak. I performed the check during operation. It read 24/40. This is dangerously low and will likely fail this summer. 40 + 5 MFD DUAL CAPACITOR SIMILAR TO A BATTERY, CAPACITORS HELP START MOTORS BY STORING CURRENT. A DAMAGED CAPACITOR CAN DAMAGE THE MOTOR IF NOT SERVICED. REGULAR MAINTENANCE IS ENCOURAGED.

Homeowner stated that the unit is not cooling,, that it was set to cool but it’s blowing hot air. After setting thermostat to cool we proceeded to inspect the outdoor unit ,, found a bent condenser fan motor blades,, seems that some debris felt inside causing the damage, condenser fan motor was extremely hot to the touch, we recommended to replace both because we don’t know how long the motor would last due to overheating ,, managed to get the unit up and running for now, blades are unbalanced. Upon arrival, we found the outdoor unit not communicating with the rest of the system. We contacted tech support and determined that the outbid control board is not producing its own voltage. We will need to order an outdoor control board under parts and labor warranty. This is the downstairs unit.

Upon arrival, I found that the blow out valve was shut off. The initial call was due to water dripping out the secondary drain outside. I opened the blow out valve and the water drained. I called in to the office and it was decided for me to perform the cooling maintenance. I checked amps, capacitors, drains, electrical, refrigerant, refrigerant temperature, and cleanliness. I noticed that the upstairs unit has some build up on the bottom side of the evaporator coil and that growth is present in the airhandler. I provided pricing to address these issues. We will need to return to address an issue with the downstairs unit. The system appears to have none condensables present in the system. I performed a series of tests to determine this. I pumped the unit down and allowed it to sit testing if the refrigerant blend was separated. Also, I added 2 pounds of refrigerant to see if it made a difference. Arrived for a 2 system cooling maintenance Inspection. Our clients voiced concerns about heat rising into the upstairs zone. I first did a visual inspection of the zone board and motors to ensure they did not have any type of damage. I then proceeded outside to wash and rinse both condenser coils. Once cleaned I tested and checked the electrical components and found everything to be working properly. I then went back inside and started testing the zone damper motors to ensure proper function. Both are operating properly. I did also check and test the blower motors for both attic units. For the upstairs zone I did make a slight airflow adjustment by restricting one of the air vents and also by setting the thermostat into auto. That way if and when the temperature set point are passed the unit can operate within the set 2 temp temperatures. Either to heat or cool and keep the space comfortable. Performed single system heating maintenance. The system is a straight electric fur-down split system. I checked amps, filter, electrical, and safeties. The system is heating to manufacture specifications. Recommendations 1. I noticed the power slightly flickering in the bathroom where the unit is located. I am concerned that a brown out may damage the components/electrical of the inside and outside unit. I recommend that we install some surge protection to try and protect the major components and other electrical. 2. The outdoor capacitor is beginning to read low 41/45. Since it may be a while before we return. I recommend that the concern be addressed during the heating visit to be proactive.
