Found the fan set to on with the cycle set to off. This caused the blower to run continuously. I switched the fan to auto and the fan shut off. Cycled the system a couple of times and it shut off normally. I checked the refrigerant pressures and determined the system has a liquid line restriction due to it having low suction pressure, slightly low liquid pressure, high superheat, and high sub cooling. I priced to pump the system down and replace the liquid line drier, purge the line set with nitrogen, check the piston, pressure test, and vacuum the refrigerant lines.

We are not within price range that customer is comfortable with. System has 15 supplies and 2 returns. Blower is dirty and needs cleaning. Customer asked about leveling outdoor system and was not interested in the range I gave her.

Fall PM- Checked: blower motor and wheel, electrical wiring and connections, limit switches and safety controls, airflow, filters, temperature rise, thermostat, amp draws, capacitor, gas line and connections, (no gas leaks), gas flow, burners, orifices, ignitor, heat exchangers, and flame quality. The flame sensor was cleaned.

Found d/s unit to have a failed 80/5 mfd capacitor, put on turbo to get unit running only to find unit low on refrigerant. Customer asked for quotes to replace both units, did not want to leave capacitor on unit. Gave multiple quotes for customer to consider.

Performed service check and found outdoor unit leaking refrigerant from coil ( non-repairable), coil would take 6-12 weeks to be delivered. Client is thinking about replacing outdoor unit. Wants to talk with wife before continuing.

Cooling AC system repair Performed inspection on heating and cooling. Washed out condensing coil with water. Checked electrical components. Found electrical heat kit working. Blower capacitor is good at this time. 45/5 capacitor on condensing unit was faulty and replaced. Checked Freon levels. Install Armor flex on suction line.Unit is operational and working at this time it is cooling and heating.

Found burnt wire from capacitor common to contactor, replaced wire and checked operation of unit. No other mechanical failures found at this time. Unit is very old and in poor condition due to lack of regular maintenance. Recommended upgrading to new, more efficient equipment and VIP service agreement. Quotes included with invoice.

Cooling AC system maintenance Found ants in contactor, not allowing line voltage to unit. Blew ants out with high pressure air and confirmed operation. Tenant made aware of lack of float switch protection on unit.

Confirmed Return and supply account. 11 Supply and one return. The Bohn approved duct cleaning and checking a few things on the system. Emailing estimates for VIP UV light float switch and coil clean. Mr. Bohn currently most interested in quail clean. Clean in place will need to plastic drip pans to assist and clean repair.

Pull and clean evaporator coil to keep system from freezing up. This does not include refrigerant charges if outdoor unit cannot be pumped down. Replace all burn conatactors to prevent future break downs Install drainline to keep water from rusting outdoor unit further. Installed Float switches. Sealed up D/S unit ductwork with mastic. Tested equipment. No further issues.
