Performed single system cooling maintenance. I checked amps, filter, electrical, drains, cleanliness, refrigerant temperature, and temperature differential. The system is performing inside of manufacture specifications. I noticed that the outdoor coil is oxidizing. To improve efficiency and temperature transfer, I recommend a chemical cleaning to remove oxidation. I provided price for a bottle of total-c and spoke about the benefit. Customer decided not to perform the biocide treatment and went with a general no rinse cleaning. I performed the cleaning today. I collected for the renewal and the cleaning.

The agent and buyer met me at the home and we briefly went over the inspection report. The inspector was unable to turn on the heating and cooling of the outdoor heat pump. Therefore I began to diagnose the unit and look for the issue. I first checked and verified the unit was sending proper power. Once I confirmed the unit was sending power I found the unit to be in a lockout on the compressor. I connected my gauges and found the system to be completely empty. The outdoor heat pump holds an outdated refrigerant that does not match the indoor air handler unit properly. Both types of refrigerant are currently being faced out and a full system replacement is recommended, one that matches equipment and refrigerant and brings everything up to code.

Upon arrival, I found that the indoor unit did not have power at the control board in the airhandler. I had power at the thermostat. I opened the airhandler and inspected the wiring and found a bad connection at one of the plugs. I secured the plug and regained power at the airhandler control board. I put the unit through testing to ensure the system was fully operational.

I arrived at our clients home for a heat maintenance inspection. Our client had recently replaced his filter and did not need it changed today. I began by first cleaning the flame sensor, pressure switch port and furnace cabinet. I then proceeded to test the inducer and blower motor amps. Both motors are testing over manufacture limit. Also the capacitor for the blower motor is below manufacture specifications. It is like a battery and currently still working but I can not estimate for how long. I showed this to our client and we discussed options for cleaning and replacing the failed capacitor as well as replacement options. I will send over an estimate to at least clean the motor and replace the failed capacitor. As a courtesy today I did also inspect the heat exchanger for cracks or holes and found none. The heat exchanger does have superficial rust and the flames are not properly being ignited which I also showed our client in video. I recommend a CO2 detector in the closet spac

I found the drain line plugged at the entry from the primary pan and full of some kind of goop. I cleared the drain and recommend an evaporator cleaning.
