System was throwing multiple codes. One for a faulty suction sensor, one that the compressor was not pumping, and no super heat in cooling cycle but I was checking in heating. It appears the sensor was causing the system clamp down the EEV. This would make the EEV act incorrectly making the system trip on low pressure. We will need to order liquid and suction temp sensors and return. System is under P&L. System is currently heating after some minor fixes I did but I do not know how long it will last.
Reformed two system maintenance noticed filters were dirty. Quoted price to replace. Adjusted Dempers for upstairs front right bedroom. H/O hold complain that it was too cold in the winter and too warm in the summer. I made a slight adjustment to dampeners where the plenum and duct callers meet. H/O declined offer state she had some on order. check Amro on fan motor and heat strips everything working properly no other recommendations at this time.
Performed single system heating maintenance. Checked amps, filter, refrigerant, electrical, cleanliness, and drains. System is performing mostly within manufacture specifications. Recommendations 1. System beginning to grow growth within the airhandler. If left unaddressed, it will take over and become extremely hard to get it back under control. 2. During compressor start up, the system pulls 133amps. It is rated to pull 104amps. This will reduce the life span of the compressor and cause it to fail prematurely. I recommend adding a hard start kit to bring the starting amps back within data tag specs.
Preformed 2 system maintenance. Both units located in the attic. First system is a 2014 4.5 ton Goodman heat pump. good filters properly changed. Correctamp draws at fan motor and heat strips. Only recommendation at this time is replacing the emergency drain pan. Athough not rusted all the way through. Could potentially lead to leaking condensation into the attic leaking and coming through the ceiling. Second system is a 2024 3 ton Trane heat pump. Good filters as well recently changed. proper voltage coming off of heat strips fan motor and outdoor unit unit is level and running as it should all ductwork hung properly for maximum airflow. No recommendations at this time.
Performed regular fall service maintenance unit within perimeter specs operating as it should all safety equipment is functioning like it should. Nearest a light buildup of debris starting to accumulate inside return Plenum. Building estimate for adding a UV light to help combat any further. Dustin debris getting into the system..
Found 45/5 capacitor reading 18/45 on the compressor side. Replaced and checked pressures. System is performing to manufacture specifications.
Came out for a 1 system maintenance. Upon arrival started with indoor unit. Checked all electrical components on variable speed system. All heating elements are operating as designed. The trane cleaneffect filter is not working as designed, once system kicks on the green line is supposed to start flashing after a short delay light does not start flashing indicating that blower is running. And customer states that the filter has never worked or gotten dirty in times that it’s been in system. All other components are operating as designed. Thank you for your time.
Came out for 2 system maintenance. Upon arrival started with indoor units. To verify proper heating sequence. All safeties and heating elements are operating as designed. Blower wheels has build up recommend pull and clean. No blow out kits on systems recommend adding to drain lines. Customer stated they had concerns with allergies so recommended adding uv lights to clean air in home. All components are operating as designed. Thank you for your time.
Came out for 1 system maintenance. System is a heat pump Upon arrival started by turning on heat to verify proper sequence of operation. Checked all electrical components no signs of burn marks. Evap coil is clean blower housing has more growth then since previous visit, recommend adding uv light to kill growth and prevent more growth from forming. On outside unit recommend adding hard start kit to help with efficiency and longevity of system. Thank you for your time.
Performed single system heating maintenance. Checked amps, capacitor, filter, refrigerant, cleanliness, electrical, heat strips, drains, defrost, and safeties. System is heating to manufacture specifications. Suggestions and concerns 1. System is forming growth inside of the airhandler. I highly recommend adding a u/v light to neutralize and combat the growth. 2. Outdoor unit is pulling over the rated amount of Amos during start up. This wears down the compressor and will make it fail by locking up. 3. Outdoor capacitor’s charge on the compressor side is becoming low. Recommend replacement because I believe it will fail before next visit.
