No cool on front system. System was locked out again. Reset breaker and showed the kitchen people which one it was. System came on and started cooling. Checked amp draw on compressors and condenser fan motors. All are operating correctly and within manufacturers limits. Contactor for main compressor is buzzing loudly, this can cause it to fail prematurely. This is not causing the issue with the unit locking out though. Advised customer to look into the power supplying the building and unit for possible issues. Fluctuations in power can cause the unit to shut down. The system is cooling properly at this time.

Upon arrival, I found the unit in a critical lockout on Compressor 2 proving. I performed a reboot of the system. After time delays, the system came on and began cooling again with no further issues. I emailed the payment link for the dispatch.

Arrived to home and found system to not be cooling. Started diagnose on the outside condenser. Tested Contactor: Good Tested Capacitor: failed Replaced capacitor under p&l and system started up and started cooling. Tested control board: Good System is running and cooling to manufacturer specification.

Preformed 2 system maintenance on RTUs and checked exhaust belts. We tested all electrical components. All tested within manufacturer specifications. We changed all the filters for client. We found that RTU 1 and RTU 2 that the fresh air dampers are not working/installed. They have all the parts there for it to be installed. We also found all the exhaust belts need to be changed. We also found that on RTU 2 (kitchen) the second stage cooling was not firing on. We did jump the stage and it fired on. This can be caused by either a thermostat programming issue or bad thermostat. Units were cooling upon departure.

Educated client on how to make sure the thermostat is holding the current set point the client want it at. All electrical connections were tight and in good condition. Tested and treated drain line to ensure no clogs were present. Temperature across the indoor coil was at 52 supply temp and 73 return air temperature. Refrigerant pressure were within manufacturer specifications range. All electrical on the out door unit was tested and all tested within manufacturer specifications. System does not have surge protection. Unit was in good working condition and cooling upon departure.

Warranty call to replace thermostat that got hit with a power surge that caused it to be reading the wrong outdoor temperature and will keep the unit running after meeting set temperature. After replacing the thermostat and programming it the system was reading the proper temperatures and was working with the wireless sensor that is in the living room. Also discussed about adding surge protection to the full system to prevent this issue from happening again, wife will talk to her husband about it. The system has 10 year parts and labor warranty.

Courtesy check for ongoing airflow problems on a 2 stage gas system. Upon arrival the customer gave me a tour her house and informed me which rooms where the problems. Also stated that a vent was added to the master bedroom. While at the thermostat I noticed that there was an alert about the sensor they have set up in the living room was out of batteries. Customer will change the batteries on her own time. During my walk around I drew the house floor plan with the vents, I checked airflow and found the whole house to be out of balanced. I went up to the attic and drew the ductwork and figured out which rooms share ductwork. After getting my initial readings I showed the customer and came up with a game plan on how to properly attack the situation with the current ductwork we have. Once I adjusted the dampers up in the attic I checked air flow around the house and the areas that were a concern to the customer got better. The two rooms being both children’s bedrooms in the hallway. I adjusted dampers to see if that would help balance out the hot room and cold room. Arrived at our clients home for the outdoor unit, not turning on. I proceeded into the attic and verify that the And running. I then proceeded outside and found a failed capacitor. The contractor also had visual damage. I shared my findings with Mr. Bruce and he elected to replace the capacitor and contactor which would allow me to further test the system. Once I had replaced the two components, I attempted to turn on the unit and heard an audible buzzing sound coming from the compressor. The compressor motor was not coming on and I did some further diagnostics. I found the compressor winding from common to run to be open and not communicating. Contacted homeowner, she asked us to park in the back alley by the garage. Client met us at the garage door. She showed us the dirty supply grill. Upon further investigation we noticed there was not any dampers to balance the airflow to that supply. We provided the client with our findings and provided estimate to reconstruct the duct run and new supply grill. Supply grill is 16”x8” (3 way). We arrived to our clients home for the master bedroom unit not cooling properly. On the Ecobee thermostat they had alerts from 6/13 that the unit was unable to cool. We immediately proceeded outside and diagnosed a failed capacitor and a contactor that was reading outside manufacture specifications. While we were at the home we also tested and inspected the other 2 units. We found that all 3 outdoor units had contactor reading at or over manufacture specifications and the upstairs thermostat had a capacitor that was also near failure. We also found that the main downstairs unit and master bedroom unit had rodents chewing at the thermostat wire. Leaving the wire exposed and compromised. We showed all of our findings to our client and discussed different options to repairs the issues. They elected to repair everything today. Once the repairs were completed we also preformed the maintenance by disassembling the outdoor coils and rinsing them from the hair and debris that had collected.
